I supposed when they received the license to start launching they receive it for both phases (whole project), so it means they can already take booking for 2nd phase. But when asked the exact price of the 2nd phase they just said '3% increase'..and they still dont want to ke any confirm booking for now.I guess they just want to see the response of P1 before deciding for P2. Unless the promotion period is extend again until maybe July, I dont think the price of P2 is much different. 0.5% the most biggrin.gif

Not just DA.I think all are overpriced now in KV. Whether it make sense or not is another story thats up to individual preferences. Owner/Invester/Bystander/first time buyer/confuse buyer all have their own version..

I've been scouting for my 2nd property for my own stay for the last 6 months..went all over, checking every show unit available, (all in KV) but end up in DA.hahahhah.. biggrin.gif My first choice is DPC, but for obvious reason, I have to settle with my 2nd choice.. tongue.gif

Only time can tell smile.gif .+ve news is Tigerbank will open a branch there. If they dare to open branch there, means they expect volume.I hardly see any tigerbank branch without car 'double parking' during lunch hour..haha

I do mind (like most buyer I guess). But having a look at non GnG price, I think GnG price will be more expensive and out of my reach. So my strategy remains. Setup a strong RA, push SD for parameter fencing and Guard. Do collection very month (like GnG).

Nowdays I think we lack of 'togetherness' in our neighborhood. Most people dont even know their neighbor. I really think the old Rukun Tetangga concept is brilliant. But since everybody busy, we substitute this with the lousy guard and expect them to take care of our property (like they care.. tongue.gif ). But if we have a strong RA, we can help each other, screen for better guards, push developer for better facilities, help neighbors during Raya/Festival time/working hours etc. Get close to each other..If outsiders/bad guys know we have strong RA, at least they would think twice before entering the neighborhood for doing crimes...

I hope all the safety issue will improved once the township is maturing.

If I was born King, I wont have all this issue...haha..but what to do.. wink.gif

Yes, agreed with you. We should get together and push SD to fence up and implement guard house. The more people write in requesting for G&G, the SD might catch our message. The property in DA already exceed million!!. It is no longer cheap.

So let's start writing our letters. Who knows it might work.

BTW. I am your new neighbour Aster Grove. Hope to meet guys soon and start RA to build a better community.

Received call from my SA saying for P2 Aster Grove all unit will be open for balloting. No pre-booking allowed. So those interested still have 50/50 chance. Only P1 they allowed pre-booking for staff purchase and early bird.

Price forgot to ask smile.gif

I would say most of the AG buyers are buying for own stay and not for investment. Cant imagine how much the value would be when complete in 2-3 yrs time. Then what about the other superlinks in the earlier phases..? The semi-ds..?

Last Semi-D launched Willow Park also starting @1.7m..dun know how much the price for next semi-D launch. But I think once reach 2mil mark, its very hard to sell already..

Some update from AG P2 Launching today. I went there a bit late around 10.45am. SD set a tent out side the sales gallery for the launch. The ballot has finished earlier, and they were now in booking process and selecting their unit/s (those who were selected). So I just went out to get my 'free' breakfast and let my youngest kid played with the sand art they provide there (FOC too). I actually need to collect my copy of SnP so I waited for my SA since he was busy with the launching. Finally get hold of him and get all doc from him..Stayed a little bit longer to let my kid finish-up with her thing while I took some photo. Decided to ciao around 12.15pm to pick up my eldest from her english class in KD (and after tummy full ... biggrin.gif ) . Some photo I took..sorry not so clear, my phone lousy one..

Hi there neighbor..Maple sold out one month ago. Im the few last purchaser. I got waive of all that under the promotion period but very hassle, since the rule is very tight for you to enjoy the benefits offered. (due to also tight loan approval ruling now days) I fight for the benefits and got it, because I believed the price is premium and they have factored in all those "benefits" into it..So dont feel bad, perhaps you got a better deal than mine.

Which phase u got? 1 or 2. I got P2 since when I bought P1 are all sold out sad.gif MT is one of the slow seller I guess maybe due to the 1st floor kitchen concept. But Nevertheless its sold out already by now.

Although I do have some concern on the design (my only concern, the rest fit the criteria biggrin.gif ) but after some poisoning by HM, I just jump in. Her exact word "Y do u care so much? I never cook...." seal the deal that day.. icon_rolleyes.gif

Since we got single entrance to MT, we should write up to SD asking for fencing. Good if we can get few more MT purchaser

I complained to one guard who is working at another phase, he came to my house with is boss and 2 other guards, and said they would make sure things would be improved. But nothing happened except for a second attempted break-in, through the roof happened again. This time the owner said no point of reporting to SD anymore.

We are trying hard to finally hire the security on our own as soon as possible now. You may have better luck with SD but I made a conclusion already. SD only know how to build houses and make lots money out of it, and if there is nothing stated in B&W that they would provide security, then I think you should not be hoping much, or at least be prepared to work really hard.

And some guards even said they are hired to guard SD properties (unsold units) and not the residents' smile.gif . And to me, if SD can't even provide decent security guards for us, we can forget about asking them to do fencing around our neighbourhood, which also has single entry/exit point.

I have more to say, but that's all for now.

Thanks for the insight..Maybe 'begging' from them wont work.Maybe we should try other method/approach..Im thinking of getting nasty with the Press if they continue to act this way biggrin.gif . Hurt them where it hurt the most..the 'pocket'..If we have strong RA we can do this..Im sure they dont want bad image of their own township. ..

Regarding the fencing, if Im not mistaken, if we can get 85% consensus of it, developer cant deny us. We should get current and future owner to sit down and plan the next action. The more the stronger.. rclxms.gif

p/s: I saw in news that KJ RA can even blocked/delayed an approved developer project for PKNS football field beside LDP. Now become big issue (put aside the political gimmick for a while) even MB are force to give statement on that now. But have to admit KJ people are old/matured resident who have live long enough to have a very strong RA. Nevertheless thats my point. Bro RFM, since you are the current residents, maybe you can propose in the next DARA meeting to include future owner like us. Verification can be thru SnP,booking slip..etc. Im very interested to join. We should bombard SD office with all request for better facilities/security. thumbup.gif
