Yup they send the notice to all owners but u have to purchase 1 carparks at the original price before you are eligible for the 50% (something like that can't actually remember)

There is a notice that the second entrance will be operational on 1st Oct onwards but only useable for residents....

After all this discussion...at the end of the day people will still queue up to buy. That's the case now...

In terms of occupancy for Block B1, B2 & C it's about 50% and likely higher for Block A1 & A2.
Speaking of...which condominium that is completed recently have a good occupancy rate? Similarly G Residence? Scott Garden? Still as empty....
It's the same for all the newly completed condominiums.
That's the problem here....tons of investors...

Yea true enough...I know it handed over recently.
It's the same with almost every other condo that is recently completed...
Occupancy is a common issues now...it's because of the enormous investors.

Actually it's common everywhere and it's their privileges anyways. I realized a lot of people seem very unsatisfied about staff purchase when it comes to properties...but isnt it happening in every other industries? Staff will and always have better discounts and privileges to obtain it before the public...

I) work in airline company u get cheaper priced flight tickets
II) work in hotel u get better rates
III) work in electrical or electronic companies u get cheaper prices and chances to obtain the devices earlier/first compared to the public...

I mean the list goes on....

This happened before....and it's still happening!!!
The last incident those thieves went through the toilet windows.
Similarly again...make sure all your toilet windows are locked before leaving the house.

Actually with the amount of renovation ongoing I think chances are they will be thieves around...the security have to be more alert!! And nevertheless be more careful ourselves...

Damn frustrating also la...

Actually it happened before and they did issued a notice to all tenants becareful and make sure you lock all your windows before leaving.
It happened earlier this year someone climb through the windows at the toilet...

Because of that I installed grills for both the yards and all the windows.

Nevertheless the security should be more attentive to strangers coming in and out.
But chances are sometimes due to the renovation works...stranger could slip in and out....

For added security once u install your grills, u can get a padlock with motion sensors. It's available in the market now. Expensive thought 300 - 400 per padlock.
Lock it from the inside and active it...one someone touches your grill..it will go off.
It's damn loud...that eliminates thieves that sometimes saw off part of grill removing the ear with the padlock.
Word of caution : it's damn sensitive and sometimes raining of heavy wind could trigger the alarm.

There are multiple of models...u can decide which one you prefer from the entire list.

Very expensive for padlocks. U can get it Malaysia already...and yes lithium battery operated, waterproof and all...

the alarms go up to 120db to 190db - security house below also can hear....
120db is almost equivalent to nearby airplane engine sound
190db is like a rocket launching pad

We can actually explore it with the management???

On the same matter...I am actually using maxis home wireless broadband.
The speed is quite alright although at times (usually peak - 8am to 2am) could be extremely slow and it does choke out connection at times!!!
Their highest package quota should be sufficient for any users unless you are those that torrents HD movies.
Anyhow Maxis throttle torrents speed during peak hours render it almost useless and it's usually at full speed during off peak (2am - 8am)

Speed : 21mbps
Quota : 48gB (12gB at 8am to 2am / 36gB at 2am to 8am)
Cost : RM 169 (RM 159 for maxis postpaid customers)

Seriously I would prefer a wired broadband option anytime as compared to this wireless broadband whereby your speed could be throttle and that quota crap which you have to adhered to always...surf responsibly as what these providers are saying....
And YES 4G is the worst throat slaughtering provider....

U can not buy a carpark from owners. The carpark lot purchase have to be tied back to your strata title. So when developer apply your strata title they should have included your carpark lot.

I think YTL is planning to submit their strata title application soon that's the reason for them to offload the carparks if they don't do so now once the strata title is issued the carpark lots cannot be sold and will remain as a common property of the development.

If your carpark lot does not appear in your strata title upon issuance it means your carpark lot belongs to the common property of the development and not you....
It happened it a lot of other developments...so pls take note of this.

It's even worst for those prestigious areas...KLCC etc
So really it ain't a problem that only exist in Midfields...

That's new to me...
Carpark lots does not have any individual strata title.
Carpak lots are known as accessory parcel.
And accessory parcels have to be attached to a strata title which is the apartment unit itself.
That have always been the case....and well documented in the strata title act.

Maxis also comes with unlimited quota except it toggles your speed to 128kbytes once u reach your limit making it almost useless....

I am interested to know the reliability of P1 as well....since they are providing unlimited quota without throttling the speed.

I am using the HSDPA Home Wireless Internet that comes along with a 21Mpbs Modem + the dect phone.
RM 158 (postpaid customer) for 48 GB.

Ahh the speed well it's sucky at times and typically quite fast during off-peak. So it really depends on when you are using it. But on normal circumstances it's acceptable for casual surfing...
I am quite sure it would have been faster for the LTE package which is also about the same price as well.

And pls moving forward, there is no such package as unlimited quota from Maxis. Thy have change their policies and those under unlimited package are now capped at 30Gb. You may find more information here :-

Actually a 48Gb quota (12Gb peak hours and 36 off peak) should be sufficient for most users except for heavy downloads of HD movies and HD streaming.
Which is exactly my case now...

Even until now...I still quite pissed off that I have to manage my downloads every now and then....
So with P1 providing unlimited quota for the first 24 months. I think it's a good alternative to whatever options we have at the moment.
It's only how reliable the speed is? If anyone have tried and tested it...pls share it here. Thanks!

How would the management know which owners allows or which owners does not? I m sure if you inform the management to allow a specific car to park at your lot and they won't fine and clamp it. First thing to ask. Have you communicate your written request so it's recorded?

The guard are not being Kay Poh they are doing what they are supposed to do...it's our responsibility to inform them if we decided otherwise isn't it?
I mean if the management does not clamp those cars some people will complain but when they clamp people also complain??? Doesn't seem right doesn't it?

Have you installed the grill at your yard n windows for the bathrooms? If you haven't please do so as quickly as possible....

These fellas are targeting units without any grills or windows because they can easily access your unit climbing through the side of the lobby area. Its mainly the construction workers due to the ongoing renovations regardless the management should be more cautious wit the visitors coming up but no harm securing your own unit as well. These are all opportunistic criminals so avoid giving them any opportunity...

Happening once could be incidental but second / third time you ought be careful...it could mean your have been targeted and there must be a reason behind this. Stay safe and do please secure yourself and highlight this to the management security so that they keep an extra eye on your unit...try accessing the CCTV if it's any help and identify this individual...

Really? Almost all the condos grill up their own foyer and such isn't? There is a reason why every single condo nowadays does have their standrd grill design! Almost all landed even with gated and guarded security also grill up their houses now no?
