DUKE highway, yes, at the back of Icon.

yahp, the elevated road is actually jln dutamas part which is heading toward MK / publika side. But residents of Icon doesn't seem to be able to access this directly (not sure in future). They still need to make a u -turn further up. True, MK centre near Plaza MK is bad jam.
The HTC distance is same as from hartamas regency, basically directly across the main road (4 lanes?). But not as close as that Palazio to HTC. Some people will not like it. I read somewhere they say Naza project will move the HTC cable to become underground.
So I think buyers may have a dillema, which one to choose? HTC or Duke facing? for me I would choose HTC facing if die die want to get this and can't get the inside facing units.

Very near but the distance should be qualified by government right? Too near I dont think the developer can build condo/apartment there. The only thing is we dont feel nice when see it. But for me still okay because like kensington, hartamas regency and solaris dutamas also near what.

Thinking to get 1 as they are offered fully furnished unit for 2br. Paid a visit by appointment to view actual show unit. It's quite nice for exterior and interior too. Anyone view yet?

When I visited the sales office last month, the developer had about 20%++ still unsold.

Developer price for balance units was around RM1000psf +/-

Appears to be around the same as launch price. So don't see how the initial buyers would be able to sell higher than the developer's balance units, especially since developer's units come with freebies.

so a 2BR at about 850sft is 850K after discounts? isn't that a good price for that location?

If not mistaken, 2br size that available now are about 1200sf.

I went to the actual unit to have a view yesterday, some finding to share:

advantages:
1. very nice & grand air-con lobby, impressive.
2. Matrade center is full-force on going contruction, for sure dutamas area will be boomed in near future
3. the SA of icon keep saying the direct access from DUKE to persiaran dutamas is confirmed, if really true, it will be great news for project nearby as well, like Verdana, 28 dutamas, Concerto...
4. Matrade is a interchange station of both line 2 and line 3 (circle line), again, a boom factor for this area, just dunno when can deliver
5. nice skyline, nice workmanship.

disadvantages:

1.in average 4 - 5 units per floor but only served by 2 lifts and 1 service lift, this will definitely cause problem (compared with Concerto, which 3 units per floor but served by 4 lifts, with private lift lobby somemore)
2. the corridor, hmm...million dollar unit but the corridor seems a bit low-ended....
3. limited facilities (only swimming pool, jacuzzi, gym, multipurpose hall, child care etc), expecting to have at least table tennis or badminton, but even the swimming pool also very small
4. drop-off point a bit small and not wide enough, I almost hit my car when I turn out.
5. 1 carpark for 1 room, 2 carparks for 2 rooms unit, but can't buy or rent extra carpark, so if I have 3rd car, how? park at roadside? and its design is not anti-ramp like concerto, if your carpark is at higher level, so need to keep on turning and turning everyday...
6. price (most important), average 1,000 per sqft after discount, means its 1,700 sqft cost you 1.7 million, compared to concerto 1,700 sqft for only 1 million plus, this might be too over.

My advise is you may check out Concerto, which is just nearby, heard they are providing 4 carparks with 10% disc now, and you may get 5k extra rebate if refered by existing buyer. (FYI, I am Concerto's buyer, haha...)

this is one of the most overprice project by Mah Sing...from the day it lauch alrwady consider overprice, 3 years after, ppl still think is overprice....eventhough now almost VP also not many ppl discuss about it..


very failed project...this kind of pricing...1million to get a 800+ sqf condo..rather go to find those subsale at mont kiara, real mont kiara, almost can get more than 1500sqf condo with the same pricing...
