Hi daijeklou,

Here are the offers for purchaser during exhibition:
1) 5% Rebate
2) Free SPA legal fees and disbusement fees (as this is
master title, so you don't have to pay the stamp duty now
until our Co. change it to strata title at authority office
in further. It takes more than 5 years at least. Then the
lawyer in charge will inform you to pay on it.)
3) Free Loan legal fees and disbusement fees (our panel
lawyer only)
4) Free 3 months maintenance & sinking fund charges (but you
have to pay 1 month maintenance & sinking fund deposit upon
collection key)
5) Free 6 months assessment charges
6) Free 1 year Quit Rent Charges
7) Free 1 year Fire Insurance
8) Water & Electricity Deposit (Bear by Developer)

RM0.00 down payment , means this only applied to purchaser,
who eligible to obtain 95% housing loan.
If the purchaser cannot entitle to apply 95% housing loan,
then he/she has to pay the balance 1st 10% (5% payment) on
purchase price.

eugenia, in fact i compare saville with other condo as well such as Bukit Jalil Savanna, Damansara Perdana Metropolitan Square. I feel that savanna(beside golf course) or dmsara perdana are more suitable for own living bcoz of the green around, but my saville unit face old klang road, so dont think i can open the sliding door at the time anymore. Anyhow i still choose Saville bcoz of the better appreciation. What do you think? where do u stay now eugenia ?

If you are working 9-5 practically, I assume we don't have much time to open the balcony sliding door tho. For myself, currently I dont spend much time everyday at the living room even my mom opens the sliding door whenever she is awaken. tongue.gif tongue.gif My Saville unit is facing the old klang road too. I dont think the other side would be much cleaner than us as just look at the surronding.

I have friends staying at the JLN DUTA condo and they are complaining it's very dusty and dirty. I like Saville very much as i do really like the interior structure, the location and market value (Im not sure as Im a dummies icon_question.gif ) Pretty accommodative, modern,stylish and spacious. If you have visited the showroom you will know what I mean. drool.gif Have you started applying the loan. It seems like the 21 days period gonna end soon. flex.gif flex.gif flex.gif

Yes. I know but according to developer, residence owners can appeal to the authorities for lower the water & electricity rate. Dont know how true it is. sad.gif

Yes.decided to buy if my loan is approved.LOL.Never sign your SPA before loan approve ya. So my answer is NO. My loan status is still pending. What about yours? biggrin.gif

from my understanding, service apartment are condo's on commercial land......hence those condo that have commercial/office under are considered service apartment.....+ high end one have house to house mate/cleaning services..... unsure.gif

condo=residential title
service apartment=commercial title

under residential title, water, electricity, assessment and quit rent are cheaper plus you get 20sqm of free water from the Sgor Government.
commercial, everything is higher.

hi...

just wondering...how much is the installment for let say 450K condo/house??

anyone keen to tell?? wanna estimate whether i can afford it. I know outside there is lot of those calculator....but i want a bit relistic....if someone from here do take up loan 450K.....the then figure will be more accurate...

is the electric and water under normal?? or can the the developer apply under normal rate for us?....charging based on commercial rate is too high........ rclxub.gif

i heard the developer can apply for normal even though the land is commercial...but i am not sure about saville...
