Depending on individuals, some ppl like the "horizontal frontage", your zero lot looks very grand and spacious when u have visitors coming in, the concept is like sri primoor by Sime Darby.
Instead of you call it front and back of your house, you can call it West Wing and East Wing... |

QUOTE(TheOwl @ Apr 26 2013, 07:45 PM) People are just pantang/superstitious but having a hospital nearby where you stay is convenient esp if you get admitted or your wife delivers. Lakeclub park home is at Rawang Old Town. Not at anggun sideIs this LakeClub Parkhomes project the one behind the Mobil petrol station across the road from Aeon, the project that is next door to Anggun City? |

QUOTE(37 Exposures @ Apr 26 2013, 05:55 PM) Actually many people don't like to stay nearby hospital In the contrary, one of my best investment is next to Hospital. I guess Anggun will change their plan as this RSHSB enough to serve the population around this area. i.e. Perdana Resdence 2, which just next to Selayang Hospital |

I m sceptical about Rawang at first, like many, linked it to the Bkt Beruntung.
After my few visits and studies. The new township (left hand side from the T junction), especially Anggun/ Emerald site catch my attention. Amenities, malls, schools, and closed vicinity by NSE to Dsara/ Duta toll. I always believe that : Opportunities are for those who have done their homework. |

QUOTE(TheOwl @ Apr 28 2013, 07:10 PM) You so spot on,Bro. My investment is worth 2.4 times now. That's a 140% jump. Modest but not bad. I have two more investments in the vicinity, one of which has increased by 3 times which works out to 200% and another by 3.6 times which works out to 260% respectively. The 140% jump was achieved in 10 years = 14% a year rise which isn't bad for a backwater place like Rawang which nobody wanted 25-30 years ago. I took the bold decision bcs like Masbruno said it's my money so if I had made the wrong decision I only had myself to curse but all 3 investments were good. One investment went up slowly but steadily at 9.5% p.a. and the other at 13% p.a. so I really can't complain. Even today,it is not too late to invest in Rawang. After deducting bank interests you'll still make. The owl, as requested by bro 37, pls keep low profile for all your gain.... |

QUOTE(Cici_321 @ Apr 30 2013, 12:35 PM) I don't think Emerald West/East are that ULU.Emerald is a 10 years township already, first launch in 2004, and VPed in 2006, first 18x65" double storey linked house sold at 170K and now the same worth around 450K, non GnG, just a simple house. Emerald East is fully developed and now the development spread to Emerald West which at better location. |

QUOTE(Cici_321 @ Apr 30 2013, 12:33 PM) but compare with 10 years ago when my family first booking for Valencia,Sungai Buluh; though its also looks like Big Forest but distance not far from Kepong; 37exposure taikor will be happy if many ppl think that Rawang will take at least 10 years to mature, so that less competitions for his uncle/unties to grasp a unit in this part of Rawang. keke...For Rawang Area...still need more time to be matured...... Joke aside, I think Rawang is not for everyone with the price tag of below RM500K, u can only get an apartment in Urban area. If u have lower budget and want a landed GnG Rawang offer good opportunity, and it is not to far from Dsara/Jln Duta. |

QUOTE(zenix @ Apr 30 2013, 10:37 PM) So good for investment but not so good for staying because of the daily jam in/out? In spite of road widening in front of the toll side. I am looking at the bungalow land lots for sale. Are they too disconnected from the semi d and Terrance houses? LATAR is in the making, these would smoothen & improve the traffic. |

QUOTE(jason_chee @ Aug 18 2013, 03:41 PM) yes, the private hospital in rawang town is almost done. i think finalizing and touch up only. AM Bank in BCH has expanded from 1 single lot in year 96 to corner lot now. i'm anticipating anggun city. it will booom up. The zero lot won't launch so soon, maybe guocoland want to avoid competition with Anggun3, hong bee and hong leong are good business partners.btw, flyover is almost done. now rarely jam after working hours cos the flyover is partially open and contra flow is activated. but the road from Toll to BTP should be expanded asap. i could feel the jam during the weekend from Petronas into Anggun traffic light junction. on top of that, lots of CUT Q. AEON anggun is full during the weekend. i guess the McDonald, Starbucks and TGV does make a difference. KE benefited from all this. The lake and 9-hole golf course a bit turning off for me. Hopefully something can be done to make it like... DPC concept. |

QUOTE(37 Exposures @ Oct 9 2013, 12:08 AM) cheahcw2003, what you mean by front L shape open? Both layout quite similar, main different is in 2nd flr..Agree, superb layout!! Just attach here the Type C of Emerald Garden, as can be seen from the layout, the right hand side labelled as "landscape", u can plant a Christmas tree or any plant right up to the 3rd floor. The daylight can go thru the staircase area and make the whole house bright. ![]() For 2 storey Type B, the airwell that labelled as Void in the 1st floor, give the natural light to the family area and Bedroom 4. This type of design is brilliant. Link house with 26" width only can have the luxury of having the L Shape open area, without causing the link house looks cram. ![]() |
