This is a normal practice by developer to register a new company for each of their project. This is to avoid mixing the accounting and legal implication to the parent company. No need to speculate. Let us see what happen few months down to the road. BTW, anyone called developer and check when they start piling? there is also an alternative slip road which go thru tmn medan and Guiness Anchor factory no need to pay toll.

i brought along my offer letter. Actually they also check via their internal loan system taht u have taken up such loan. I went to Puchong OCBC branch. Nicely treated just the queue is slow.

it is necessary to open the account so that developer can bank in $$ to u. Not u issue check to pay $

I try to take a pic from where i stay now but unfortunately I can't find a spot at my place which allow me to see whole view of the naked land. unless i enter to other ppl's unit or go into the low cost flat. hahahaha. Anyway I saw a few trucks moving around the naked land. Piling machine is there but not much activities although someone told that it is for the shop. Probably need some patient.

yea. i sighted some earthwork has been done last week. But din hear any piling sound. I saw the machines are roaming around the site. Din see a single cent being credited to my account. Actually during 1st piling, PA1120 will send letter to bank and cc us to demand for payment.

It should be after piling is completed then release $
Instalments Payable % Amount 1. Immediately upon the signing of 10% RM this Agreement. 2 2 2. Within twenty one (21) working days after receipt by the Purchaser of the Vendor's written notice of the completion of:- (a) the work below ground level 10% RM including piling and foundation of the said Building comprising the said Parcel (b) the reinforced concrete 15% RM framework and floor slab of the said Parcel Ā© the walls of the said Parcel 10% RM with door and window frames placed in position (d) the roofing/ceiling, electrical 10% RM wiring, plumbing (without fittings), gas piping (if any) and internal telephone trunking and cabling to the said Parcel (e) the internal and external 10 RM plastering of the said Parcel (f) the sewerage works serving the 5 RM said Building (g) the drains serving the said 5 RM Building (h) the roads serving the said 5 RM Building 3. On the date the Purchaser takes 12.5 RM takes possession of the said Parcel with water and electricity supply ready for connection to the said Parcel 4. Within twenty-one (21) working 2.5 RM days after receipt by the Purchaser of the written confirmation of the Vendorās submission to and acceptance by the Appropriate Authority of the application for subdivision 2 3 of the said Building 5. On the date the Purchaser takes vacant 5 RM possession of the said Parcel as in item 3 and to be held by the Vendorās solicitor as stakeholder for payment to the Vendor as follows:- (a) two point five per centum (2.5%) at the RM expiry of six (6) months after the date the Purchaser takes vacant possession of the said Parcel (b) two point five per centum (2.5%) at the RM expiry of eighteen (18) months after the date the Purchaser takes vacant possession of the said Parcel -------------- TOTAL 100 RM ========

I didn't receive any notice. For 1st disbursement, piling must be done and certified by architect. This is what I know from my previous experience.

Hello graneon, cool down man. Many of here are first timer, pastilah mereka ini risaukan. Itu hard earned money mereka. Bagi buyer yang ade experience, mestilah lebih tenang. I dah kata kepada mereka, VP early nampaknya tak jadilar, tapi i rasa siap dalam 3 tahun ini pasti jadi. I dah nampak banyak earth work kat site. Furthermore Peter's group punya projek taklah terbengkelai, cuma kualitinya mungkin kurang sikit. itulah pendapat 2 sen saya. Hello All, I wanted to bring this up again since the construction has started. Does anyone has any intention to talk to developer to add more electrical plugs, socket, ceiling fan point, network cables etc? I don;t mind to add some monies into this rather than after the construction completed and we hack the wall again.

I think it's better we arrange a meeting to meet the developer. Ask them to come out with a standard package to let ppl to opt in. this is more convenient for both developer and buyer.
