my estimation is 1mil + judging from its unique concept + location,,,, even tropicana grande in tropicana that could not compare to this in terms of looks are fetching 1.5 mil the minimum.

but trop grande's smallest unit is of 2700sqf

Yup, you are right. It's not in MK , more like segambut. and it is right next to the highway. I sincerely don't think it can fetch RM1k per sq ft , maybe RM500 for its unique design. smile.gif

RM500 too cheap for MK darr...d'sara perdana also can fetch RM350psf liao...rm1k psf looks more likely..

i think its got a hate-it or love-it design...

for me, looks too cramped up...and the inner units can 'see' outer units & vice-versa...no privacy...

KUALA LUMPUR: Mah Sing Properties is expected to officially launch its latest project, Icon Residence Mont'Kiara, within two to three months, said Mah Sing Properties chief operations officer Teh Heng Chong on Wednesday, July 14.

Before the launch, however, Mah Sing would hold a preview for interested buyers of Icon Residence at the Sime Darby Convention Centre from Friday, July 16 to Sunday, July 18.

"The preview is only for registered applicants for the time being," Teh said.

The project currently has 6,000 registered applicants, of whom about 20% to 30% are foreigners.


Icon Residence Mont'Kiara is located close to Matrade Center and Solaris Mont'Kiara, which is off Jalan Duta in Kuala Lumpur.

The development's modular design is inspired by Santorini in Greece, while the landscape and water features are inspired by the country's Mediterranean feel.

"We are creating a collectors' item for those who like fine things," Teh said on the project's niche market. "The buyer of this development is sophisticated and well-travelled."

Icon Residence Mont' Kiara sits on 2.57 acres of freehold land, and has a gross development value (GDV) of RM298 million.

It has three towers - namely Icon 1, 2 and 3 -- which are 26-, 28- and 36-storeys high respectively, with each floor housing two to six units. All are corner units with views of either Kuala Lumpur or Mont'Kiara.

In total there are 260 units, of which 78 units are in Icon 1; 73 units in Icon 2; and 109 units in Icon 3. The unit sizes range from 875 sq ft to 2,697 sq ft, with a starting price of RM956,800. On average, the psf price is between RM1,100 and RM1,200. Fifty units in Icon 3 come with private lift lobbies.

Among the units to be sold are six duplex penthouses that range from 4,200 sq ft to 4,436 sq ft, and are priced from RM5.35 million. These units come with private swimming pools.

All units come with kitchen cabinets, wardrobes, air-conditioners, fridge, dishwasher, washing machine-cum-dryer, stove and hood.

The recreational area is on the seventh floor and the development also has roof-top gardens atop each tower. The development has 648 carpark bays.

Among the green design features include rain-water harvesting, energy-saving lights, low VOC paints and automated waste disposal system, in which all waste is collected to a central area for pick up and disposal.

"I believe this is the first development in Mont'Kiara with such a disposal system," said Teh.

In previous artist impressions, the Icon Residence Mont'Kiara featured a wide array of water features and gardens, but they have now been scaled down. "This has been toned down for easy maintenance," Teh said.

Construction is due to start in 4Q2010 and will be completed in three years' time.

Just came back from there.

Icon 1, 80% booked.
Icon 2, 20-30% booked.
Icon 3, opened few floors only, 10% booked.

Icon 1 price psf is around 8-10% cheaper than Icon 2. Strange.
For 10th floor, 1164sft, 2 rooms, 2 bath, no balcony, facing school, inner corner unit, Price is RM1,205k.
(For similar unit, diff design, similar size, Icon 2 is selling at RM1.3mil)

Oh, for time being, early bird discount of RM65k per unit regardless of size.

Installment only start upon completion by 4 appointed banks which rate is at BLR -1.9

For booking, RM30k is required upon signing and balance to be paid during S&P which is estimated to be in Aug/Sept.

They estimate rental to be around RM4.50 per sft which, a 1164sft unit will fetch around RM5,200.
Maintenance - First year free and subsequent is at RM0.35 (RM407 per month).
It is freehold.
1 side facing high tension cables but they assured the Naza/Government project which is just oppositethe road will convert it to underground.

Other guesstimate new buildings opposite the Icon. (according to them)
1. Trade & Convention Centre
2. 5 Star Hotels
3. High end office buildings
4. MRT station

Slightly off of this Icon, they say Sunrise will build a 3 blocks highrise super expensive condo. (next to Matrade).

In front of Icon, there is an empty piece of land, they seem to be reluctant to talk about it but the way they answer it, should be another high rise condo coming up.

So... what you think? Worth the money?

Points to ponder
1. Low downpayment since they absorb RM65k from the 10% deposit.
2. 3 yrs completion only start paying, so, potential property value increased around the area or at least maintain same price. So, if by 3 years time and financially not stable, you give up and lose few thousand on stamp duty?

An overpriced development by a developer with a lousy track record (Chinaman attitude).

The location is on a cheap piece of land in Mukim Segambut surrounded by high tension cables but they try to bank in on the proximity to Mont Kiara. I guess lots of ppl got suckered by the nice design etc.

i was told by the TMS guy that the units now price at RM1200psf....sale status unknown, tower 3 is open for booking too now. show unit is being built on site.

yea i saw the construction of showhouse is ongoing, seems like almost finish , and they put on a giant poster and put the spotlight on it during night......saw it when on my way home back just nearby

heard about this land sit on the land own by majlis agama WP. the deal is that the developer get 3/4 of the land and in return built them the MOSQUE(not surau) in future on the remaining 1/4 land...

old condo in MK (mostly Sunrise brand) generally are offering for sale at 450psf to 550psf

newly completed one from Rm600psf to as high as RM800psf

new launches ---- kekekek 1,000psf wow wow wow...

Units less than 1,500sf and less than 1.0 mil are the choices for investors.

where ur unit? i also live somewhere nearby there...

dun underestimate this area....many old and lousy area like cheras maluri also price tag to at least 700psf above oledy...this area is not consider old place, and it's near to mont kiara and sri hartamas....living environment consider very well, or else our king also wont built his new palace at here..somemore this place so near to KL center....

anyway,yesterday i went to the icon residence show gallery to take a look,apparently it is not fully completed yet,as it was still until some cosmetic renovation,but they already open for booking,looks desperate for me.and the price, starts from 900k++ - 8mil++ (max),ambitious enough,hmm ok.i personally like the 1 bedroom suite which is about 1400sq feet.

oh ya,for those who asking bout the high tension cable nearby,yes,it is just across the road and there is your cable.

jalan duta jam is it?....but jalan dutamas raya and persiaran dutamas still ok wht...i use it everyday morning and evening....frm city center..come out office 6pm, always reach home 6.30pm...

min price selling at ard 1mil for 1bed rooms...
1.25mil for 2bed rooms.. they advise the pontential 1malaysia tower will build near to this area as well..

for me, i still going for MK instead of this...

tihs the first building i see that connects architecture value to the future.. it comes with a price of course. despite many critic speculators on this, i think its aesthatic will attract buyers. poor fags will say "who would spend 1mil+ on this" , "i rather get xxxx" have no idea how little 1 mil is to big investors nowadays.. if i have the money i dont mind getting it as a weekend/foreign home too sad.gif

i think the hartamas regency is undervalue la....only around 400-500psf......quite good location..walking distance to solaris MK and dutamas......

If your product is good, you don't even need bulk sell to you contractor. This is like back to old age system, Barter System...Well, when come to Barter system, you can call any price but no money involve. You can sell 1200psf, 1500psf, 2000psf...but another party i.e. Chinese contractor will jack up the cost also...


Someone dare not mention about this Chinese contractor name and I see it as a marketing gimmick...

I understand that the china company pulled out already....but I do have a question re this barter.

It means the china company will build the whole project in exchange for 96 units priced at 1200 psf. I get that.

In order to get cash, the china company would need to sell it at higher than 1200 psf to make a profit, am I right?

If MS still have unsold units at 1000 psf, when will the chinaman be able to sell his marked up units?

5 years?

It was reported in newspaper that TMS has sold many units from the Taiwanese friends (really from Taiwan one) they brought in.... all investors

Just visited the showroom. The price is between rm1,100. 1,200 psf. Hell that is expensive.

I think with this price i prefer KL eco city.

Good luck with both icon and iconz project. Both are super expensive!

This is the most overpriced project few year back when MS launched it. Glad that it is not abandoned. The loss making proj by MS so far.

it was always about 1k plus psf haha..
any mahsing insiders here care to share why is it so overpriced compared to other MS projects that are already overpriced.

I'm in the building construction line, hope can shed some light on your curiosity.

With this kind of facade design features and over 200 different unit types, you cant compare a bmw and mitsubishi. Both car are indeed good cars but different range, depends what you are looking for.

No other developers so far i see will or able to construct the same design if you like. The spec i rmb also not bad and the designed by international S'pore architect based, local architect wont be able to do such highly complicated project.

If you are seriously wanted to know why the price is higher compared to the other, you really need to drop by to the sales gallery to find out yourself.

this project really overpriced...if not mistaken...4 years back oledi sell at 800psf onward....about same price compared those procject in KLCC vicinity....

but after 4 years...those KLCC vicinity projects some can reach 1600psf...about double from initial price...i dont think this project can get this kind of price tag....those bought the unit for investment can start crying now.... the surrounding really cannot match this iconic design...dun expect japanese, koreans or amor want to stay there...really not convenient...

It's the same architect firm that design mirage by the lake. Yes, this kinda facade is rather unique n complicated, n it costs more money for such development.

The building is awesome and unique too. I like the concept. Every units are different. I went there few weeks ago. Agree with wru. And you should get there for the visit. They do open during weekends.

i have passed by the construction site. Just never go in the showroom. The design of the building is special, two thumbs up. But my concern (me only) is the elevated road and HTC in front . I am anal about such things blink.gif
also the DUKE highway is behind, right?

yeah agree its awesome in so many different ways.. and the building design changed 2/3 times thats why the brochure looks different.

Like your thumbs up. Maybe I can share some of my opinion to u, I think the elevated road in front is the main road and it makes my way easier to KL through Jalan Kuching or Jalan Duta. I dont really prefer center mont kiara, too jam inside. Oh ya, I forgotten about the HTC, didnt realise last time. But maybe we can check with the development that nearby like NAZA or Icon. But its not too near right?

yahp, the elevated road is actually jln dutamas part which is heading toward MK / publika side. But residents of Icon doesn't seem to be able to access this directly (not sure in future). They still need to make a u -turn further up. True, MK centre near Plaza MK is bad jam.
The HTC distance is same as from hartamas regency, basically directly across the main road (4 lanes?). But not as close as that Palazio to HTC. Some people will not like it. I read somewhere they say Naza project will move the HTC cable to become underground.
So I think buyers may have a dillema, which one to choose? HTC or Duke facing? for me I would choose HTC facing if die die want to get this and can't get the inside facing units.

Very near but the distance should be qualified by government right? Too near I dont think the developer can build condo/apartment there. The only thing is we dont feel nice when see it. But for me still okay because like kensington, hartamas regency and solaris dutamas also near what.

Thinking to get 1 as they are offered fully furnished unit for 2br. Paid a visit by appointment to view actual show unit. It's quite nice for exterior and interior too. Anyone view yet?

When I visited the sales office last month, the developer had about 20%++ still unsold.

Developer price for balance units was around RM1000psf +/-

Appears to be around the same as launch price. So don't see how the initial buyers would be able to sell higher than the developer's balance units, especially since developer's units come with freebies.

I went to the actual unit to have a view yesterday, some finding to share:

advantages:
1. very nice & grand air-con lobby, impressive.
2. Matrade center is full-force on going contruction, for sure dutamas area will be boomed in near future
3. the SA of icon keep saying the direct access from DUKE to persiaran dutamas is confirmed, if really true, it will be great news for project nearby as well, like Verdana, 28 dutamas, Concerto...
4. Matrade is a interchange station of both line 2 and line 3 (circle line), again, a boom factor for this area, just dunno when can deliver
5. nice skyline, nice workmanship.

disadvantages:

1.in average 4 - 5 units per floor but only served by 2 lifts and 1 service lift, this will definitely cause problem (compared with Concerto, which 3 units per floor but served by 4 lifts, with private lift lobby somemore)
2. the corridor, hmm...million dollar unit but the corridor seems a bit low-ended....
3. limited facilities (only swimming pool, jacuzzi, gym, multipurpose hall, child care etc), expecting to have at least table tennis or badminton, but even the swimming pool also very small
4. drop-off point a bit small and not wide enough, I almost hit my car when I turn out.
5. 1 carpark for 1 room, 2 carparks for 2 rooms unit, but can't buy or rent extra carpark, so if I have 3rd car, how? park at roadside? and its design is not anti-ramp like concerto, if your carpark is at higher level, so need to keep on turning and turning everyday...
6. price (most important), average 1,000 per sqft after discount, means its 1,700 sqft cost you 1.7 million, compared to concerto 1,700 sqft for only 1 million plus, this might be too over.

My advise is you may check out Concerto, which is just nearby, heard they are providing 4 carparks with 10% disc now, and you may get 5k extra rebate if refered by existing buyer. (FYI, I am Concerto's buyer, haha...)

this is one of the most overprice project by Mah Sing...from the day it lauch alrwady consider overprice, 3 years after, ppl still think is overprice....eventhough now almost VP also not many ppl discuss about it..


very failed project...this kind of pricing...1million to get a 800+ sqf condo..rather go to find those subsale at mont kiara, real mont kiara, almost can get more than 1500sqf condo with the same pricing...

though the location is not that attractive at this moment, but is definitely as another hotspot in near future once the whole new matrade convention and exhibition center VP in year 2016.
this area will be transformed eventually for the completion of KL metropolis, but it takes at least 15 years.

when i booked there were only about 5 units left however. i took the 12th floor, they had a 23rd floor available but that u would need to pay another 100+k which seems a bit ridiculous. price was around 1.4m... took the 118x sq ft one with 2 balcony tower 2.

4. drop-off point a bit small and not wide enough, I almost hit my car when I turn out.
5. 1 carpark for 1 room, 2 carparks for 2 rooms unit, but can't buy or rent extra carpark, so if I have 3rd car, how? park at roadside? and its design is not anti-ramp like concerto, if your carpark is at higher level, so need to keep on turning and turning everyday...
6. price (most important), average 1,000 per sqft after discount, means its 1,700 sqft cost you 1.7 million, compared to concerto 1,700 sqft for only 1 million plus, this might be too over.

My advise is you may check out Concerto, which is just nearby, heard they are providing 4 carparks with 10% disc now, and you may get 5k extra rebate if refered by existing buyer. (FYI, I am Concerto's buyer, haha...)

share what? i was looking at the cheapest unit on offer, 1.2 or 1.3m i think for 11xx sft one bedroom (something like that) only units shown to me were facing the highway (DUKE?) the units were nicely fitted , big units. walking around the common areas th lobby, office (i thnk in future will be management office or club house rooms) are quite luxurious. in the unit itself if windows shut cannot hear the highway noise, but windows must be closed. i remember the car park ramps are narrow. the positive drivers for this development will be kl metropolis and circle line MRT, must hold for 10 years.

Surprising because they have just repainted the exterior.
