they should look at the traffic issue there first. this morning i sent my MIL to pasar pagi, the jam starting from the traffic light till after the shell station. Nasi lemak still quite good business even though the jam... hahaa
*
too many traffic lights along the way to cheras kajang highway...

if sp setia built this township, for sure there will be a direct link road/fly over to cheras kajang highway without any traffic lights...

thumbs down for SHL...

Must compare the distance to KL as well...when compare kinrara n Sg Long..
that is the most tricky points.
*
from sg long to klcc is about 26km..

from kinrara to klcc is about 24km...

there is not huge difference in terms of distance..

during peak hour, from both location to klcc also take about 1hour duration..

so your statement is not correct...

kinrara sucess is because relatively close to bukit jalil and puchong center...

while sg long close to cheras old area which not really appealing...

but with MRT come in near to sg long/mahkota area, it might change the ppl perception....

Let's count :-

1. Sg long ( before shell station ).
2. Turn into Mahkota Cheras.
3. Turn into Rakan Cheras.
4. Cheras Kajang highway 1 ( before bridge )
5. Cheras Kajang highway 2 ( after bridge ).

If go to balakong side of the silk highway :-

6. Turn into balakong Traffic 1.
7. Turn into balakong Traffic 2.
8. Cars stop in the middle of road to do right turn.
9. ...

I don't know how people can bear with it man ! Big time vomit blood !
*
if access to cheras kajang highway through sg long fly over, there are 5 traffic lights need pass thru, one at sg long commercial area, 2nd under the silk highway bridge, 3rd at taman rakan junction, 4th and 5th and the juction turn to chera skajang highway....but this route still ok, normally take about 10-15 min to complete the whole route to trun in cheras kajang highway as traffic light been set to longer period to let the traffic flows out....

the terrible jam is at mahkota junction...

I know you are staying in sg long and I am not ( kakaka ... ) but I suspect you use the road when it's not so peak lar. I already don't like the BMC traffic light because it can jam upto the sg long traffic light.  icon_rolleyes.gif
*
sg long traffic is much more better compare to mahkota cheras..

the junction from cheras kajnag highway turn to mahkota cheras is terrible, everyday after 7am and 5.30pm you can see a long queue...

May be it is due to the greenery environment in Sg Long, we also need to give credit to SHL for maintaining the greenery/county feel.

I not sure about other phase, but for PalmWalk we have Linear Garden (two children playgrounds, walking pathway with palm trees) and two big fields with pathway, rough estimate at least 30% of space have been allocated for greenery environment. I really enjoy the evening walk inside Palm Walk.

On and off I also go for morning walk in Bukit Enggang just next to Palmwalk to enjoy fresh air...not many place you can enjoy such facility given that I only pay RM200K++ for the house.
*
palm walk is going to have big landscape project on the linear garden...will plant more trees and beautify the landscape....once complete, will enhance the value for palm walk again

+ 1... If BMC + sungai long is under the development of sp setia, I think it will be even more superior than Setia Alam currently.
*
if sp setia own this...for sure belwo few things will happen

1. built a direct link to cheras kajang highway with no traffic light
2. beautify all the landscape surrounding sg long+mahkota..now the landscapes trees look dying..
3. built tenby international school...

SP Setia is a township developer while SHL only a housing developer, two different category.
Anyway apart from SP Setia and Ecoworld, which developer in your mind qualify as township developer?
*
sunrise and sime darby also not bad...

have to say that all these major township developers are GLC...

easy to get authority approval to built the infrastructure...

lets see how SHL does with Goodview Heights. At around 200+ acres, its about same size as Tropicana Heights

It could be their Game Changer, just like how Setia Alam and Setia Eco Park transformed SP Setia from a Housing Developer to a Township Developer

What does the Masterplan of Goodview Heights look like
*
good view heights will just become a small scale of sungai long....wont become a signature high end area...

the project consist DSL, semi D, few rows of shoplots and some low cost apartments...

do not have huge land reserve for shopping mall, or huge central park...

at least sungai long got a signature golf course...

so i think good view heights will just become another small scale housing area..ordinary taman...

Extracted from google map:  bandar kinrara to KLCC 19km vs sg long to klcc  22km...3km different.
assume cheras main road after MRT complete is smooth, probably on par...
but dont foreget the MEX/KESAS via seremban highway to reach KLCC frm kinrara....but  SG long only rely on CHERAS main road to reach KLCC....if follow SILK highway until serdang then join seremban highway...are you sure still can get 22km?
*
for bandar kinrara, if wan to access to MEX, need pass through the bukit jalil highway, which is jam and prompt to flood when heavy rain..no?

I think Ecoworld, SP Setia also fork out the money by themselves.

Why can't SHL do the same then?  doh.gif  doh.gif
*
SHL will not spent money to built this infrastructure for buyers..their plan isbuilt sell then wash hand..

look at SHL famous sales man/bear attitude at lowyat forum then you will know how good is this company...

SHL really stingy to the extent they don't allow bank to earn interest from them. They are the only few developers has no banking facility all their projects are from internal generated fund. Some call it prudent but I view this is ignorant of the power of leveraging, without external finance no wonder SHL slow in organic growth even though has been established for few decades.
*
Typical old style mind developer, built sell earn then wash hand. Look at their famous sales man/bear at low yat forum then u know their lousy style

This is the weakness, resident use silk to kl, but cannot back using silk as well, coz will need to make a u-turn.

This 2 new access is other residential housing routes, they just tap in. Go out and go back cannot use same road, otherwise need to make a u-turn.  doh.gif

By the way, already have buyer confirm that this piece of land is registered in Semenyih mukim, no kajang.
*
The shl sales bear keep bashing semeyih project and keep promoting this good view heights which actually also semenyih project

Bmc section 5 have one interchange , and Sg long tru silk highway also got one exit to ekve. I think the exit near twin palm area
*
very good news for sg long and BMC...for sure can ease some the traffic flow to kl at cheras kajang highway, with MRT and this EKVE, sg long and BMC will become another fav choice for landed properties with convenient access to kl/pj area...as well as can bring benefit to southen part like kajang and semenyih... tongue.gif

Sg Long interchange should be the SILK highway interchange. Sg. Long folks could either drive up to SILK to use KLORR or enter via BMC.

yes, that's simple...not sure why discuss for such long... tongue.gif

Interchange from sungai long to silk and direct link to cheras-kajang highway of course are important.

But if one is staying in BMC/Sungai Long/Kajang/Semenyih but working in Taman Melawati / Ampang / Gombak, then this KLORR is supremely important.  brows.gif  brows.gif

Depend on individual I suppose..
*
ya..iremeber there is one furomer complaint that he/she stayed at kajang and work at melati area, avarage spent 1 horu to reach home, with this hgihway, he/she will need spent maybe 15-20 minutes to reach home...
