what the budget for your buyer?

the latest tranc price is at RM410psf, so the 1143 sqf unit should be at least at 470k above.
*
Last quote I got for 1143 is RM430k.

Hey guys, moving in like these few days. Any Unifi user here? I need to ask if TM contractor will do any drilling on wall? If any of you don't mind taking picture of when the contractor doing the drilling(if any) please share it here. I rented under owner which is particular when it comes in the concern of wall activity/installation. Thanks!
*
Definitely they will have to drill or else the wiring will be all over the place. Are you sure unifi is available in your unit? if you don't mind, let me know which floor as well. I've requested TM to transfer my current unifi account to the new place but it's supposed to be available by end of OCT. However I have yet to hear from them. It's frustrating and I can't move in till that is sorted out as well as I depend heavily on internet connection for work.

I think they will be using the phone port.
*
as far as I'm aware, unifi doesn't operate over the phone line as it uses fiber and unless our standard lines are fiber wired, i doubt it's possible. lets see, I'm checking with them again.....I suspect it will take a longer time as usual as the coverage for the condo is not shown on the unifi website although its available for houses on the same row.

Are you a chef? hahaha. I think 1143 sq ft should be big enough and not necessary to knock the wall to widen the kitchen  smile.gif
*
I agree with him.....even I think for the 1143 units, we need to knock down the wall as the layout is weird.
We won't be able to get our furniture and appliances to the yard and utility room if we put in kitchen cabinets without knocking down the wall.

Wish the wall was in line with the utility room so we can put in some sliding door....and wish the kitchen tap was on the utility room side of the wall...

hahaha....it look more wider and easier for my mum and wife cook....and most important the arrangement will more easier......
plus i moving my dining area there....hehe  brows.gif

Added on November 2, 2012, 4:37 pm

it took me so long to think to save which kitchen wall then i give up and knock all making it open concept....

not only the kitchen....master bedroom too....the layout is so weird make ppl hard to arrange stuff only....the main door oso no space to put shoe rack....must cover the main door a bit if put....see la if i got $$$ i will knock the main door oso....hahaha drool.gif
*
I was also thinking abt the open concept kitchen. can I have a look?
Yes, i agree.....the passages to the rooms are so small that I can't even push my cupboard into the bedrooms...guess i'll have to spend to build all my wardrobes although i was only planning that for master bedroom.....My budget severely limited sad.gif

The aircon points oso all in weird places.....did anyone notice this? All oso must hack the wall......don't understand why they can't just put it properly in the middle......especially on the wall that has the windows/doors......why they must choose the bloody wall where it's a problem to hack and patch up again?.... i think developers purposely do this to get ppl to hire contractors to break n fix again......

Go and check at Unifi coverage page,

Jalan 51A/241

Most floor already covered, infact i detect unifi around. Am on 8th floor, impossible for the kampung down there to reach my floor right ? lol
*
apparently no need to drill. I straight away went to apply today after reading the above message and checking for availability.
The person told me I will have to change my number to 03-7865xxxx and that the earliest date for installation is 14/11. She also told me they will use the phone port which still puzzles me as that's not using fiber....oh well, let's see....

Any1 have any unit for sale? 994 sqf around 400k........

Another question for owners here: Are pets (dogs/cats) allowed?
*
Our law states clearly that pets are not allowed to be kept above ground level as far as I recall.

It's also cruel to keep a pet with no land for them to run around. Please stay in landed property if you really must have pets, be it cats, fishes or a dogs. I believe there may be exceptions for 'guide dogs' which are used by the blind but it may be a grey area. Better to check with the authorities before you consider this.

haha.....just a figure of speech my friend.....what if you rare ikan jaws(credit to the (in)famous woman of listen, listen, listen)? lol.....
on a more serious note, I really don't know as I'm opposed to having pets altogether as it's against my beliefs to lockup any living thing....However, there may be regulations about any animals(not just dogs, cats, tigers, etc.).....better to check with the authorities.....

the government should introduce regulations related to advertising like the UK.
http://www.asa.org.uk/

This way companies cannot simply advertise suka hati mak bapak dia.

For those who wish to vote or stand for office, please ensure your dues are paid in full before the meeting this Sunday June 30th 2013. We also need volunteers for the JMB. Hope some of you guys can volunteer and we can look forward to making this a better place to live.

Latest SMS i received says Icon City 675sf units going for RM560k. That's a staggering RM830 psf. Judging from the last transaction pricing in Park 51, we are at around RM450psf which is abt a 50% discount.

To put it into perspective, buying a double storey landed property in Bangsar or TTDI is way cheaper than buying the 675sf unit in Icon City.

Is MahSing pricing way too high or is Park 51 priced way too low?

park 51 and icon city are different category...icon city more on high end and park 51 just mid end development...

evethough they are close to each other, doesn't mean their price have to be the same

just like mont kiara just 1km away from segambut dalam, but you will never expect segambut dalam apartment price can catch up with mont kiara condo ....
*
agreed.....but DOUBLE the price is just sick.....high end or not!
I think we're gearing for mid-high end soon now that the JMB is officially formed. for those of you who're not in the FB group, I suggest you join and provide your suggestions so that the JMB can take note of it and take it up if it's supported.

Is the security ok for this area?
*
Security is good after the card access system was activated abt a month ago. Only poised to get better after the JMB officially takes over once the COB approves. JMB has a mammoth task ahead of them with limited funds. Appreciate if all owners can pay up their dues once the JMB takes over. This way, they will have more to enhance security. I suggest installing motion sensors and cameras at the ground floor staircase entrance so that the guards are alerted when someone enters the staircase. This way, we can still be bomba compliant.
