Not Tokyo... but, in another major city area on the mainland of Japan, getting a piece of land is quite cheap, say an average BSc graduate's savings for 2 to 3 years. Few average Malaysians I know bought some.The materials they use to build an average 2 or 3 stories house is very basic/light .. mostly wood, composite materials and plaster/simen thin covering. Only The base of the house is simen (up to 2 feet). Whole house build on (floats on) compacted dirt/sand. (withstand earth quake, less mass and low central of gravity... less effected by earth movement) The street where I stayed... 3 houses.. from start to finished/ to occupying took about 2 to 3 months (5 working days a week). Housing in Japan is mostly flats/Apartments "apaato" or single houses...

Of course there are plenty of homeless Japanese around too....

You r safe from tax (almost 100% certain)... e2046 always declares the items as gifts and under-declare the value, but you may need to ask them to do so.

Mitsumasa-san's Kiriko based on Shunya Yamashita's illustration.... completed pics(fr. mitumasa.com)... she stands 34cm (1/5 scale). The sculptor is selling the GK ver. on his site, but as in most of his sculpts, a PVC reproduction down the road is likely.

Have both.. I-no's.. better .... Mitumasa/Reflect's sculpt trumps others if you are looking for realistic/proportional figures

Max fac's quality is better than Yamato's in most cases...

A close up of mine.. left eye could do well with a touch up.. out of the sculpted eye..

As a amiami customer in Japan (and if applicable in this case), 500 yen is charged per order, you can order a dozen or more things for flat fee of 500 yen + EMS. In Japan it is a fixed 500 yen per order for shipping (+ 200 yen for POA, but the highest amount of things I ordered is probably 1/2 a dozen). With the usually 20 to 25% discount it beats HLJ and HS by a large margin...
