What I understand is there are a lot of people not renting there. They rather stay somewhere further like Puchong instead. As for commercial units, it seems a lot of shoplots are basically vacant. Only big MNC are occupying the big ones. Are you sure its a good buy?

I noticed that Empire Subang SOHO units being in Subang Jaya is selling for RM439 per sq feet whereas Shaftsbury seems to be selling for RM470 per sq feet

Empire Subang

RM 350,000 / 797 = RM 439 per sq ft

Isn't it expensive if comparing that Subang Jaya is prime land?

I still didn't understand why Cyberjaya Properties prices are so unrealistically high. Have u been to Cyberjaya? I don't think its a nice place at all. Only 2 banks operated there. No hypermarkets. Few gas stations. Its really like a ghost town to me..

i feel that there's critical residential shortage at the time being in cyberjaya. students occupy most of them, yet we could expect the number of expats to keep increasing.

Numbers of expatriates will increase as Shell service center will be moved there.
You can also see companies set up there such as BMW, Dell, HSBC, Mdec etc.. also LimKokWing and Multimedia Uni.

Furthermore, the office isn't cheap, with RM600 per sq-ft could most probably attract bigger companies to enter.

my friend told me last 2 weeks that teher is only 1 unit SOHO available. the rest has been grabbed.
cyberjaya has lots of potential.
foreign students have lots of money.. but actually lots of karenah too
and also expat, they are looking for condo in cyberjaya too
there are also university of Medina will be open here somewhere on 2012 or 2013
so, the number of foreign student will increased then

ikhasas is the contractor for hp global IT hub, satyam campus, dell r&d center and many more in cbj.
they know what's the current market demand in cbj.

hi budak bagus, i also heard there's this new university to be built on cbj, but it's been put on hold for quite long, are you sure it'll be opened by next or next two yrs?? the ground work started already?

MMU, lim kok wing & cyberjaya medical are there and hp and satyam college is completed and going to open soon.

very shame to tell, 1 unit.
one of our frens here bought 3 units.
i heard from bank, 98 units were sold to one entity (not sure individual or company).
