Hi...

Latest Updates on the Sales Report. I calculated the unsold unit, up to yesterday 9.30pm, there are 63 units unsold, meant now the sales is 74%.  rclxms.gif

Btw, before I'm leaving the sales office, I met the lady boss (Head of Account Dept). I took the opportunity to ask her abt the 1st billing to bank. She said should be in June. Meant only 2 months from now. Thus, she advise us to finalize our loan asap as the loan document need vy long time to be processed. The penalty is not cheap ler.

And, as I heard from my friends as well. Really need to find a reputable bank to minimize the risk of late payment. Cos usually bank will late for 1st bill. After that should be alright. Thus, must keep track to your banker and lawyer to make sure they really will help you in the case.

hi all,

anyone heard of the is a project on cemetery near the Zest?

any idea?
*
Hi Joyce,

You interested in the Zest? A Proposed cemetery is 1km away from across the highway. This plan is under protest. If it's purely cemetery should be fine...will look just like some greens and lawn from afar but if crematorium is on...not good. For crematorium, unlikely I think since across from that proposed plot are bungalows and mostly Muslim owners....after all, crematorium is only for non-Muslims...the owners will definitely object big time...

When u mentioned there were 63 units unsold, are u refering to the entire block or just KLCC view?  Wanted to swap my pool view for KLCC view but I'd been told KLCC view is sold out and only pool view available.

besides, wan to ask all of you right, will you buy Zest to stay or invest? they say the population will mixed up.. hmmm.. this is one of the thing i am concerning too.. bcoz i more to staying in.

There are 2 types of Serviced Apartments or Residences. Traditionally they were all those with housekeeping, conceige etc like Sucasa, Micasa, Darby Park etc.....later on, developers got smarter when they own commercially titled land but instead of converting them into residential to build condos, they just develop "condos" on commercially titled land and called them Serviced Apartments. So, most S.Apartments now are merely condos on commercially titled land. Previously, many dodgy developers will rely on the fact that S.Apartments are not covered under the HDA to draft one-sided SPAs at the expense of purchasers but with the new amendments to the HDA, all S.Apartments now are also covered under the HDA. Hope this helps! biggrin.gif

Dear Grp Purchaser,

Just want to check with you guys on your loan documentation, R u guys will be using external lawyers other than T&T lawyer?
*
Just for your info, it is always to your advantage to secure a different lawyer from the developers' lawyer when you execute your loan documentations. Just imagine, would lawyers acting in the interests of the Seller (the developer) be on your side to question for example the progress billings and completion, when they are also acting for you in advising the release of loans?

It is always better to have your own lawyers....After all, the choice of your loan lawyers is your absolute right, whether it will be ZEC or NZEC...

*
People, not everyone in the group got BLR-2.2 ZEC and w/o MRTA.....some got BLR-2.15 ZEC W/O MRTA.....bank also looks into individual's credit profile and commitment...

u guys really terror la.. can online most of the time?

anyway.. i think i have the best offer from RHB so far..

-2.2 ZEC and MRTA.. but im planning to take shorter term of MRTA.. she said it wont affect my -2.2
erm.. there's 2 package.. one is with withdrawal function.. charge of setup fee 200 and then minimum 5k per transaction and RM50 processing fee..
another is can withdrawal of minimum 1k per transaction and setup fee of RM200 as well..
can't really remember the details..
she was late tho and keep apologising.. and so i said to her to fight more for me.. she said she will ask for me to see if can get more than -2.2 ..
and she said this package is specially for The Zest project.. -2.2 or -2.1 with and w/o MRTA respectively..
*
Bro, your rate not as good as some with the group leh....ours some got BLR-2.2 W/O MRTA ZEC (those with good profile) and some BLR-2.15 W/O MRTA ZEC. Those with more than 1 unit, rates even better. Hehe..I'm actually dealing and have negotiated with the one who fixes the rates in RHB, the head of consumer banking in Malaysia, so the rates should be the best kua... biggrin.gif

that's what i thought too! rclxub.gif nope, i currently do not have any loans but i guess dats not the main factor for them to approve 90% MOF rite? things like my salary, amt of FD, yrs of work, etc should hold count as well.
pbb r also offerin my sis 40% MOF only although she's older then me, holds a few cc and is a prompt paymaster every mth  sweat.gif

Bro, ask your sis to be your guarantor and you be hers....kautim...95% margin... rclxms.gif
