boss , whats Trigon take up rate today lah? Last I heard around 20% only..........

anyway just to share my experience in Tropics last time..........prior to GSC moving into Tropicana Mall...........there was a good 20% units in Tropics unsold at about 400psf.............................

but the moment GSC moves in.............all units were gone within 4 months.........with last few units were going for a cool 500psf.......... wink.gif

let me share u my experience, when i first bought Solace, sales was slow, someone told me that it was a stupid investment, only for zombie .. then sales was overwhelmed in Brio and even for Vio at about 450psf .. that was at least an increase of 100psf .. the guy who thought it was a stupid investment turned out to be a stupid guy today ..
the lesson learnt today is .. dont say something stupid that will make u stupid next time ..
oh yea, that stupid guy has bout the same name as urs .. i call him Pai ... neer ..  thumbup.gif

Maintaining my stand that in 2009, a 200psf Zest is a better buy than a 320psf solace in SW.......

You might not agree with me for your own vested reasons back in 2009, but at least recently u did agree ........that not getting Zest was a regret.........

Not exactly............ but between the 2 I suspect caps wise Zest might do better upon VP based on %..........asking prices are already close to double psf for the 1st block buyers.........so gains are sizeable n will reflect close to TZ value today...........before another round of catalyst kicks in few years later...........

IMHO SW havent yet.............so that'll take longer due to :

1. Value should peak when mall is wong enough

2. LRT is ready..........that wont be as soon.

3. All SW blocks are VPed in phases........so earlier completed blocks will probably suffer a bit from ongoing construction next door.....so subsale and rentals will be tougher.......

No question on SW will profit upon VP....but gotta hold for a while if one plans to sell at peak..........so if Ethan has to die2 sell one and keep one TODAY......probably sell TZ n keep SW is a better bet............

What do you think? Makes sense ah?

Actually.......TZ would be lucky if it can end up like Atria.......Im not that optimistic honestly........and dont think anyone bought TZ for its commercial component........so didnt really matter.........think it will end up like VIVA R's commercial in Jalan Ipoh...............banyak kosong wor....... unsure.gif

i remember reading sometime back that SPS plans to build a direct ramp to the from both sides LDP..............to date no news on this one ka? SO the only access now is from Wawasan.......?

anyway if PNB takes over..........SPS will get speedier.........hassle free approvals on lot of things............ brows.gif

I for one will sokong PNB takeover...........hopefully this will means cheaper props from SPS............. wink.gif

I dont like our current GOV either but looking at SPS price the latest SW, EcoShitty or Ecopark.......seriously do you think SPS have put buyer's interest 1st?

I support anything that leads to cheaper props for all...........

Honestly dont understand why SPS so kedekut doesnt want to build additional ramp for SW..........they should look how smaller develper like Dijaya created a ramp to increase accesibility to Tropicana Mall.......and an addtional exit point ............ IMHO Tropicana city has done well............

relying on just one access ............... from wawasan somemore........ is dem risky especially for the retailers...........

1. Then it wont be as bad. Thought initially only got one access from Tmn Wawasan........that would be recipe for disaster...... btw exit at LDP meaning u gotta do u-turn before can go back to PJ/Kinrara? Any access from other side of LDP or gotta do u-turn?


2. No wonder the motivation isnt there............they sold everything n left small portions of SW for themselves..........btw the mall they r building in Klang is diff story yes? They r keeping the retail lots to themselves or they solded that as well?
