Chowdersoup,

Thank you so much for the link. I read the whole thing and I've always believed that we should live life the way we choose. If we listen to popular culture, our relatives and the media we will end up like the good doctor. The road to hell is paved with good intentions. I listened on YouTube to a black American Muslim preacher who speaks very well and he warns that those in show business are going the way of death etc. Just look at Elvis and Michael Jackson, just to name two.

Once people make money their God they will become morally bankrupt in the end and then moral degradation and death follow (sometimes it's not physical death but spiritual). The story of the porn couple Alvin Tan Jye yee and Vivian Lee is exactly this. They are morally so bankrupt they feel proud and absolutely without shame to do what they did. It could be a result of some mental illness too or they could be misguided youth but the fact the young man was going on and on about making lots and lots of money and becoming famous (infamous in his case) makes me conclude that both of them are morally bankrupt.

It's such a waste when a young man of such high intelligence (he writes quite well too if we ignore all the expletives) indulges in disgusting activities and have no qualms nor integrity. What is the use of millions when one's soul is lost? To me,he's the most dangerous young person any child or girl could come into contact with. Such people are sick and should get treatment fast. Of course, there are people who think it's tragic that we can wage war in public but must make love in private LOL. Well,if we can all have sex freely in public we would all end up like animals so why then did religion say we are placed over the animals,to master over them?

Society has arrived at such a level today that if we do not stop to take stock of our rat race situation we might end up like the goat which keeps grazing, never ever looking up and eventually falls over the cliff to an agonizing death! I do not expect everybody on this forum to agree with me but those who have gone through life and observed all the nonsense of the rat race will definitely agree with me. Perhaps those who have not arrived will not agree. However, many people have their lives cut short by stress before they could arrive. One man's arrival should not be the same as another's and should not be dictated by popular media but should be purely based on his own judgement and comfort level to decide when he has arrived. I've decided I've arrived so I do not want to struggle and strive any more. Happiness is to be satisfied with what we have and to be with people we love and do the things we love doing before it's all too late.

Would anybody know what bank will be opening a branch at Anggun City? Could it be Maybank? Am bank was the first to come to this area,at BCH and I'm sure they must have made a neat bundle or why are they still around? I heard they are moving to bigger premises at BCH as the owner told me he had rented out two shop lots to the bank. They paid the rental 5 years upfront! Lower rental but imagine what he could do with the money. Told me he was building a food court at BCH.

I think more than one bank will be opening at Anggun and Emerald West in the future. What do you all think?

Don't worry. For any delay after 2 years they must pay compensation.

Yes,they are legally bound to pay. They can't cheat. They have no desire to cheat either bcs it's all in the S&P. Check yours.

In early 2005 Hong Bee paid me nearly RM20k for a very early phase which was delayed for a year plus.

Added on November 14, 2012, 11:05 pmForgot. This compensation became law prior to year 2000. I can't remember but you can do some research online about late handing over of VP and compensation. Before that there was no compensation so consumers suffered.

Jason,

It's simply corruption and tidakapa attitude. Everywhere it's the same story. The rainy season is here but they do a cincai patchup job. Do lah properly. No need to keep doing. In the long run it's cheaper. Sen wise ringgit foolish! Jams for hours everywhere bcs the roads are full of potholes and the traffic has to move slowly slowly...Thank God I do not have to suffer in such traffic. Imagine the stress!

aero,ya lor. No repeat,no profit to pocket mah.

The chicken farm will have to go sooner or later. No need to worry. Worse comes to worst just get all the residents together and organize a protest against Guocoland. Should be very effective bcs they don't want bad publicity. You can all get together to protest against the lousy gate system.

They are afraid when people gang up bcs there's strength in unity. In fact, they are afraid of purchasers ganging up to institute a class-action suit. You need many complainants before you can have a class-action suit.

The local councils cannot approve if the farms are to be allowed to exist. It's very unhealthy for humans to live next to a chicken, duck or pig farm. Imagine the smell! The dust from dried chicken or duck shit is very dangerous to our lungs.

If they don't move the farm by the time they hand over the keys, all Cassis purchasers can stage a protest outside their sales gallery, call the TV/radio stations, the papers, and all the internet news portals. Take them to see the farm. The media are dying for such sensational news to sell their papers and get more viewers/readership while the developers are scared stiff of bad publicity.

Purchasers have a right to get what they paid for and what was promised. If they had not mentioned the farm while selling that particular phase purchasers can accuse them of misrepresentation. They are lucky I am NOT a purchaser of Cassis or I will organize public protests so that they listen and know who they are dealing with. I'm not the type to take anything lying down LOL. Keep hankering until they kow-tow. Individual complaints will be ignored. They are only afraid of vocal groups and the media. Get the media, esp the TV stations. Private is better bcs they want sensational NEWS. No need permission from the police bcs you aren't protesting against the govt and since there are many and the protests are done peacefully they can't touch you.

Nookie,

Even if they DID mention the farm during the sale period (of course, buyer beware but if all buyers beware then the project would not have sold even one unit so no matter what they can't use this premise of buyer beware to argue) they MUST remove it before people start shifting in,especially the owners of the units closest to the farm. Otherwise, house owners have a right to stage a public protest. The beauty of going public is that attention is immediate and redress will be fast. Hehe

Oh if purchasers still bought despite knowing that they'll be living amongst chickens then I'd say they deserve it. Some buyers buy in a panic, like no more houses will ever be built again LOL. What is there to complain about if they already know? They might have to tolerate the flies, smell and unhealthy dust for some years. Nookie and 37,I rest my case.

Aiyoh Nikmon, that's a very racist question you asked there. Any African reading it would feel hurt LOL bcs not all Africans are bad but I think all are black unless they are Arabs like the Libyans. I think you could sue the seller if you asked and he lied. How could he say don't know who the neighbour is. Surely he must have seen the colour of the neighbour haha. I sound even more racist now.

I would not worry so much about the smell, more about the fine dust from dried chicken dropping that might contain bacteria. We could breathe it in bcs dust is so fine and those staying close to the farm had better be careful. Sometimes,it makes more economic sense to pay more bcs the property will appreciate better also if the environment is better. Alternatively, they could wear surgical masks all the time they are at home!

Wah,kesian the purchasers! That's why I say do public protests. Sure action will be very fast one bcs they can't tahan the pressure. If not,Guocoland will slow slow move. Take their own time to settle the problem.

What's the original price of Amberly and what's the resale price now? What the build-up size? I might buy one if the location and price are right.

Anyone interested to do a resale please pm me.

QUOTE(Xmas Xmas @ Jan 4 2013, 10:42 AM)
I heard it was first quarter... is that mean end of April?? Then, is that mean they willing to pay for the penalty to the owner for the last phase as well?

As i recall, they shld handover before end of March else there will be penalty call...

anyone knows it?  icon_question.gif
Furthermore, any update for the fencing? No fencing means that the CF not approve yet?? Hope to get some update from Coral residences.

NO NEED TO WORRY. It's NOT a matter of they willing to pay or not. The law says they MUST pay compensation. I was paid in early 2005. They cannot cheat. Guocoland doesn't do such a thing. They don't pay, just report them.

Actually if you had bought at 600k and want to flip at 800k you won't really make much. I understand that the economy is still very robust and the market hasn't soften but bcs prices are at the peak, very few people dare to commit. The prices asked by the newly ready houses are just to test the market. You can put whatever price you like but the market will correct itself. As I see it,prices will continue to climb, albeit slower, not as giddy as before. Just too expensive to buy now but there are still some good buys around if we actively look.

What's the land area/measurement and built-up of Amberly semi-d's?

I saw Anggun 2 la 40x75(3000sq ft) built-up 2600sq ft (28 ft wide which is good but forgot to ask how long but saw that not too long). Flippers asking for 920-980k. The greedier ones asking for higher prices. Slowly wait lah. One was sold on Sunday for 900k. For 900k definitely better buy than Anggun 1 bcs the side land is 12' while Anggun 1 is only 10' and the house is only 25' wide. I heard Anggun 1 also asking for 850-900k.

Those with extra land in Anggun 2 asking for 1.6m (la 7k sf), 2+m (11k sf). Rawang props have arrived really, with such dizzying prices.

There are some linked house under construction opposite those broken, deserted blocks of shophouses in BCH (the whole thing looks like those abandoned blocks in Bt Beruntong. Kesian the owners). Someone told me the land isn't that big but the double-s houses are going for 1.33m and the 3s ones are going for 1.7m Imagine BCH! Who says the market has softened? Stagnant? Prices of new launches of condos in PJ are still sky high.

Anybody here cares to explain the scenario? Thanks

A friend of mine bought one floor in one of the BCH shophouses (luckily did not buy the whole 3 floors) for 60+k many years ago and just leave it to rot. The former Al-Arqam sect purposely bought a few shop houses next to each other at every block so that's the reason why the blocks have become like this. Tanco the developer did not bother bcs all they wanted to do was sell. Luckily I did not follow my friend and bought too. It was only some time after the blocks were ready that the truth showed. People would not do business bcs the whole area was sort of taken over by the Arqam people. Then Tanco went bust and that's it. Such an eyesore.

Someone told me the kisah benar of a businessman who sold off his shophouse in SS2 nearby the Seapark police station/eat all you can durian stalls which is the most ong area in SS2 now (Cheow Yang area also so booming now and Paramount Garden. Who would have guessed PG would boom today? In the late 70's/early 80's it was a sleepy place) before it boomed and bought 3 shophouses in Beruntong (classic case of greed, exchanging more for less) bcs he had thought prices would boom there while SS2 seemed to be stagnant at that time. The slump came to Beruntong and SS2 started to boom. Our friend committed suicide. Sad but true. He could not live to relive his foolishness every waking second LOL.
