theoritically you can get home loan without an income geh but NOT IN malaysia lor.
anyway, bank will evaluate your house value and then loan you an amount, that may be higher or lower than how you value your own house.
if no monthly income, u must declare why you need the loan for and HOW you can repay the monthly installment, thats about it. But usually in Malaysia without a salary income, hard to get loan geh, unless your guarantor is rick and famous lah ...

The loan is under your name only or 3 name? If under 3 name, then you still can use your bro's and father's income document to apply the loan. But if only under your name,then you can try get the loan form certian bank, which they can allow loan without income document but only for margin max of 50%. So it's also depent on the amount you need to refinance. hi
For this situation, lawyer should advice you to transfer your mum name to your brot and yours in SAP..Then the new SAP shoud progress, but its dont take so long..its depends on the lawyer how fast he can do it.
For refinance your property, the borrower should be
1) 1st borrower your brot, 2nd borrower your father or 2) 1st borrower your brot, guarantor ur father.
You dont hv monthly statement, you should be help your family business. Then its easily, ask your family who incharge issue you EA, and submit your saving account and your FD if have, to show bank that you have such much money and able to settle down the prepayment. If you have declare the income tax then no issue...
Or the vice versa you are employed, then same thing show saving / FD account. Income Tax + Tax receipt if you have. If Income Tax dont have then can help you geh.. intro you an accountant firm who can help you do the income tax statement for 1-2weeks. Of corse there is certain charge..not really much ler.. have to see your statement 1st.
Actually not really big issue your case. Refiance your property, you can look for me, I intro loan package to you and the accountant firm.

3 to 5 days for bank to process and approve/reject your refinancing application.
Sign Letter Offer, Sign Loan Agreement, let the law firm do some processing .... Till the day u get your money <3 months since your house is a 'clean title'
