QUOTE(petlu28 @ Apr 9 2013, 05:40 PM) hopefully they will maintain the nice environment there. plan to retire there already. lolQUOTE(InF.anime @ Apr 9 2013, 05:50 PM) Stay in Cheras now, think to find a property in Sg Long / BMC for investment.. but the rental still quite low. which area ur friend bought for 450K? Only can wait for the price to appreciate.. One of my colleague bought a house in Sg Long last year, 450k, now asking around 550-600k. Not bad though. QUOTE(petlu28 @ Apr 9 2013, 09:11 PM) landed is not for rental yield but more for capital gain after a period of time. if u wanted to get a landed house in future, probably u have to go further from the town. as claimed by others, sg long already very "FAR" to them (but for ppl like me, i still think it's acceptable).QUOTE(petlu28 @ Apr 9 2013, 10:00 PM) anythings need to to first before staying landed like install home alarm. What else need to do? Please advise. first i think u got to choose a place that got the so called "security", either their management good or bad, u can't know until u stay there. Or u can choose to be their committee if u willing to improve their management. Then of course for landed house, the basic things u need would be grill, house alarm, cctv, security door and a guard dog if you are non muslim. And, even if u plan to renovate your house, try to maintain low profile on the exterior lo, inside u want to put gold toilet bowl also nvm. |

QUOTE(petlu28 @ Apr 10 2013, 09:52 AM) Thanks your advise. Home alarm currently using. So no problem with this. Grill sure will do. Security door like pedal lock? security door would be something like this http://www.citygate.com.my/index.php?optio...id=30&Itemid=41But i think it's all depend on individual need. it can be quite costly and need some minor hacking to install these doors. |

QUOTE(johnlaw @ Apr 10 2013, 10:17 AM) Good relationship with your neighbours and guards (Give angpau occasionally). Give them your phone number. haha ... that's so true. that's why i am keeping good relationship with my neighbour all the time. have to say hi to them, and sometimes when they go oversea for travel, they will tell me and i will reply to them saying that, pls go in peace of mind, i will help u see see look look ur house when u r away. but of course that also i will be doing on my best efforts only. QUOTE(johnlaw @ Apr 10 2013, 10:31 AM) Depends on the design of your house also wo. Some terrace houses have a timber swing door & a sliding glass door in front. Even you change the timber swing door to security door, the burglar can still break in through the sliding glass door, which is much easier. to tackle the sliding door issue, i noticed some ppl will put a stick at the track there to block the sliding door from open (u have to put it inside and go out from ur normal main entrance). but if possible, remove the sliding door and replace with window lo ... |

QUOTE(jastan @ Jun 18 2013, 04:45 PM) I see that the price for sungai long condominiums is slow appreciate compare to other condo around the area. The smaller built up condo like Green Acre , Forest Green , Evergreen etc are selling below RM 300 per/ft2. Moreover is a Freehold property. Hopefully. But I am a bit concern on the traffic there though ... UTAR phase 2 is on piling stage and set to open in few years time. Chinese primary school are building up to rooftop level. New condo development nowadays selling around RM 400 to 500 per/ft2 with built in luxury facilities like infinity pool, sky lounge, etc. I think sungai long condominiums should have great potential to upside. |

QUOTE(hewittsteven @ Jun 18 2013, 06:11 PM) Jastan , the reason i able to buy at this price because, during that time, there is huge news said that UTAR Sungai Long is closing down, as their KAMPAR branch already complete. I remember that time i can see Sungai Long suddenly close so much shop, many of the tenent of shoplot run away.. The Owner also rushing me to close the deal.. I think i now the person who smile.. HAHA!!! I moved in end of 2009. all my neighbour are empty (especially my left and right immediate neighbour). Me and my wife were worried too. Coz it's dark at night when no one is staying in the house and someone might just hide at the car porch and ambush us when we reached home. But luckily in few months time, all the houses were taken up. Overall, it's still quite a good place for own stay even till now i am saying the same thing. That time sungai long become like death town. When i sign the document it make me so scare. Those who stay there few years ago at sungai long might know what i talking about.. it so scary.. the only happening is BMC after jusco open their business in BMC. But it doesn't look like a dead town to me la. It's just feels like outskirt township (those came from smaller town/kampung will feel they are back to their hometown). |

QUOTE(w33 w33 @ Aug 13 2013, 12:24 AM) Ermm ... not sure what sort of development you are looking for but BMC is much more developed but will be quite congested ... Sg Long is focusing more on housing development and the new campus for UTAR had started the construction. |
