PKNS Apartment Kelana Jaya, RM115k, good deal?

Dear forum-ers,
I am offered RM115,000 for a 3rd floor 2R1B PKNS Medium cost apartment in Kelana Jaya. About 600 sq ft. It's located behind Giant. It seems that the rental there can fetch RM700 min. per month.
Is the place Freehold/leasehold. Is it a good deal?
Please comment on that area. Thanks

expernsive considering its at least 15 years old and technically a flat.
Majority of occupants should be Malay families, so its should be OK security-wise.
But must say I like the location, its super-convenient. Nearby a lot of eateries, Giant, park and LRT.

You may also want to check if it got strata title. Without it, you may get difficulty getting a loan.

115K i will go get genting court condo at jalan genting klang, 750sq ft,3R2B, can fetch rental 700-800. needless to say, student (TARC /UKM) area, food / transportation all ready. 1 setback = traffic jam. and not easy to find unit for sale.

top up +-50k more and get kelana Puteri. At least thats a condo, 1050 3r/2b and rental from min 900 to 1.3k, circa 9%.

target tenants should be students, unitar is located right behind kelana jaya's giant.
but whether you'll be able to rent it out is something that you need to analyze. opposite the ldp highway, right in front of giant are several towering blocks of condos, and the majority of tenants there are students as well. with these condo units available at RM800-1000 will your medium-cost flat look tempting for your targetted tenants?
if you can find a tenant who's willing to pay RM700 rental then this is an extremely good investment.

Yup...students from unitar have a fren doing rental in same flats...he furnished the house and renting out by rooms...too students...
Its good investment...

I'm still checking out the place by asking on the rental rate of the walk-up apartments. Been there, very convenient as the bus stop is just in front of the area. Quiet & cooling too.
