Tak tahu le. inspection selesai tak semestinya diluluskan serta-merta/masa terdekat. Maklumlah... bureaucracy. Let's just wait and see.

And hmm.. Better to directly ask MPS bout the status rather than developer who might not too keen to layan us regarding phase 2 , since phase 1 still many unsettled issues.


And another thing (anybody been to yesterday meeting pls confirm this)... MPS representative when clarifying on the clubhouse status, he said inspection have been done for phase 3 as well recently, but developer haven't submitted anything to MPS and ask them for inspection of clubhouse.

I strongly believe phase 2 and 3 will be delivered more or less around the same time.

Anyway for those who wish to renovate the house, after i called encik aswad from MPS, he said we must get approval from developper architect before send it to MPS for endorsement. If not you will get trouble in getting the "strata title" later on.

Yesterday , MPS En Aswad said dia tak sempat nak inform to the crowd about this, because more focusing on LAD, facilities and others.

Alan,

my take:

i) Block Strata Title. The 20 master titles and regulation relating to 'block' strata title against the other type of strata title. MPS/COB rep said that block strata like ours meaning that each block will have its own JMB. This will surely create confusion when we deal with the authorities and maintenance people.

ii) He further told us that all the facilities like road etc will be surrended to the authority, meaning JMB has no power over the facility and thus render the handbook RIP.

iii) therefore, the question of the guard house and its authority arises. Do the guard has the authority to stop people from using the public road? i.e gain access into our area?

iv) What if each JMB wants it own set of rules? like what the learned HBA Secretary stressed to the devloper's rep. But knowing the developer, I think they would be happy to let it remain as it is rather than amalgamate it so that it is easier to controll us, remember they keep on saying they want to deal with individual buyer? Its like divide and rule kind of strategy!

v) The developer is adamant that they want to deal with legal representative of the owners. we r lucky that our MP YB William Leong and MPS councilor are willing to mediate. What if the developer manage to get it their way i.e the law provided that owners can only be represented by a legally authorised rep? then our numerous problems will not be solved at least in the next 3 - 6 months.

vi) One of the best option and the fastest action to us I think is to go the legal way i.e to harrass the developer by demanding them to pay us LAD - NOW as per stipulated in the SnP.

Hmm.. now you mention it, yes I laughed when this was mentioned ysterday. Its pretty ridiculous. one block have only a handful of residents, too little to pick a group to spearhead a sub-JMB.

In some housing area in PJ, crime make the residents there to hire private guards, blocking a few access (owned by authority) roads into their area, and building a guardhouse at a single entry point.

I think we still have certain control over outsiders coming in although the roads are owned by the authority.

Its easy to know what they're up to, by insisting on dealing with INDIVIDUALs. By doing so,the can prolong the LAD disbursement. I think they don't have "healthy" cashflow to disburse to all the LAD claimers (via a single/batch submission).

So they rather "buy time" by seeing individual owners on LAD. And since most of the owners needs to work on weekdays. The number of owners they can layan on a "personal basis" can only be a handful on weekend. And there are 737 owners in phase 1. They will be VERY HAPPY to take years to settle the LAD.

And it might just work like brainwashing session in seminars. Each "personal LAD claiming session" might involve them persuading the owner to accept a smaller sum than calculated. And some owners might need the money ASAP for renovation, hence cincai accept their proposal, and get on with life.

Yes, even a public road can be condoned off provided MPS and Police have given the approval. The place where I am staying now, Bukit Rahman Putra, has put up fences and guards at certain entry points.

As long as you work with the authority, a lot of things can be done. You need a strong JMB or resident association to conduct dialogs with authorities. I urge more people to come forward to offer their assistance when the JMB is formed. Participations from residents are the key in making a lively, healthy and safe community.

Really have to give a big applause to the pro-tem committee who managed to put up such a big event for all Amansiarans with all the respective authorities.

HBA (Legal advisor), YB, TNB, SYABAS, COB, MPS & Developer.

Really, really ……….. appreciate the hard works and efforts.

My lot number 084-A & 084B (Current add no 109-1 & 109-2 @ Jalan 1/5).

To the committee members,

Appreciate if you could address the following issues on your next meeting.

• Jalan 1/5 Narrow road with uneven road and dead end
• Checked with one of the ex-staff of land office according to her the width of the road should be a minimal of 40 feet. (Please help to check with HBA is this width size according to guideline.)
• If this was approved please extend this question to MPS to find out the reason.
• According to the land office’s staff if this was done, Developer have to find ways to correct it ie maybe create one way road but in our case it can’t be done as there is only one entrance and the other side of the road is an dead end.


Problems
1) congested traffic flow as the road are narrow and no 2nd entrance or exit for the road

2) unable to place garbage bin due to insufficient place and uneven ground

3) currently dump truck has been complaining that they are unable to access to the road

4) foresee safety issue will arise in future as ambulance and fire engine will not be able to access this road

5) lamp post place too near to the unit and it is slanting
*If the lamp post collapse it will definitely fall into the unit.


Can we get HBA to advise on this issue on how to tackle this problems and at at the same time I would like to propose the followings:

Proposal to the problems mentioned above
1) Developer to allocate additional car park for us to park our 2nd car preferably nearby our unit. Don’t mind if we need to walk a bit.
2) To change the garbage bin. Need the black type and to install a rack to place the garbage bin.
3) If 2nd car to park at the designated area from proposal 1 hopefully this will clear the traffic flow all enable dump trucks or other bigger vehicles to access in case of emergency.
4) TNB need to check. Can we change to a smaller lamp post?

Sorry guys for the trouble.

PS. For those staying at Jalan 1/5 (ie backlane) please add in if you've any comments or advise.

well good idea but for phase 3 owners.. it's still quite a way up.. sad.gif... i tried walking from teh guard house yesterday. it wasn't fun at all walking under the mid day sun.

I think its pretty hard to get potential buyers in this thread, since visitors here mostly are ALREADY owners of amansiara smile.gif

mine is 91-2..... what u said is true....when i got my key, i was so eager to move in, but after looking at our road condition, my eagerness graph went down...... i don't know what to do , to whom should i talk to since at that time i don't know who are my neighbours.......but after knowing some of u, i know we can face this prob together. Hope all owners at jln 1/5 can be united smile.gif

I wonder if it is possible to install smaller tank which only occupy half the bathroom ceiling, leaving the shower half empty right to the top. If possible then, I can install water pump to ensure water pressure are good. Don't know whether got such size of water tank or not, perhaps custom made.

For Jalan 1/5, reverse parking into the porch is easier then front parking. And if you reverse park, when leaving the house, it is also easier. The road is definitely uneven. The developer MUST ensure road is even.

Oh yes, the guidelines on road's width is measured from one gate to the opposite gate, with a minimum of 40 feet. Alan and I once measured Jalan 1/5, if not mistaken, it is 40 feet wide from one gate to the opposite gate.

lori sampah drove thru jalan 1/5 in a reverse way to the end of the road... you all should see & record this. rare !

1) Yes that area belongs to TNB. If you guys don't mind walking, it is possible. Like what the developer said, they have applied to TNB (got or not we do know la). But do you notice that there are no fencing around Jalan 1/7 as you go further in. Any burglars can come from there easily.

2) Even where I am staying now in Rahman Putra, the garbage truck was driven reverse too, so. I guess all the garbage truck drivers are "professionally" trained.

I am going to remove the GREEN fence, since my in-law is staying below me and we are sharing the front porch. Don't know whether can hack the wall dividing the car porches or not. tongue.gif
