Am staying in fenced and guarded, at the time of purchased, owners required to sign Security Services Agreement with the developer. Now the RA takes over the security employing 8 (5 Nepalese and 3 locals) divided equally into 2 shifts. There's 336 houses all in the precinct whereby each required to pay $110 per month. Collection is 83%, uncollected are those vacant units mostly.
RA has this practice, anyone with more than 3 moths outstanding will have their access card blocked. They'd need to get down to open the boom gate themselves. It works!!! Makes collection easier and prompt.
RA now has more than 500k in its coffers after 3 years taking over the security matter from developer.
Is this good?
