Hi all, I've recently seen a place here for sale. Seems like a good place. Would appreciate any feedback from anyone who is currently or recently staying there?

I've only seen it once, the owner took me around the place. It does have that low density feel and it's spread out over quite a large area.

Current pricing seems to be
RM550k - unfurnished
RM600k and above - fully furnished

i've stayed there in the past

very peaceful, very quiet

as you know, parks nearby

now very easy access to KL via the flyover to Subang roundabout > NPE > Berjaya Times square

or the roundabout > Kesas

or roundabout > Kesas > Puchong > Putrajaya

if boring, can go SS15 to eat, watch movie at subang parade/citta mall

I hate kelana jaya as a whole, but shang villa area is an exception.

Its a quiet and peaceful place to stay. Quite a lots residents are family and senior citizens.
But also have some units have been rented out to working adults and Lincoln college students.

The price probably vary depends on rooms, floors and facing; but as you said, unfurnished/partial furnish is below 600k and FF is >600k. Consider of psf still < 500psf which is not bad.

Only things dislike is the lift is pretty old and always out-of-service. And somethings got scary sounds and bad smell (I guess is due to the cleaner use the lift to transfer the rubbish bin)

how many students r at lincoln?
all stay at shang?

is block A or B LIFT the 1 that always brek down?
guard says block B, up there written A, and changed d

y no sinking fund? how to repaint then

Manipal no longer here I think, but Lincoln students look good as I see all local students. Lincoln is like 1 minute walk from Shang Villa, so I guess unless the students are local student, they will all stay in Shang Villa.

Regarding the lift, it breaks down often but it is not affecting the residents a lot as there are 4 lifts in total for each block. I would say it break down on average once a month or sometime more than one month for about 1-2 days, hardly any impact to the residents really as it is quickly fixed.

On why there is no sinking fund, not too sure about that. But one thing I am sure of is the management here is taking care of the surrounding rather well. Rubbish is collected daily even on Sundays, corridors and lift mopped DAILY. I would say maybe the corridor is even cleaner than my house where I mopped weekly lol. Overall the maintenance is very well done, very clean.

I think completed around 1999, Block A was completed about 1 year earlier than Block B.

Yes, there is indeed an LRT park and ride station, with overhead bridge. Walk I would say around 500m using the existing road. If there is a short cut later on, then would be much faster like maybe 200m.

saw google review saying that the management is bad, place looks very run down as it's not repainted, lift break down and stuff.

any updates from direct owner from this property? interested to know more

I stay nearby. From the looks of the development surrounding the place, it is poised to increase in price due to LRT already there and some new condos completing soon. Is there a new food court opposite?

If price is still 600k plus.... i think worth buying
