Hi,

Saw this Endah Promenade on the Star today. Around 200k. Any views and opinions? Thanks

location ok. but same area like bukit jalil / OUG u should be able to get more choices below 200K.

may be u can list down the specs of the unit u view.

sri petaling condos dont think worth la. All their condos there seem to be depreaciating..

hi went to the show room,the design quite nice..location just beside carefour sri petaling

i went to the showroom too yesterday.

nothing impressive except for the pricing, and at 16cents maintenance fee it's quite a good deal. good access roads to KL and PJ. i'm a big fan of seri petaling actually.

the cons would be the close proximity to kesas highway, should be very noisy and dusty for those units facing south. another thing that puts me off is the neighbouring condos, there's like 4-5 more condos at the same place, you can find cars parked along the stretch of road, too high density to my liking. the unit comes with only one car park, and additionals are not open for sale yet, even if they do there aren't a lot, roughly 500++ lots for 386 units, and should be priced between 15-20k.

for type c (1 room/1 bath), the cheapest unit is 195k, type b (3 rooms/2 baths) is from 246k, type a (3+1 rooms/3 baths) is from 3xxk onwards.

every floor onwards additional 1k (starting from 10th floor). first 7 floors for carparks, 8th for facilities, 9th floor units have additional garden area, slightly bigger than normal types and the price is a bit higher naturally, didn't ask about these units.

when i checked out on saturday, most of the type b units facing KL (seri petaling) are sold, while those facing kesas highway have only sold a few units. this is block d i'm talking about, block c is almost completely sold out since it was launched over two weeks ago.

sad.gif sad.gif is it not a bit too expensive for 1 carpark apartment?? i like the idea of staying near the lrt and such... but kinda above my budget liao sad.gif sad.gif

i think most purchasers are buying for own stay, the only thing that puts me off is it's leasehold and the stretch of road which will be full of cars parked illegally at the side. for a place so close to public transport, easy access to highway and nearby shopping mall (endah parade, still considered a shopping mall wink.gif ), i think that's the reason the project is quite well received. i suspect majority of the buyers are seri petaling folks, at least that's the impression they gave me.

Yeah, the parking at the existing condos is chaotic. That's a turn off. And looks like it will get worse with this condo having only 1 parking lot.

The shopping complex is also a bit "aged".

Other than that, location wise it is quite good.

Anyone knows what is the rental around that area?

been to Endah Puri. The lanes inside the parking lot are so narrow, and there are tight corners and pillars everywhere.

i think i can safely say nothing there can yield more than 3 digits of rental per month (except landed). but endah promenade may be a little better as it'll definitely be newer (duh) and considered a slightly higher class compared to the other condos there. if the developer ensures that it stays a class above the rest then you can probably get lucky with good rental yields.

but having stayed in seri petaling for more than 20 years i can say this is an area for own-stay and not suitable for investors. if that's what you're looking for...wink.gif

btw, the shopping complex would be just an empty building if it weren't for carrefour.

Hi thumbup.gif , so at the end you decided not to go for Endah Promenade?

I actually bought it during the very first initial launching with 3% launching discount rclxms.gif . I have bought 24th floor unit and took up UOB home loan too.
