I am kinda agreed with what you said here.
I had done some research on some REITs share prices, and it is only in an increasing manner (except if that company is having mismanagement, or global economy is really bad bad bad, that is other say).

So far, it had been a consistent climb. Slow and steady.

What do you guys think about the outlook of SUNREIT ?
It is quite new actually, and had paid out 1st Quarter of Dividend for the 1st Financial year.

According to the Estate Manager, they will be paying 100% to the investor for the 1st 2 Financial year. Starting from 3rd year, they will be paying out 90%.

1st quarterly dividend is around 1.51 cents..

I am in SUNREIT.. Quite diversified in its profile, and we had yet to see its full potential yet since it had just started 6mths back.

Positive outlook for SUNREIT as it continue to grow and expand its market.

But we do not know if they would want to include that in the SUNREIT portfolio or not.

But that phase3 development will see it making extension in the Sunway Pyramid as well if I am not wrong about it, and giving out more retail space.

It is the extension of Sunway Pyramid.. Linked to the existing complex. I do not want to confirm anything, but theoretically, it should be under Sunway Pyramid.

So with that area of net lettable area of 240,000 sq ft, it can somehow increase to the portfolio revenue. And when portfolio revenue increase, dividend will increase. When dividend increase, share price will increase as well. But this will not happen immediately, and it will take some time to unveil this.

Not to be bias, but I am positive with SUNREIT on its future expansion plans and developments.

If I am Sunreit holder, I am concern the price paid and yield of it.
It is not solely more properties must be good.
You want quality properties, and good rental yield properties.

Well, Queensbay is Penang. Penang had its own demographic there.
Sunway is location is definitely strategic. It is a classy place to live in, don't you feel it?
There are branded Colleges and University in that area (Sunway College University is good and reputable for itself already).
Consider the student market at that area, and it will only continue to be even busier and busier in time to come.
And when the market is there, and getting busier, economy will be good there, and automatically give space to rental to hike up..

The only 1 thing bad about Sunway area - Public Infrastructure is not good enough. Not accessible with Train transit yet..

SUNREIT had proposed to announce their 2nd quarter dividend on 26th January 2011.

Thanks for the quick assessment on STAREIT and ARREIT.. Appreciate those input.
But I would personally like REITs that will have future expansion rather than keeping still. Although ARREIT injection of new asset will result in more shares, it is definitely a good exercise in the long run. I am sure you guys know REITs is not for goreng, right?

SUNREIT is definitely a good choice, and I had a substantial amount of shares there already. Would not mind to continue injecting in more shares into SUNREIT as I really can see a lot of potential in the coming years, as Sunway is actively developing their existing stronghold, and expanding their territory, which is a good move. And with this, I believe anything that are linked with them will benefit from it, such as SUNREIT.

I think I will wait for a while and see if Kris Asset is going to get listed this year. Any information on Kris Asset is most welcomed.
