I got my own source...quite numbers of brokers bought it up..and fry fry fry...

Well...for leasehold..can buy for investment. The view is good...if u bought the block behind. U can see Bukit Jalil..so fireworks occasion..the view is damn good.

Inside got swimming pool, squash, badminton, card access parking etc.

And...My FM DJ...Mr Lim bought a penthouse there... smile.gif

i think mr. lim got his unit for free or heavily discounted price since he was in multiple adverts and roadshow for this development lah.

Depends on the type u looking for.
1279 is around 500k - 600k[depends on area it facing] while renting is about 1.8k-2.3k [depends on furnished or not]
980 is around 370k-520k while renting is around 1.5k - 1.8k
739 is all sold out or rented =]

Hello,

I am interested in getting a studio unit for own stay.
How is PJD doing in terms of maintenance and upkeep of condos?
Anyone who is staying in other blocks like Endah Puri, Endah Ria, etc, care to share your thoughts on the upkeep of your condo?
I heard some of their previous condos are not well maintained and security is not good.
Is there any public bus services here?
Is it walkable to Sri Petaling LRT?

I duno those previous condo...but i can tell u... from car park, car park enter to lift side...passing the door..u need the access card.

if u able to sneak into car park..however u dont get chance to take the lift. bcox the door connected car parking and lifts there...u need a access card to swap it, then only open. otherwise..thats it smile.gif

bcox ground floor is commercial ...so security is different from previous condos.

and if nt mistaken, there will be frequent meeting between residents and Endah Promenade management incharge person.

either for own stay or investment...its worth for me. thx.

The price looks rather steep especially it's leasehold and not really have any attractions there.

yah, nowdays change liao, leasehold also sapu. Is it malaysia invaded by arabs, i see many arabs at carrefour. Good for ep. ZR .. km .. the hype hype in bkt jalil is strong, but supply is stronger blush.gif One shot thousands handing over leh. Wait after completion see if market can take it, if rental holds then buy to get immediate rental income.

When to survey Endah Promenade today !

not really happy for the surrounding area.. traffic very Jam and is a big kaos there .

LRT station looks near but actually very far away, u cant walk there !

Endah puri and many more condo nearby with poor maintenance record !!! ( same management company as Endah Promenade )

400++psft is very high $ above market price ( i think )

Endah parade is Dead

is a commercial title > electric & water bill will be charge at higher rate.

conclusion : all the positive point that EP have , actually tipu.... sad.gif

Ppl pls give your comment , dont feel like getting this place already ! wink.gif

it used to be worst when the bus terminal was there. but i guess you visited the place during busy hour. especially if you come from MEX or KESAS (from klang / shah alam), the traffic light junction is quiet bad, other direction such as KESAS (from cheras), bukit jalil, sri petaling are acceptable even during busy hour

as far as my visit in the places, the maintenance is at acceptable level. the responds from the tenants i talked to are kinda positive about the maintenance. but undeniably, random burglary do happen

  400++psft is very high $ above market price ( i think )
it's the newest property there, cant compare with the older endah condos. my personal opinion is for that location, 400+psf is not expensive, unless you are talking about investment rental yield, thats totally separate story smile.gif

  Endah parade is Dead
there is a carrefour (2 levels) is full of people. ground floor and 1st floor have a lot of foods store and retail outlet, it might not look like exclusive shopping center like mid valley, but there are good human traffic flow. mainly are people staying near by. well, no doubt there are some "funny" business going on there

not trying to convince you Endah Promenade is a good buy, in fact i dont have any property in that area, but i'm very interested in on the property this area. merely sharing what i know of the area.
