your analysis holds true for all the neighbouring development as well. if that's the case, why would one wants to buy EP and not EP's neighbour?
no doubt the others will be more matured but in terms of savings, that'll be huge, right?

  not really happy for the surrounding area.. traffic very Jam and is a big kaos there .
it used to be worst when the bus terminal was there. but i guess you visited the place during busy hour. especially if you come from MEX or KESAS (from klang / shah alam), the traffic light junction is quiet bad, other direction such as KESAS (from cheras), bukit jalil, sri petaling are acceptable even during busy hour 
please take note when there's football match , concert or event even seldom ... hehe ... will jam like mad .. ok la u see fireworks sometimes
  LRT station looks near but actually very far away, u cant walk there !
maybe you seldom walk  many tenants staying in the endah condo do walk for that distance everyday, alternately the tenant can also take a bus
not in KL le .. suka suka jalan can fry egg , if not rain like whole day ... walk is just not possible to commute daily
  Endah puri and many more condo nearby with poor maintenance record !!! ( same management company as Endah Promenade )
as far as my visit in the places, the maintenance is at acceptable level. the responds from the tenants i talked to are kinda positive about the maintenance. but undeniably, random burglary do happen
maintenance will get worst as time goes by unless the resident union is strong or respectable maintenance co. 
400++psft is very high $ above market price ( i think )
it's the newest property there, cant compare with the older endah condos. my personal opinion is for that location, 400+psf is not expensive, unless you are talking about investment rental yield, thats totally separate story
current inflated market price there .. unless you want to wait for next big crash
  Endah parade is Dead
there is a carrefour (2 levels) is full of people. ground floor and 1st floor have a lot of foods store and retail outlet, it  mamight not look like exclusive shopping center like mid valley, but there are good human traffic flow. mainly are people staying near by. well, no doubt there are some "funny" business going on there
agreed ... u will prefer to go somewhere else for your cloths and stuff ... dailies maybe ok as carrefour is there
  is a commercial title > electric & water bill will be charge at higher rate.

usual la ... get a landed in selangor and you pay a few bucks for water only
  conclusion : all the positive point that EP have , actually tipu....   
your perception about the place is quiet different from what i know, suggest you visit the place few more times at different hour
personal opinion is 50% of the property is for goreng ... you buy at current price become waterfish only

Ppl pls give your comment , dont feel like getting this place already !

Actually, those selling now of course wanna make $, or else they would not sell rite.

So if anyone wanna buy now to flip, no no. If buy to stay ok lah. So convenient, got shopping (low end of course) & lrt. Ah, abt lrt whoever say not near must be having good life, pampered with car at young age haha.. Any equator country is hit by rain/sun, so prepare the umbrella in yr bag lo if u use lrt. Makan also very good, walking to so many dimsum & kopishops there.

Good location ! Got 2 pasar malams nearby but not affect this condo.

Kent, if u wanna more choice/save money, take a walk in the surrounding condos 1st. New props living environ sure better one..

personally if one asks me to choose, i would choose neighbouring older condo too

call an agent just now , he said owner of Endah promenade pushing up the price to RM430psft ! if not higher than RM430psft they wont sell it . last week is about RM390psft !!!

980sqft unit with 1 carpark price over RM410 !!!

I am staying in Endah Rxx for about 6 months. Talking about the bad points, there were one break in case into two units ard 5-7pm in the block facing swimming pool and one spiderman case (climbed from balcony) within this period. The balcony light right infront of my neighbour was not working for more than a week. Surprisingly no one goes and repairs it and wondering whether the guard noticed it when patrolling floor by floor. The access door (supposingly need an access card to enter) to every single block is not working, you can walk in anytime as long as you passed the guardhouse checking.

About the good point, the traffic is not that bad comparing to Cheras. In fact, I like staying here as it is really convenient to access old klang road and bandar tasik selatan lrt station. You can rent an additional car park @rm60 at management office at first come first serve basis. The whole building is under painting right now, you can expect a fresh and new look of it a year or more (can't remember) after.

Knows what, I called up one of the owner who wants to sell his 900sft++ unit recently and guess what is his selling price, more than 300k!!! Crazy?

Looks like VP will be sometime this month. I wonder if the shop lots in Endah Promenade have been leased out?
The service residence looks modern and nice and really stands out as compared to the existing Endah condos..
