QUOTE(HouseToLive @ Apr 1 2013, 10:20 PM) Yeah was also wondering if tht's the reply to my 0-lot question. Whts the price like for 0-lot nowadays? Yeah! Wuz referring to O-Lot in my earlier post. Asking price from RM2.4 mil onwards. May be those units closer to the HTC though. Overall, demand really subdued. Anybody knows about the occupancy?

QUOTE(HouseToLive @ Apr 5 2013, 10:45 AM) Pretty tough to get in for a quick look at any lots for sale. Just kepochi. I believe occupancy at best 50% compared to 80% to 90% in temasya. Both projects VP almost the same time rite?

QUOTE(HouseToLive @ Apr 13 2013, 09:35 AM) ...& SJCC just across the overhead bridge. Yeah! I think the only drawback is the lack of nice landscape ala DPC, Setia Eco Park & Sierramas to name a few. Otherwise, it would be perfect. I believe it is due to I & P's haphazard town planning cause the whole Temasya is actually pretty decent in size. May be it is also due to the fact that the place was never meant to have residential elements. Correct me if I'm wrong. So, what's the latest transacted price now for the existing and upcoming units? I heard the low rise condo will be launched in the next week or so. Indicative price is RM650 psf. Would be nice to get those units facing the golf course. But judging from past experience, sure kena sapu licin by directors, staffs etc

Breaking news: Temasya Glenmarie upcoming 2 storey Semi-d launch 56' x 110'. Super big land size. Built up about 4,500 sf. Only 24 units. But pricing of > RM3.3 mil a bit out of budget May be just stick to the Temasya Kasih condo. Heard there's a commercial area next to it with exactly the same concept as Giza. The place is just getting better and better

QUOTE(HouseToLive @ Apr 23 2013, 04:35 PM) Was at the gallery earlier... Scale model is already there. Land area is super large, but built-up smaller than Anggun. Design wise, I'd personally go for Anggun Location wise, Anggun not so ideal IMO. Moreover, there's only a few choice units due to the super duper power station next to it. But you are right, the design of Anggun is better than the upcoming launch. But the latter's land size very attractive. Bigger than most zero lot bungalows like Effingham etc

QUOTE(mrhawk @ Apr 24 2013, 09:55 AM) is this a gated gated project? Fenced & Guarded. The authorities do not allow Gated & Guarded project for individual titled properties anymore. Moreover, even F & G would require the consent of 85% of the property owners within the same project. I & P has actually initiated to obtain the consent from the owners for Temasya Glenmarie upon the signing of the SPA. They will also bear the security fees for 2 years upon VP. Then, the residents will need to set up a committee to take over the responsibility.

QUOTE(HouseToLive @ Apr 24 2013, 03:34 PM) 2 years? Good developer. To obtain the consent during SPA is good thinking too. Yeah, I guess the developer has improvised from Temasya Suria where the RA struggled to obtain the required 85% consent till today. Guys, what's the latest genuine transaction in Temasya Suria? Heard from my aunt who's staying there it has breached the RM2.1 mil mark for the 28' x 120' basic / end lot unit. Dunno how true is it? Really curious to see how much more upside in the development including the upcoming completion of Citra

QUOTE(jimmyay @ Apr 25 2013, 09:26 AM) Hi, is this the 3 storey opposite 28x96? Why is it 5 unit in a block? Yup. It's actually being marketed as 3 storey superlink due to the original plan and title approved by the authorities. However, there's a min 10 feet land by the side of each unit. Hence, it's more like a semi-d. Some units are even stand alone like zero lot. Land size 56' x 52'. Very squarish but wide frontage. Go take a look at the show unit. But I think it's almost sold out bar 1 or 2 units. This post has been edited by Rusby: Apr 25 2013, 12:16 PM

QUOTE(mrhawk @ Apr 25 2013, 05:00 PM) Is I&P putting up brick wall or wire fence? Anti-climb fence as per existing Temasya Suria front entrance. Should be sufficient as it is the norm nowadays. Incidentally, it is also the same one used by Setia Eco Park.

QUOTE(HouseToLive @ Apr 30 2013, 03:34 PM) Is InP still maintaining Suria or MBSA? I & P washed hand dy. Temasya Suria is maintained by their RA, set up at the end of last year. Each household needs to come up with RM300 up front joining fee plus RM2,500 yearly security fees, which will also be used to contruct a proper guard house. Apparently, about 60% of the owners have paid up till today.

QUOTE(cheahcw2003 @ May 1 2013, 12:55 PM) That is why many still think that I&P is not a township developer, same like another GLC sime darby wash hand and quit after developing. But to be fair, at least they are improving. First 2 years security fees provided by the developer FOC. Total perimeter fencing cost of RM70k borne by the developer too. Heard it'll be better in Temasya Citra cause besides the above, they will also undertake to build the guardhouse since consent had already been obtained from the owners up front.

QUOTE(jimmyay @ May 2 2013, 09:52 AM) The Citra 3 showhouse have a fantastic frontage but the internal usable area is just not practical...so small. What is the actual house size? 26 x 30? But look at those 28 x 120 behind them, they are huge. The house size for TC 3 is 46 x 30 if I'm not mistaken. Very wide frontage but may not be to everyone's taste. As for the 28 x 120 superlink, IMO it is very grand & practical. Especially the front entrance with abundance of space. Quality wise also pretty impressive. Just need to extend the wet kitchen a little cause it's a bit small if compared to the rest of the house. Definitely a better buy if compared to TC 3. But of course, for investment purpose the best would be the 28 x 70 in terms of capital appreciation percentage wise. This post has been edited by Rusby: May 2 2013, 05:21 PM

QUOTE(HouseToLive @ May 25 2013, 11:27 AM) Btw, does anyone know how high is the ceiling for Citra? Looks high from some wip pix I saw. Does it come with plaster ceiling? I believe it's around 12 feet. Plaster ceiling included. Looks really good now. But can't see any guard house being built yet. Not sure whether they'll fulfill their promise.

QUOTE(HouseToLive @ May 26 2013, 08:36 AM) It should b a 28x70. Else we would see an internal courtyard if its a 28x120. When is VP expected? I heard VP will be end of the year. Any pics of the 28' x 120' unit? Wonder whether they'll fence it up n build the guard house b4 then. That would be a tremendous boost to the owners in terms of sub-sale. Btw, I was told they r changing the design n facade for the upcoming super semi-d. May be to up the selling price n test the market cause not many units available. Just like their 3 storey superlinks / semi-d. Perhaps RM3.3 to 3.5 mil?

QUOTE(HouseToLive @ May 26 2013, 08:40 PM) Design can be very subjective. Tinta has I&P written all over it. Almost mistaken it as Citra . Yeah! It does look similarly close to Temasya Citra 28' x 120'. But not too bad nonetheless. Safe design
