landed is not for rental yield but more for capital gain after a period of time. if u wanted to get a landed house in future, probably u have to go further from the town. as claimed by others, sg long already very "FAR" to them (but for ppl like me, i still think it's acceptable).

first i think u got to choose a place that got the so called "security", either their management good or bad, u can't know until u stay there. Or u can choose to be their committee if u willing to improve their management. Then of course for landed house, the basic things u need would be grill, house alarm, cctv, security door and a guard dog if you are non muslim. And, even if u plan to renovate your house, try to maintain low profile on the exterior lo, inside u want to put gold toilet bowl also nvm. smile.gif

haha ... that's so true. that's why i am keeping good relationship with my neighbour all the time. have to say hi to them, and sometimes when they go oversea for travel, they will tell me and i will reply to them saying that, pls go in peace of mind, i will help u see see look look ur house when u r away. but of course that also i will be doing on my best efforts only.

to tackle the sliding door issue, i noticed some ppl will put a stick at the track there to block the sliding door from open (u have to put it inside and go out from ur normal main entrance). but if possible, remove the sliding door and replace with window lo ... smile.gif

actually inside sg long still not that bad. but once u go out ... wah ... jam siao... connaught, taman desa ... towards KL also. Wah ... siao ... LOL! But luckily my working hours is quite flexible. That day my waze donno short which wire ... ask me to pusing sini and pusing sana ... ended up spending around 20 mins still haven't reached Bt9. LOL!

I moved in end of 2009. all my neighbour are empty (especially my left and right immediate neighbour). Me and my wife were worried too. Coz it's dark at night when no one is staying in the house and someone might just hide at the car porch and ambush us when we reached home. But luckily in few months time, all the houses were taken up. Overall, it's still quite a good place for own stay even till now i am saying the same thing.

But it doesn't look like a dead town to me la. It's just feels like outskirt township (those came from smaller town/kampung will feel they are back to their hometown).

I think bank value and market value is different smile.gif Some they can put a very high price, but whether got ppl buy or not we donno. Like my house, market value used to be 688 - 700K But actual bank value is around 650 only. But if ppl willing to buy then of course they don mind to pay more for their downpayment smile.gif

yea... that's what i did mostly nowadays. Driving around the area and busy body about other ppl's house smile.gif Actually when we go to BMC, we will take the road from the current primary school there then go through the housing area. No traffic lights but a bit longer distance ... But that's what me and my wife enjoying doing. Just slowly drive and enjoy the ride smile.gif I think it should be Palm Walk 2 that i am mentioning. Hopefully the people there can quickly move in and quickly contribute to the traffic jam (joking) ... smile.gif

Forest Green is the one after shell on your left from the main street? If yes, then i think the rental there is fetching around 850 - 900.

what time? which part of sg long? i find that sometimes the jam is caused by the tuition center there when the parents are sending their children to tuition. And after work, i find it usual jam la around the shell there turning into MBB there.

Ermm ... not sure what sort of development you are looking for but BMC is much more developed but will be quite congested ...
Sg Long is focusing more on housing development and the new campus for UTAR had started the construction.
