Hi all, i have just bought a Saville Residence unit at MAPEX during the weekend. Anyone has any comments about this property? It is located just cross opposite of Mid Valley, i think 10min walk from Mid Valley.

my unit is RM400k, 1237sf, freehold, rm300 maintanance, Level 18, complete Nov 2009, developer Metro Kajang.

anyone bought this property also?

think its not exactly safe to walk to MV from Saville........

I'd rather top up a bit more and own a landed prop in BU or DU.....then again, that's just me.

Considering Northpoint at MV is not fully occupied, and occupies a superior location being right smack at MV.....I'm not too sure what Saville's competitive advantage is....Share your view pls?

Think the biggest advantage that Saville has today is its status as the NEW condo in the area (OKR, Tmn Desa, Seputeh etc). I expect high end condos like OBD will kena cannibalise the moment Saville is ready.

Btw, about 40% buyers r foreigners (koreans, ME, Malaysian living abroad) etc, think rental demand should be good due to lack of supply smile.gif

40% foreign buyers? hmm.gif Sure boh? Not bad.....That's even better than Mt Kiara and Solaris wei.

I wouldnt bet on it after what have happened to MK older condos.

Err... not getting stuck in the MV loop during traffic jam hours vs KTM komuter option
Dunno-what-retail outlets vs established shops at Midvalley

i'm not too sure about the expatriate market for Saville... wouldn't put my money on it.

since you had bought it, why still want to get opinions from others ? by the ay, when you actually bought it or booked it ? i think level 16 to 20 had been fully taken before the property fair.

I have just a booked a unit on level 20, same size as yours. I am just a bit worried about the quit rent and assessment rent. I heard that developer can apply for residential rate on electricity from TNB. Any comment on that? Any comment on the developer as well?

By the way daijeklou, what is purchasing status now? Any bank contacted you already?

Think Saville can be a decent expat enclave as currently already have 40% foreign purchaser, central location, nice facilities, and a much cheaper alternative to NorthPoint.

We'll see in 2010 smile.gif

Developer is Metro Holding, big player in Kajang, they had transform the entire Kajang with massive residential area, 2 major shopping mall in kajang, relocate the bomba and build a hotel, relocate MPKj and build commercial center, build a hilltop clubhouse and also acquired a padang in front of my school (where we used to have our sports day) into a commercial area.. Quite a "gang ho" developer, dun play play.. Can be categorized as one of the top player in Msia.. However, still receive a lot of complaints from its project finishing in Kajang and also condo in Bandar Utama.. Hope they have improved by now..

Hi eugene, may I know what kind of complaints are they? I believe more or less there are complaints being made towards all developers. I hope it is not about how residents are being cheated by the developer. tongue.gif

Hi eugenia99093, in fact i just bought it at Mapex during the last weekend. I assume those quit rent and assessment of service apartment should be slightly higher than normal condo. But my purpose of buying this Saville is for investment, i think i can still cover all the expenses thro the rental. eugenia99093 you buy it for own stay?

today there are 2 bankers contacted me, i havent submitted any docs to them yet, not sure developer will hold my unit until when ?? Have you? when did u actually booked ur unit? what about your purchasing status now?

Have u went to the show room? the sales gal told me that the bare unit should be available for viewing by this weekend.

hopefully what you said is truth ...

but i booked the unit which faces the old klang road main road, i just worry it will be noisy and dusty. But no choice klcc view is much more expensive.

Hi daijeklou, I bought it at Mapex on last sunday too! Ya, I know those expenses will be slightly higher I need to how much is that? If it's only slightly, then I still can bear it. I buy it for own stay smile.gif I went to the showroom right after i booked it on sunday. The showroom is really impressing. We like the interior structure very much.

It's kinda weird, i booked mine on Saturday, if not mistaken i remember that i didn't see any available unit was available in 20th Floor. Maybe this is their marketing strategy to con buyer that not much units are available. By the way, i like my floor number too Level 18 tongue.gif

They haven't fax me the Letter of Intent yet. Why didn't you ask her to photo copy you the Letter of Intent on the spot? That time bcoz i was on rushing that's why didn't manage to get mine.

Did she explain to you that you are entitled to enjoy the 5% rebate, 3 months free maintenance, free both loan and SPA legal fees? What else?

Perhaps the 1st buyer of my unit pulled out last minute? During my time, there were 2 units 1237spf available on 13A floor as well. We ended up to book 20th flooor because we are worried that 13A might be a little bit noisy and the prices are not much different.

Well, she didnt have the photocopy machine on the spot so she promised to fax it to me yesterday. But I am yet to receive. Yes. She explained to me all those benefits and privileges. I have a list saying that all those freebies such as free one year fire insurance, half year of quit rent, etc and 2 free car parks as well. Btw, what do you mean by free both loan? Which bank has contacted you anyway?


I've sent her an email yesterday and this is her reply. Hope it does help you out too.


Pls be informed that this saville is built before 12/4/2007,
which is not covered by the New Housing Act. Later, we have
applied to Ministry Housing and they gave us the waiver.
Anyway, our SPA is followed the guidline of standard
agreement.

Saville is built on commercial title land, so the charges
will be slightly higher. But the residence owners can appeal
to the authorities for lower the water & electricity rate.

Due to the concept of convenient and location, the rental
rate for service residence is much more higher than normal
apartment and condo.

Service Residence is now quite common in the big city. Land
expensive and no big land for development in town centre.

Tell you what, i didn't see available units in 13A floor either, i only saw available unit on level 22, 18, 1st and second floor. I think they really only put on 5 units for sales each day. Then the day after they open another units again to show buyers that their units are in hot sales!

Impossible she didn't have the photo copy machine! She did photo copy my IC on the spot. Didn't she photo copy ur IC on the spot?

Only Maybank contacted me yesterday. I meant developer free us mortgage loan legal fees and SPA legal fees as well, but i am not sure whether does it cover stamp duty.

I got my IC photocopied at the sales office. Perhaps the machine was not in sevice? I dont know lah. tongue.gif Well, not sure about the stamp duty because I've double comfirmed with her as she said I dont have to pay a single penny to move in. As they wanna close this project, so they are giving buyers a lot of tempting offers. I guess you will know the details when it's time to sign the S&P. Or perhaps you should call her and double confirm again?
