Anyone seen the interior?
How's the finishing?
*
Finishing is pretty top notch except the staircase railing, which could use more modern design with glasses instead of pure steel. Otherwise, excellent all round with fantastic ceiling heights too.

For those interested... wink.gif

Temasya Cinta new double storey Semi-D.

Priced from RM3.25mil.
*
Is the design same as before? Cause I was told they will amend it. Land area should be the same. Not sure about built up. How many units for sale?

Can't wait to see their future superlinked houses' starting price.

This place is freakin' hot.
*
Yeah man! I heard those 28' x 120' Citra units are going for RM2.2 mil on the secondary market. Wonder how much they are gonna price those superlinks?

Semi D moving quite slow.

SLink could b only next yr looking at it sad.gif
*
Perhaps the price tag is a bit too ambitious. IMO, it should be capped at RM3 mil to attract more response cause the built up is relatively small if compared to the land area. Even the existing super link is bigger by 500 sq ft.

Wow, the entire hoarding is down... Left nothing to the imagination... Like a naked gurl on d bed but still teasing... LOL! Citra looks very very good. Things look well ahead of schedule. By the time it's VP, the landscape will look beautiful. That's d way it should b done!!! DRB, pls learn & raise ur game!! Good job I&P & congrats to d buyers.
*
Yeah! Sexy & beautiful. Wonder when will they actually handover since it looks almost done except for some minor works + roads. Also, will they fence up the whole development before VP as promised?

2.4m guesstimate only bro.

Wht u said is so true, Temasya is always valued higher. Crazy.
*
May be not so much lah! Since like you said, the footprint is smaller. Unless the built up can be bigger than Citra 2. But I doubt it could get any bigger than the existing one.

In conclusion, judging by the limited number of units I believe RM2.2 mil should be more like it if the built up is at least equivalent to phase 1. Happy hunting

On a separate note, I just paid a visit on the site. The front end of Citra 2 is really huge. I think can park 6 cars with the front gate opened. Impressive

May be 6 smaller cars or 4 standard cars cause the front end after the gate seems to be integrated into the unit. Feels like getting extra 20 feet of land courtesy of the developer. thumbup.gif thumbup.gif thumbup.gif

Saw an article in The Edge next week
Will launch Phase 5B n 4A in 2014
*
Yup. Read the article too. Suria won an award after VP for awhile dy. Another price catalyst for the soon to be VP Citra.

The design of the phase 4A semi-d looks good. But I believe the estimated price should be around RM3.5 mil. Getting way out of budget. Last terrace phase should be around RM1.9 mil with smaller land area and built up than Citra. Only 90 units available. Should be another balloting exercise.

According to The Edge, they will offer 90 units in Phase 5B with GDV of RM124.11 mil
Equal to approx 1.379 mil per unit
*
I seriously doubt so but if it's true the balloting crowd would be much bigger than Citra. The developer's SA actually told me it'll be around RM1.9 mil with land area of 28' x 110' and built up of 4k sf. But then, let's hope you are right. Fingers crossed wink.gif

Also check out Laman Glenmarie. There r 2 & 3 storey double frontage with Saujana golf course view.
*
What's the going rate for the double frontage LG units? Izzit close to Temasya prices? I browsed through iproperty on the soon to be VP Temasya Citra, which are going for RM1.5 mil (28' x 70') to RM2.3 mil (28' x 120'). Wonder what's the actual latest transactions for both developments. Anybody can share?

How's d subsale for Citra? Losing momentum or still strong?
*
Yeah! Would like to find out too. But I think even if demand is strong, loan approval will likely be an issue especially properties > 2 mil in value

Drove from Ara damansara today to temasya. Any idea why the jam is so bad along the old airport road. Jam seems to dissapear after the section turning into Kelana.

Went to temasya suria. The last time i came here was without fencing. The fencing... gives the overeall prisoner feeling. Could be better.

What is the new houses next to it? Pretty nice designs but where is the gated and guarded theme?
*
I believe the jam is due to the ongoing MRT construction.

Next to Temasya Suria is the 2nd phase of superlinks 28' x 70', 28' x 120' & 56' x 52' called Temasya Citra. The development will be F & G upon VP. Some units are going for sale now before handover.

*
Yeah! U can actually get a semi-d at that price but definitely not in glenmarie & Ara damansara area.

Temasya Citra VP in 2 months' time. Wonder if the sub-sale market is vibrant cause RPGT is at 30%

Maybe possible. Wait & see this year's subsale condition. If not, buy Laman Glenmarie.
*
I don't think it's possible. Latest transacted sub-sale was RM1.48 mil for 28' x 70' & RM2.15 mil for 28' x 120'.

Have been following up with a few agents. Owners don't seem to be in a hurry to sell. I believe mostly cash rich buyers with holding power. Summore latest RPGT already kicked in. Asking price will likely go up upon VP. Just m2c
