Well, I won't dispute that - the last time I walked there was 2 years ago.
But are they youngsters who party till 4am? Mind you owners with high floor units - you may be victim as well cause they do party at HOME, not just at pool side rclxms.gif

QUOTE(Pai @ Oct 17 2011, 07:27 PM)
A great yield play prop is never a good place for own stay.........Ts is no exception......  backcom Che u should know that majority of those who bought TS r investors who bought for either flip or rent.......they generally don't care much about the conducive factor for own stayers.........u r the rare ones who bought it for own stay hence have to put up with tenant's antics........

Bad news is these prob will never fully go away.......it will improve once more ppl moves in but again it won't go away.........which tenant upon moving in will tell the landlord that They will be partying until wee hours or they plan to damage their floors etc.......it's an inherent risk that will be associated with any form of tenancy......only light is you can hope that more own stayers to buy TS.......but like u or others have pointed out......Tamarind or Saffron r better bets if price is the same........but will TS drop to below 450k due to these issues.....the answer is NO.....else places like Casa Mutiara, Maytower, Axis etc wouldn't have doubled in values today.......

Honestly, moving out of TS is your best bet.......what's the point of living in place while hating it due to incurable issues........ Can sell off TS at 480k today n buy Tamarind instead?
*
I guess the point here is the upkeep of the property.
Don't think Saffron or Tamarind will have today's value if they look like some run down mid cost apartment filled with students.
And that's where TS is heading, judging from what I observe day to day now. And its worsen by the fact that almost 95% of TS buyers are investors.
Yeah it may not drop below 450k, but nor will it reach the 700k within 2 yrs state that you wish to see. In fact if things don't improve, TS will become mid cost apartment in less than 2 yrs time.

As owner, regardless own-stay or investor, we all have to consider our "contribution" to maintain the property's value. What's the point of holding on to a deteriorating property?
No fairy angel will help you to do the work.
It all accumulates from little decisions of you and I - choosing the better tenants, paying maintenance fee, supporting JMB.

But if you think that it's all part of a "bigger problem" that you have no influence, hence you decide to join the crowd and contribute to the degradation of the property and sit back happily thinking about the cap gain that you dream to get - that ain't gonna happen.

Pai kor - come spend a day and night in TS, and tell me, do you think that the tenant quality in TS will improve, if whatever that you see and hear goes on for another 2 years?
I'll tell you straight in the face - NO.
And by then owner-resident will get fed up and move out, and we'll see which investor Taikors are free enough to lead the JMB hmm.gif
(And if our TTTTTK got no time to lead JMB, there you'll have your mid cost apartment.)

P/S: my favourite great-yield-prop in JB happens to be my favourite condo for own stay - thanks to their superb upkeep and maintenance!

they are EVERYWHERE  in the KV it seems..gosh seems cant escape renting to them..for me i rather leave my unit empty than to rent to ME especially "students" and african students..
konon nya coming here to study but actually just partying all day long and making a nuisance of themselves..
*
Don't think you need to leave it empty - still can find local tenants, just that they can't pay you so much.
But you don't need to worry so much about the lawless-ness of these foreigners!

The only people renting this condo currently are middle eastern cause their gang here
They don't own car, so depend on monorail etc.

U can blacklist them
Then u have to wait lo..

They offer u rm2.8k will u blacklist middle eastern
Easier said than done
*
I don't agree with the statement that ME are the ONLY PEOPLE renting TS.
My neighbours are local families renting. I do see local nurses working nearby and local students too.
Of course they won't pay you 2.8k.
But then again nobody is going to stop you from accelerating the downward spiral of TS. There's just no need to worry about the "bigger problem" when you're happily bagging 2.8k rental every month... whistling.gif

We'll fix it when JMB is formed. Also wanna install hydraulic door closer at main glass door. A lot of idiots like to keep the door open after they get through, again defeats the purpose of having access cards doh.gif

Just a suggestion , also when JMB is formed, you guys need to suggest increase of maintenance fees ... i seriously doubt the current RM0.13 psf maintenance fees can cover all the wear and tear , esp the foreseeable damages done by current "inconsiderate" tenants ... u pay peanuts, u get monkeys, hope the owners understand this principle ...
*
That'll be the first thing to be done. May be beneficial to discuss the acceptable amount here.
I was thinking that the minimum would be RM 0.20 psf, to start with - another TTTTK suggested to double the current amount, which will be RM 0.26 psf.
On top of that we need to add 10% sinking fund.
I asked the management office, they told me that so far the collection is good (we're on 2nd collection now). Hopefully that'll maintain.

Thoughts from fellow owners?

Not trying to poach here, but just to let fellow TS owners know, there's another owner-focused discussion ongoing in another forum. Thought it won't be effective to duplicate the discussion here. If you need the link to read what's being discusssed, drop me a PM.

I absolutely love the low floor units in TS........the water sounds is just soothing.........  nod.gif

Hehe unfortunately the percentage of noise is raising... now roughly 20% noise, 80% nice water sounds...

Thanks for the heads up. Rushed the letter to DBKL this morning. However I was directed to Level 5 to hand in the letter (the staff just stamped RECEIVED on it) and there was no communication about the meeting.

Perhaps you can share the details of the meeting (room etc.) so that owners like me can be aware
*
Hi, can you please "paste" your letter content here for us to "copy and paste"? tongue.gif

Over the medium term future, TS certainly has great potential but the faster it is managed by a professional building management, the better it will be. Things can go bad fast if the management does not change

The current management is ridiculous and unprofessional.
Other apartments takes a RM1-2k deposit and they never bank in the cheque. This one demands RM3700. RM200 non refundable and they banked in your cheque and ask you to wait several weeks to get it back. Money sucking to the max

The security guards, most of them cannot understand English or Malay. Someone parked on my carpark, and he cannot understand what i was trying to tell him, later one local guard told me to park in another person's carpark instead! WTF!? If my car get scratched, who will be responsible? What a bunch of jokers!

Overall, TS has great potential. But can be ruined by f**ked-up management.

I kinda like the new 99 Speedmart nearby
*
Sigh, and I'm getting more and more annoyed by those idiot middle eastern tenants who don't need to work hence don't sleep at night and gather around the pool playing music and chit chat as if everybody else in the condo are as useless as they are and don't need to sleep! vmad.gif

Oh yes, 99 speedmart looks like the first sign of "upgrading" our neighbourhood! thumbup.gif

Called management office and they said they've issued warning letter to the tenant to get rid of the dog within 1 week.
So let's see one week from now, whether we still hear any barking whistling.gif
