No I said The Zest is struggling to get "Valuation" price of RM400/sf.

I am not suggesting, but the valuer will automatic work towards that direction. Valuer will never consider how much an owner's acquisition price. End of day, whether SW valuation will be higher than TZ or not is very much depends on the rental yield, for this I am very confident it will because SW has more facilities to attract prospect tenants in the future.
*
I see... It will be interesting to see Solace 1+1 bedder goin RM1800 partial furnish unit if expecting to get the same yield as TZ 3xbedder RM1600 partial furnish as well... No doubt, commercial wise, SW outperform TZ..

To be frank, upto date Zest is the top no matter from appreciation, outlook compare to SW. However, when go back to year 2009, given a choice many of you still go for SW. if compare master plan (mixture vs residence plus few shop), developer SP setia vs Trinity (ex-Talam). But for Zest owner, don't too exsiting, you need to wait until next 5 years, then only know whos is winner. A forumer said Zest was 2nd condo project from Trinity, 1st project called Heron residency has serious quality issue after 2 years

*
You got your FACTS wrong.. Trinity Group is not Talam.. Trinity Coporation is..
We had checked the background.. A different main Con is used for Zest and quality is a mile better than Heron (cement corridor? my Gosh)..

Setia Alam also got houses with serious crack and sinking issue.. no developer is perfect..

I don't know why are you guys comparing SW to Zest. It's a totally different market and location (although within the 5km radius) and serves different market. Prices of Zest and SW are mutually exclusive and comparing them together is like comparing apple and orange. The only difference is maybe they are all fighting for the same tenant, which mostly happens to be foreigners, be it pak hitam or arabs. Very few local people actually "stay" in zest as of now and i think the same will happen to SW. Mostly are investors byuing for flipping/renting purposes.
*
Please read the whole post and read again.. Are we still comparing who is better, this has been going on like 3 years ago liao still wanna compare compare?
I think me n UFO daikor is talking about how SW and Zest valuation influencing each other.. I own a Zest and UFO own SW..
This is 2012, not 2009.. lets move on..

2. Sector 7
3. Muzeum
4. Beer House
5. Brussels Beer Cafe
6. Roommates
7. 17 Saloon
8. 3 Wise Monkeys

I am only concern SW for the 1st year, in long run it will prosper, with the in house 800 apts, plus the new strata project next to SW (next to Bomba), which is going to launch, are expected anothet 4-6 blocks of new condos inject into the mkt, on top of that the newly PFCC (Offices and 1 4 Star Hotel) will generate more crowd to SW, and redevelopment of Tesco will definitely pull more attention for those who shops in Puchong.
The future main hotspots in Puchong will be:-
1) IOI Mall + Boulevard (LRT service)
2) Gloden Triangle - SW + PFCC + Redevelopment Tesco (LRT service)
3) Bandar Puteri VIVO City (No LRT service)
*
UFO daikor, not to mention Skypod and Skyz which will contribute more than 1600units of highrise residential.. SW and the rest of Puchong commercial will be flooded with customers.. notworthy.gif

trigon sales update.
there has been a sudden surge in the take-up rate recently, especially those involving sub-1700 sf units. much to the delight of trigon purchasers, there's only 1 more unit [K-26-07, 1373 sf] under 1700 sf available that faces east.
total units sold todate = 113 or 62.4%, up from a pathetic rate of under 30% just couple of months ago.
the bulk of the unsold or slow moving units r those >1700 sf.
take a look,

450k (530psft) .. means rougly about 67% gain as i understand starting price is around 270k (320psft), not bad profit hmm.gif

i tot a daikor say SW valuation price might not able to keep up with 500psft, new launches such as trigon will not keep into valuation consideration.. interesting hmm.gif

Haha i mean those bought earlier .. thumb up
*
i guess some who didnt buy sw and bought else where had ripped even higher profit.. moreover with sw late delivery is blocking liquidity for investors to cash out or make rental cash flow for other opportunity.. opportunity cost has to b considered as well..

however, this place memang has great potential.. just that from investor's point of view, numbers n opportunity cost counts.. no offence..

Before 2nd quarter of 2009, you need lots of guts to enter the property mkt. The whole mkt was worrying on US Sunprime issue, the fear of mkt crash is 3X worse than now....not a good experience. SW price was relatively high back then
*
agree... need a lot of guts back then.. not only SW, but sales of other projects at near stand still.. but the whole atmosphere change after chinese new year smile.gif

On I-property, the price so attractive below 450psf.. end up my call, they reply me SOLD... mad.gif
Really hard to buy a Setia Walk Solace unit. Any owner here want to let go your unit?  I really LOVE this place so much and
prefer 1007sf or 1096sf. Thank You.

Great news to share. Heard Yamagoya Ramen is going to open opposite Museam in July. This will be their second outlet in Malaysia, probably number 200+ outlet worldwide. Originated from Kyushu Japan. Very good comment from some of the food blog. Frequent queue in their Dutamas outlet. I am a big Ramen fan can't wait for this to open.
