Hi Everyone,

Welcome New Members

I see a lot of people with a lot of questions...... here's a few answers to your questions:

1. SYABAS WATER METER
Syabas is currently installing only 100 meters a day. They can only open the main water tank once all meters are
fixed, because if not the ones that have no meter also will have water pouring out nanti banjirlah....
360 water meters have been fixed so far.... and they still have a balance of about 340 to go.

2. LAD CLAIMS
For those who have written to developer to claim LAD, please write to the developer again stating that you are
revoking your original LAD request by resubmitting the request based on the date you have water supplied to your
parcel.

I have attached the sample letter for your use.

Please refer to your S&P Clause 27: Manner of delivery of vacant possession

1. Certificate by vendors architect certifying that the construction of the said parcel, has been duly completed and water and electric supply is ready for connection

the term ready for connection is elaborated in clause 35 - Interpretation
means water and electrical fittings and fixtures have been installed by the developer and tested and commissioned.

Till today, the Developer has only given CF and the certificate that was sign of by the architect which means we can claim for LD until we have the exact date of water connection.


3. CORRECT SPECIFICATIONS
We have collected a copy of the master plan. Desmond a committee member will try to get an external architect
to go though and see if the specifications are correct... such as the bathroom height, master bedroom height, front
porch, etc.

4. HOUSE DEFECTS
HBA has given us brochures of House Inspectors (its attached)... for a small fee they will come and inspect your
home and findout all the mistakes, etc and give you a written report on it.

Aduan berhubung perkara di atas adalah dirujuk

2 Untuk makluman pihak tuan pihak jabatan ini telah menghubungi pihak Syabas Kepong untuk mendapatkan maklumat berkaitan aduan meter air yang belum di pasang di rumah tuan. Pihak Syabas memaklumkan pihak pemaju telah membuat bayaran deposit air kepada pihak Syabas pada 19 Ogos 2009. Proses pemasangan meter akan dibuat oleh pihak Syabas dalam masa yang terdekat ini.

3. Oleh it,, tuan boleh terus berhubung dengan pihak Syabas Kepong sekiranya bekalan air masih belum dibekalkan dalam masa yang terdekat ini.

4. Diharap tuan berpuashati dengan penjelasan yang diberikan.

Hi Shafary,

I am going to resubmit LAD claim letter again. Since we are actually use back the borang schedule H revoking our previous claim, is it everything remain same for all except additional this sentence

'Please note that I would further demand for LAD until the criteria are for moving into our premises are complied as per the S&P agreement.'

at the last line before the signature?

How about

1 )section (b) Vacant Possession Date ?
Same as vp date or 28TH AUGUST, 2009?

2) Number of days delayed?
as off vp date or 28TH AUGUST, 2009?

3) Amount claim?
I guess should be new amount calculated as off 28th aug 2009

Hi Sorry for the late reply... yes follow 28th Aug 09 - 1 week after developer paid money to syabas....

Hi Alan,

The masterplan we got from MPS is the big plan with the details size and indications... for each and every room in the unit.

There is quite a lot of it actually.... our S&P just shows the basic front and side elevation with the top to bottom size and front to back size... but not in details for the rooms/bathroom/etc.

Yes, our water bill says Selayang... but there is a note in our postbox by the developer asking us to follow the new address given... we see how wait for next mth water billlah tengok dah tukar ke tak!!

my house sudah ada phone line... no. starts with 6120.... call telekom again and check with them tell them our address as rawang not selayang ( sure tak jumpa)

i called to chg to rawang immediately sudah dapat!!

Hi Everyone,

Please be informed that the protem committee is having a helpdesk at Amansiara to assist people in Claiming their LAD. We will be giving out forms that are required in order file each claim via tribunal (Kementerain Perumahan dan Kerajaan Tempatan - KPKT). We would appreciate if you could bring along your 1st Water Bill and a Copy of your S&P to facilitate the calculation of the Claim amount.

For more details please meet us at Amansiara between 3.00pm to 5.00pm on the 8th of November.

Yes this sunday is on, you can come over!!!

As for the Water & Electricity deposit receipt... some of them who did not have it called up developer to fax it over to them maybe you can try that.
