Hot damn didn't notice you should have PM-ed me. Intially launched at 90k but it was like 6 years ago, a lot of buyers waited for a long time, i think some even gave up servicing the loan thus a few unit up for grabs when it was completed. The amount of interest we serviced i guess was quite a lot already during the 6 years. There was no DIBS, no freebies etc. during that time. parking lot allocate 1

When I went to see my unit, serious was damn suprised u could get a unit with that price given talam's reputation. the lucky thing is IJM took it over and not built by talam otherwise i would have bailed out long time ago as well. i am vested, but after seeing the unit upon completion even make me wanna get a second one.

market price now has raised to 140k+, when i got my keys people were just asking 125k about 2-3mths ago. I told a lot of people that once it's fully occupied, then rent will go up slowly and the appreciation will go. That is my optimistic view lah, cos i see got potential there. The workmanship is not bad for my unit, only 4-5 minor defects which i had to rectifiy it myself, u know talam lah, waste of time to go talk to them. Now, u want unit also takada liao from what i know, those odd units probably have.

I'm looking for another one, i think it's a sound investment but no more units for sale for now. if any agents got any, please PM or give me a call thx. A lot of ppl here is interested but never replied or anything, smart ones just go buy it up and keep quiet wink.gif I mean for a 712sf apartment for 140k, where to get? savanna? arena green? i got my own transport.



It is high density, but i dunno what makes it so popular, i ask a few agents no more units, got also low floors and all which i don't like, gonna temp own stay as i might be working in TPM in the future, but my unit has been rented out already sad.gif Probably the unit is cheap and the rent is good, rental yield not bad u know, i posted it before so search my previous posts for the rental yield. gotta do ur own homework tongue.gif

Heard it was more like mix. Not to get ur hopes up, but for 140k, don't expect expats or only certain group of ppl. u will get 1malaysia and 1apa apa macam there. i don't go there often so i dunno what's it like now. probably someone staying can give some comments. i was initially looking at arena green but that 10 yr old building selling 200k above for 700sf, i might have to relook again on suria kinrara. just extra 8km to TPM according to google maps.

if ur looking for low density or high class, definetly not the place for u. heard got a few break ins and stealing stuff so they trying to evict the ones causing trouble. need to be more careful on padlocks and all. u need more updates got some kind soul here update the status. i got my info from there as well. this nice guy is trying to make and RA and a better living place for the residents. http://suriakinara.blogspot.com/

As far as i know, mostly hot area mention already been goreng for very spicy prices.
Those, PJ ,Damansara, Subang,...etc
From my point of view, there were another 2 strategic area we should hv some look given the sft not that high.Both recommended for stay & rent.
Sentul & Setapak (both also 'S' coincident)

Sentul now is under development by mostly YTL group with incoming project THE CAPERS/Maple/Sentul west..It also nearby to KLCC given several route to access it.YTL seem will bring this place with another new concept of living within the KL area.Price at this moment still consider affordable. rclxms.gif

Besides, i can see Setapak is currently upgrading from mid - higher end condo.Currently popular property coming soon is SETAPAK GREEN by UOA, 288&222 RESIDENCY by KP LAND, Zen suit @Zetapark SOHO, Platinum Lakecity by Platinum Victory. All this developer seem had a good history in property background.It surrounding areas seem attach with several new concept of Shopping mall and office blocks such as Parkson, Platinum mondrian, Crystalville plaza,as well as columbia hospital.I think talking about road of access, LRT, Mall, Medical, Banking, F&B, Education...etc is at the nearby surrounding.It is something happening and yet the price still affordable at this moment.Can't imagine wat price it can Shot up in the future???

There was still a big room for improvement for this both places and hopefully it will give us another opportunity for a good investment.thumbup.gif

there is one new development in PJ Sec 13 behind the Jaya33.
what do u all think abt it?
just found the name , it's call CentreSTAGE.

now new launch price in pj, sunway, damansara are crazy...i think most of it RM600psf and above...am i right?

RM600 for landed property is for outskirt of PJ/Sunway/Damansara. Depends on the developer as well.

There is one new condo in Cheras: Green Terrain, the design itself is tempting, detached-condo and it's cheap, but never heard of the developer before...
The developer is Performance Consortium and the contractor is Binastra Construction.
How you guys think about this unit? is it worth buying?
