Pelangi Damansara (Psn. Surian) 900sf/RM900 @ RM600+ a year
Lily Apt (SS26) 944sf/RM900 @ RM240 per year
Kelana D'Putera 1148sf/RM1000 @ RM890 per year

Cukai pintu is not 'quit rent'. In fact it is also known as Cukai Taksiran. This tax is levied by your local municipal council ie. MBPJ/MPSJ.

Quit Rent is Cukai Tanah is levied by the Land Office (Jabatan Tanah & Galian)

Payment instructions are on the back of the bill. Payable at respective municipal (MBPJ), post offices, some banks (eg. Ambank, EON), online via banks like Maybank2u, Citibank, etc. You can pay in cash, check, money order).

If you have not received bill by now go to municipal office and get a copy. BTW last day was Feb 28. You will be charged a 5% fine on outstanding amount now.

Wow... 850 for a Year for Apaprtment .. That's a lot ???... Is it a Service apartment ???... I remember i always pay fr my Brother for his 22' x 70' Terrace , i remember is 100++ for Half Year... BTW , i am staying in a 950 sqft.. condo in puchong ... just moved in recently , havent got my Cukai Pintu / Taksiran Yet.... Just wondetring is High Rise more expensive than Landed or it is Based on the Built-up ??

what the heck ... i dont even received any bill from them ... and also i just got my house like 3 months ago? how do i pay them? i dont know who to call to check on this.

You can get a copy from the relevant "Majlis". Either go to the main office counter (eg. MBPJ at Jln. Yong Shook Lin) and provide name and postal address. Alternatively you could try to register online. I have not tried this so don't know if they need your account number (which you do not know yet).

I had just bought a 2nd-hand house in PJ. I had changed the ownership name for the House Assessment at Menara MBPJ. How do I change the ownership for the quit rent? I thought when purchase the house, it will automatically change the quit rent ownership to the new owner? So inefficient...

i just came across this problem too..
initially i also thought after transferring the land title under my name the quit rent should follow too, but that;s not the case doh.gif
like my case i had to go to the land office in Shah Alam to change it doh.gif
not sure about your area though, you need to check.. unsure.gif

why price vary too much.. Eden claims his cukai pintu rm35.. and yet another claim rm1096.

I found that MBPJ is far more expensive than DBKL or MPSJ..
A newer condo (those less than 10 years) pay higher cukai pintu than a landed bungalow in BU or TTDI.

I think it must be calculated on the price psf when you signed the S&P agreement.

If the BU owner bought from new, then the rates were probably based on their purchase price 15 years ago which was around RM300k if I am not mistaken.

Anyone know where can i change the owner name and address to mine?

Assessment fee/Cukai Pintu/Cukai Taksiran is the same. It is your local council. Eg. MBPJ, MBSJ, MBSA, MPAJ etc.. part of the fee is for them to nominate contractor to collect ur garbage.

Cukai Tanah/quit rent is ur land tax. Doesn't matter ur prop is freehold or leasehold,u are obliged to pay.

If u staying in condo/apartment and the land is still on master title, u need to pay it to the developer via their management office downstairs.

The thing give me a bit of puzzle here is if stay in condo/apartment, i stay highrise, im not own the land pun as i 'stay above'..still need to pay..sigh...

Any pro can tell me why?

You are sharing the land, but is so low (since you are sharing with all other owners) compared to the amount that landed property owners have to pay.
