For Puisi 4, I think it's 8% discount from developer, so plus Bumi discount, the price should be around what he said.

I bought one as well there in May, but Puisi 5. Only 5% discount for Puisi 5 though.

I'm non-Bumiputra...no additional discount. Moreover, Puisi 5 discount is 5%, whereas Puisi 4 is 8%. Most people would prefer Puisi 5 due to the car porch design. Puisi 4 has two pillars, making it almost impossible to park 2 cars inside even though it's 22ft.

Yes, 22x85. Built-up slightly bigger at 1945sqft, as compared to Puisi 4's 1816sqft for intermediate unit.

Own stay for sure. Don't think it's worth it to rent DS property in Bangi, at this purchase price.

I was thinking about Serene Heights as well, but decided to go for Alam Sari for the bigger land, since 1945sqft is big enough for me. If not mistaken, the built-up price per sqft is more or less the same.

Last I've heard, Puisi 4 still have intermediate.

Puisi 5 only left corner/end-lot. IIRC, those are RM1mil above after discount.

There are two units of huge land size end-lot for Puisi 5.

No commercial yet as the population is not high enough, I guess...they already allocated some area for commercial, but probably won't be ready for another 5 years. Heard one of the commercial land will be made their show gallery, which then will be converted into something like a supermarket once they are done with it.

Unfortunately, yes...it's going to take quite a long time before the first commercial area between Alam Sari and SH to appear. Well, for me, I guess it'll be nice to enjoy a quiet and peaceful township while it lasts.

Well, that's how it is with new townships far away from city center. Even EcoHill until recently only completed EcoHill Taipan, and that is with the rapid development of that area since 2013.

Alam Sari is very slow, to be honest. I&P did not push hard in their developments. From 2007 until now (11 years), the number of houses are far lower than EcoHill (5 years). If not mistaken, at one point, they stopped launching new phases too. Even with Puisi almost sold out now, there is still no news about the next phase.

In a way, yes. You can see I&P advertising Alam Impian, but hardly can find any on Alam Sari. Only after SP Setia took over, you can see at least some ads. EcoHill is not far away, yet everyone knows where it is, but not Alam Sari.

Update on the township. They had a jamuan on Saturday, together with soft launch for new phases. I did not attend, but I was in the area in the morning and saw the models.

1) Avis 1 - DS terrace 22x80. Built-up smallest is 1826sqft, IIRC. From what I heard unofficially, it's going for around 640k. Not sure after or before discount.
2) Semi-D, cant recall the name. I think it's Gloria, or something like that.

It depends what your definition of G&G and F&G. I believe gated community only applies to Strata titles. This is individual, so F&G. Fenced around the perimeter, with guardhouse. No access card system from the developer. This is up to the residential association to decide after handover.

No idea, but they have updated the master plan in their website to show the locations of these two phases. Their sales office have also moved to within Alam Sari itself, the triangular commercial land beside the designated land for mosque. Will check with them for more details and near-future developments next week when I go on site.

That area is developing very very slowly...I don't think the population there is big enough to justify the building of shop lots, but I hope for at least a 99 Speedmart. Not even sure if shops there can last long unless the link roads are completed. The whole township feels kinda empty compared to most old taman.

Unfortunately so...it's probably a few more years to go before the first shoplot will be built. Hearsay the current new sales gallery might be converted to a supermarket/hypermarket once they no longer need it. Considering there are still so many phases to go, it's probably going to take at least 5 more years laugh.gif

Yeah, and SEH is growing at a more rapid rate compared to SAS. Hopefully SAS or SH will build some soon for our benefits.

This area in my list before but in the end I chose other area.

For exterior design, I like puisi 4. But the pillar in between porch not practical at all.

The thing I concern before
a) Commercial lot like supermarket etc, not within that area rite?
b) small & bottleneck access road at ktm there. Soon they will open access from serene. Not sure how heavy the traffic. I working at kl.
c) No school within that area.
d) Probably a bit difficult to make that area F&G. Coz got few access sharing to other phases. But this just my general opinion only, maybe it practical to do so.

Other that that, this area clean & peaceful. Suitable for own stay.

I like the top floor of Puisi 4, bottom and porch for Puisi 5. The ideal one for me is Puisi 5 with the bedrooms layout of Puisi 4.

a) Commercial area will come one day, but at the rate of the growth of Alam Sari, my guess is it's not going to be so soon.
b) The link road to SH is completed, but not opened. In the future, there will be another link to Bangi Avenue. Also, from SP Setia, they are planning to have a link from Jalan Reko directly to the bridge before entering Alam Sari. Not sure if this is approved by the relevant authority.
c) There are 2 or 3 planned schools, but again...no one knows when. They allocated the land, but I think it's up to the government to build it.
d) Puisi area is now fenced up all around. Only can be accessed from one point.

Few intermediate units left? That's quite fast...quite surprised Alam Sari is getting picked up this fast considering the township has been developing at a very slow pace

At the very least, they got the water heater and A/C point right. All toilets and bedrooms have the points + living hall.

Puisi only provided water heater points for master bath and ground floor bathroom. A/C points for master bedroom and living hall.

Yeah, 2 A/C and 2 heater points. That's all.

Puisi comes with laminate from staircase to all the bedrooms upstairs. So that's kinda OK. Can't expect a perfect home direct from developer though...
