they should look at the traffic issue there first. this morning i sent my MIL to pasar pagi, the jam starting from the traffic light till after the shell station. Nasi lemak still quite good business even though the jam... hahaa

Must compare the distance to KL as well...when compare kinrara n Sg Long..
that is the most tricky points.

Let's count :-

1. Sg long ( before shell station ).
2. Turn into Mahkota Cheras.
3. Turn into Rakan Cheras.
4. Cheras Kajang highway 1 ( before bridge )
5. Cheras Kajang highway 2 ( after bridge ).

If go to balakong side of the silk highway :-

6. Turn into balakong Traffic 1.
7. Turn into balakong Traffic 2.
8. Cars stop in the middle of road to do right turn.
9. ...

I know you are staying in sg long and I am not ( kakaka ... ) but I suspect you use the road when it's not so peak lar. I already don't like the BMC traffic light because it can jam upto the sg long traffic light. 

May be it is due to the greenery environment in Sg Long, we also need to give credit to SHL for maintaining the greenery/county feel.

I not sure about other phase, but for PalmWalk we have Linear Garden (two children playgrounds, walking pathway with palm trees) and two big fields with pathway, rough estimate at least 30% of space have been allocated for greenery environment. I really enjoy the evening walk inside Palm Walk.

On and off I also go for morning walk in Bukit Enggang just next to Palmwalk to enjoy fresh air...not many place you can enjoy such facility given that I only pay RM200K++ for the house.

Palm walk last time are selling 200k+ ?

maybe can be like better than  Sri Petaling in future..

+ 1... If BMC + sungai long is under the development of sp setia, I think it will be even more superior than Setia Alam currently.

SHL too stingy to learn, goodview height is another example they are so lousy in infra planning..     

SP Setia is a township developer while SHL only a housing developer, two different category.
Anyway apart from SP Setia and Ecoworld, which developer in your mind qualify as township developer?

lets see how SHL does with Goodview Heights. At around 200+ acres, its about same size as Tropicana Heights

It could be their Game Changer, just like how Setia Alam and Setia Eco Park transformed SP Setia from a Housing Developer to a Township Developer

assume cheras main road after MRT complete is smooth, probably on par...
but dont foreget the MEX/KESAS via seremban highway to reach KLCC frm kinrara....but  SG long only rely on CHERAS main road to reach KLCC....if follow SILK highway until serdang then join seremban highway...are you sure still can get 22km?

I think Ecoworld, SP Setia also fork out the money by themselves.

Why can't SHL do the same then?   

Ya, noticed that most of the palm trees have been planted, quite efficient as they only started work on Sunday, thumb up for the Committee.

SHL really stingy to the extent they don't allow bank to earn interest from them. They are the only few developers has no banking facility all their projects are from internal generated fund. Some call it prudent but I view this is ignorant of the power of leveraging, without external finance no wonder SHL slow in organic growth even though has been established for few decades.

Too conservative and don't know how to leverage the cash in hand...   

No wonder so stingy in infra, rather let the purchaser to suffer for inconvenience...   

This is the weakness, resident use silk to kl, but cannot back using silk as well, coz will need to make a u-turn.

This 2 new access is other residential housing routes, they just tap in. Go out and go back cannot use same road, otherwise need to make a u-turn. 

By the way, already have buyer confirm that this piece of land is registered in Semenyih mukim, no kajang.

Bmc section 5 have one interchange , and Sg long tru silk highway also got one exit to ekve. I think the exit near twin palm area

Sg Long interchange should be the SILK highway interchange. Sg. Long folks could either drive up to SILK to use KLORR or enter via BMC.

Interchange from sungai long to silk and direct link to cheras-kajang highway of course are important.

But if one is staying in BMC/Sungai Long/Kajang/Semenyih but working in Taman Melawati / Ampang / Gombak, then this KLORR is supremely important.
