Lol...very good explanation. Although I don't know much about football but I think I get you. Thx bonescythe. Btw, I went to the bank that day again and realised. Normal CIMB bank doesn't provide iTrade. only CIMB investment banks do. =.=''. Looked like a total noob.
*
I don't know about CIMB bank lar..
If you want hassle free, just walk into simply a PB Bank branches, and tell them you want to open a share trading account. Not helping them to advertise (Cuz i get nothing from there), but at least that is what I did last time..

They will not differentiate which dept do what.. PB Bank should be helpful enough to assist you throughout the whole thing i guess.

smile.gif Cheers..

QUOTE(cherroy @ Mar 4 2011, 03:55 PM)
It is not sustainable over long term DPS>EPS.

But this scenario can happen in a year or 2 (or Q), due to previous undistributed EPS etc.
*
If DPS > EPS... Use loan to give dividend?
Lolz..

Ya, maybe it is previous quarter retained earnings..
Usually in this case, it will cause a big hike in the price because of fat dividend..

This is already well known across.
Not new.  smile.gif

Office space underutilised, doesn't mean a particular office space reit will be performing poorly.

Rental market is all about location and quality of the lease.
*
With the upcoming booms in office space.. It will proof to be challenging to secure tenants.. And price will be slashing deep.
Forecast analyst told that office space will be going to be over supply soon with the current growth in office place supplies..

If the REIT able to survive, then no need to sell also. Just wait until you recover and earn $ is an option too.

Other than that, you can choose to buy more during crisis (but make sure that you are not buying a REIT that got financial problem that time).
*
Diversified Reit will do good then... Although recession will have sell down, that is the best time to accumulate and make your future yield become more than 10% of your capital smile.gif

Then should include the comparison of interest rate and dividend also. (If FD rate is 6% per year, who would want to buy a REIT which provide 6.5% dividend per year?)...

Too many things to consider if really want to.
*
6% It can hardly even happen in my dreams.
If there are such offerings, I reckon the depositor need to lock $$$ for a long long period..

REIT is liquid smile.gif And have some good capital appreciation if the covered places are good..

QUOTE(cherroy @ Mar 9 2011, 10:53 PM)
The market crash is because of Asian currency crisis and being under "attacked", which force central banks to raise interest rate to attract/defend their currency.

It is not because rate went higher that crash the market.

You need to look at economy situation. With ample liquidity around, it is very unlikely FD rate can go very high.
The max I can see is around 3-4% for near term only or next 2-4 years time.

Back before 1997, economy was running hot, money was not enough, financial system was "hungry" for money.
Now situation reverse, banks have too much money.
*
Federal Banks are working 24/7 in printing out more and more money.
That is why too much money in the market now.

Bad thing is, the rich are holding more and more money, because their money work for more money, while the poor are stuck in between, running a rat race.

Anyhow, back to topic..
I would say if REIT is to get a blow in crisis, that will be a good time to enter REIT market (Of course those which are strong, have a strong cash flow)
Because when the crisis is over, and when things come back around, the yield will be crazy. Moreover, prices of hot places will continue to surge higher and higher smile.gif

But aren't Sunreit has the lower dividend yield compared to other REITS? Mind sharing your ABP for the counters?
*
Sunreit enter kinda late..
At 1.03

Stareit at 0.855

The reason I choose Sunreit is currently giving out 100% for 2 years... Subsequent only give 90% after 2 years.
Sunway also have continuous expansion in the Sunway area, will definitely upgrade the place more and more, thus increasing value.
Since we are just after 2 quarters of dividend for Sunreit, prospectus is still good smile.gif Especially the last quarter / final dividend.. Dunno will be fat fat anot. smile.gif

QUOTE(cherroy @ Mar 10 2011, 10:54 AM)
Reit cannot simply give dividend as they wish.
They must give dividend based on what they earned, aka from rental income, which is fixed based on lease contract until expired or revision.
Rental is fixed and predictable, don't expect EPS/DPU ballooning without new acquisition, or higher leverage.

EPS/DPU is highly predictable, don't expect much surprise, even got, also merely 0.1 or 0.x cents higher only.
*
Since there are phase 3 and phase 4 coming up.. There is a chance smile.gif

QUOTE(cherroy @ Mar 10 2011, 11:37 AM)
They don't own those phase 3 or 4, until the reit acquiring them.

Acquiring means either new shares being issued, or utilise borrowing to finance it, (unlikely can be solely based on borrowing due to reit regulation >50%)

So even new properties injected, the total profit will go up, but so does your total shares.
Only if the new properties yield is higher than currently, only you will see increase in EPS, but % wise will exploding to upside either.
*
Yea i know it will factor in only when they acquire them.
What i am pointing out is that there is a chance of being factor in, rather than nothing..
When there are developments going on, means the company is heading the correct direction.. smile.gif
Cheers

IPO will be around RM1 - 1.05

ATRIUM's distribution is still the same. This is one laggard with no growth prospects, considering to either keep it for the 10.5% yield or sell it to realise my gains. If you were me cherroy, what would you do?
*
I am tempted to answer for Cherroy leh..

He will surely KEEP!!

seems not high as per current price of RM1.09
1.7/109*4=6.24% (annualised) only

but in general  those who distribute dividend semi-anually should have higher % (annualised) ? as we can use the quarterly dividend to re-invest, thus compounding our intereset.
*
This time around, I sold it for capital gains.. It yield more than the dividend.
After dividend payment, prices will start to drop again to around 1.03 range..
