QUOTE(andrewckj @ Jun 2 2011, 12:58 PM)
okie. The price I'm on board was 1.07. I realized SUNREIT is among the REIT that is most actively traded. i dono is this good or bad. But usually we should not see so big movement from REIT. Sunreit can swing 3 cents in a day compare to it's peer which move 0.5 cents to 1 cent.

Anyway, this is the table for the list of REIT in Malaysia with the dividend yield. Judging from it, SUNREIT is the lowest yielding among it's peer. But the question I have now is that, how do they calculate the yiled? Sorry if I asked too much, because I'm practically new in REIT investment. Thank you in advance for those people who can enlighten me.

Projected 1 year Total dividend from 4 quarters or 2 half yearly dividend, divide by the share price.

Example for SunReit.

Assume each quarter paying out around 1.7 cent dividend, 1 year we can get 6.8 cents / share.

Assuming the share price is at rm1.07

So yield will be 0.068/1.07 x 100% = 6.3% (Better than FDs definitely)

REITs are purely for dividend play.. Is for people who have long long holding power, and can hold long long long.

withholding tax of 10% did you count that in?

Added on June 2, 2011, 10:02 pm

6.3% for Reits is consider an average or lower dividend yield. If we putting the over-supply of office beside, other REIT counters might get even more returns.

I wonder why Jeffrey Cheah gives so low dividend, provided they are the biggest player in the market.

Maybe this price now already reflecting future possible earnings, as Sunway area are seeing new development in expanding the retail area

Anyways, why not best of both worlds? Take 5% of yr net worth or portfolio and go trade? Scratches the itch + still controlled risk & growing. I bet U doing this while your slow & steady mountain keeps piling up  brows.gif

That's why gotta use protection (Entry & Exit rules) right? With a plan, U can avoid big injuries that will take U out for good. Minor bumps and scratches can heal easily in time, especially when U are controlling your exposure (sizing) and risk %. Right or right?  tongue.gif

Economy down, no work, office close, more office place for rent.

A lot of office lots projects coming out.. A lot of office place for rent.

So in the end. A lot of office place for rent.

Rental slash.. Cheap cheap also come..

REITs got threaten already...

Dividend fall..

Lol.. I am just joking.. smile.gif Even though economy downturn, there are contracts bind with the retailers on shop rental. So won't knn so fast.

Market down, good time for REITS really. smile.gif
