Honestly, moving out of TS is your best bet.......what's the point of living in place while hating it due to incurable issues........ Can sell off TS at 480k today n buy Tamarind instead?
I guess the point here is the upkeep of the property.
Don't think Saffron or Tamarind will have today's value if they look like some run down mid cost apartment filled with students.
And that's where TS is heading, judging from what I observe day to day now. And its worsen by the fact that almost 95% of TS buyers are investors.
Yeah it may not drop below 450k, but nor will it reach the 700k within 2 yrs state that you wish to see. In fact if things don't improve, TS will become mid cost apartment in less than 2 yrs time.
As owner, regardless own-stay or investor, we all have to consider our "contribution" to maintain the property's value. What's the point of holding on to a deteriorating property?
No fairy angel will help you to do the work.
It all accumulates from little decisions of you and I - choosing the better tenants, paying maintenance fee, supporting JMB.
But if you think that it's all part of a "bigger problem" that you have no influence, hence you decide to join the crowd and contribute to the degradation of the property and sit back happily thinking about the cap gain that you dream to get - that ain't gonna happen.
Pai kor - come spend a day and night in TS, and tell me, do you think that the tenant quality in TS will improve, if whatever that you see and hear goes on for another 2 years?
I'll tell you straight in the face - NO.
And by then owner-resident will get fed up and move out, and we'll see which investor Taikors are free enough to lead the JMB

(And if our TTTTTK got no time to lead JMB, there you'll have your mid cost apartment.)
P/S: my favourite great-yield-prop in JB happens to be my favourite condo for own stay - thanks to their superb upkeep and maintenance!

they are EVERYWHERE in the KV it seems..gosh seems cant escape renting to them..for me i rather leave my unit empty than to rent to ME especially "students" and african students..
konon nya coming here to study but actually just partying all day long and making a nuisance of themselves..
Don't think you need to leave it empty - still can find local tenants, just that they can't pay you so much.
But you don't need to worry so much about the lawless-ness of these foreigners!
