in these days i am pretty sure many ppl are ended in
ASSETS-LIABILITY = LIABILITY

Even you stay in a BIG house and drive a BIG car, but you are in debt
if you liability excess your assets...

for mine..

age: 33
FD : 122k
shares: 24k
savings ac: 5k
car: 1 year to go rm 900 monthly
monthly salary drawn: 3k net
house: fully paid.

would like to get the concept money grow money but how?
let my shares 24k become 240k??

hey guys... i wonder wat the best for 30k liquid cash at hand and i can save bout 7k per month ...

im 22 this year ... any investment worth making atm?

mutual fund or stock option?

gold? or start a biz?

been having sleepless night naw ... thinking over n over again for my future ...

currently im working on my tutoring center

vehicle = car 80k ( fully paid, so x loan ), van 35k ( outstanding )

properties = none

stock = none

mutual fund = 15k

ASN = 3k

moneh in hand = 30k ( current account )

monthly wage = > 8k

i wanna knew the feeling of money begets money tho ... ^^ thank you for all the sifu for da comments

My advice would be to re-invest your money into opening a tuition centre since it is a business you know quite well and seemed to be generating good income for you. Hire more teachers to leverage on them. Then instead of saving RM7k a month, you might be saving RM70k a month.

Salary for each month is around Rm2500
invest 40% of my salary into the followings:
Life insurance= RM3600 p.a.
Medical Insurance= RM1800 p.a.
Education fund + insurance for daughter= Rm2400 p.a.
Medical Insurance for Wife = RM1350 p.a.
Direct Debit for Public Mutual Fund= RM210 per month.

you hv big ambition...to grow 24k into 240k...i belif only high risk investment like forex or futures can do it...of course, you need to have sharp trading skills for it.... if you can wait many years... buy a freehold property...appreciation rate is based on location.

or... do business biggrin.gif

i am sure everyone also want to have money grow money...
to have ambition is good so that your target could be achieved...
Buying landed property at this point of time seems to be risky and not a good timing
because the prices have been speculated too high over the 2 years.
i heard some said the property price may drop..
not sure if it is true..
i dun mind risk investment with guarantee return...

Interesting thread here and im new to here as well.

Would like to know my financial status either is sucks or still ok, (for sure not healthy rclxub.gif rclxub.gif )

Property : Landed house 160k, collect rent mthly rm 600 (Bought from parent at 75k, family ma.. sure sell at original price la, no outstanding)

Car(Japan car): 80k , monthly 800, 4 yrs more to go...
Parent: rm 400 - 600 mthly

Mutual Fund: 10k++ (Standing instruction: every mth deduct rm 100 from my account to this fund)
FD: 0
Savings: 3k++
Mom EPF: 10k (Invest on my Mum EPF account, higher rate ma..)
Insurance: 800++ per yr (Bought at very young age, thx ah pa and ah ma)


Every mths saving : range from 1k - 2k


Any advise to fix/improve my financial? Hope to purchase another property for own staying , cost ard 400k max. Currently staying with parents(thx ah pa and ah ma again).

Or i should forget bout it to buy property for own staying?

well say but as i said earlier i manage my own center meaning i have no time to built another one. By built i mean starting off again by scratch ... promoting ... getting credit from student and such ... i have in mind a few location to open some branch but the key factor in a successful biz no matter what is the manpower who runs it ... therefore now my main concern is i get the right admin to do it ...

Reinvestment in own business normally brings the highest gains as you would be the one who would be most familiar with the entire operation. Expansion does not mean more branches but could be increase in the size of your current operation. Employ subspecialist teachers for individual subjects. I know Malaysia is still at its infancy for tuition centre. If you could market your product well, your centre will be a kill. I always have the concept of providing free or half price tuition for outstanding students. These students are your marketing tools. You can brag about how these students came and succeed in your centre, prompting other mums to hope for the same for their children. Provide direct interaction with parents making sure the parents know their children progress. All these could mean more work but at the end of the day better returns too. Sorry for harping on, but that's my 2 sen.

Then you really need to work on enhancing your knowledge towards investments, and finding more and more safe instruments that you can invest in. Having RM122K in an FD is really a great loss of opportunity.

If we enter a bear market, having RM122k in FD is definitely much better than anything. Chances are we should be heading towards a bear market soon.

Agreed.. ppl who get burned investing in other stuff always keep quiet. Bear market is good for FD. Maybe a bear market is coming. brows.gif

Having around this kind of pay, but only manage to save 10% of his FD. I should consider myself a failure. Worked for 8 months
