QUOTE(PPZ @ Oct 7 2020, 08:51 PM) Thanks for your advice bro. Another question, will the loan interest rate overtake the dividend when the economy now so bad? Will that happen? History has shown that when the dividend goes down so does the loan interest. Why? Because just as this asbf is a no risk investment for us, it is a no risk product for the banks. There is no chance of NPLs (non performing loan). If the customer can't pay they sell back the sijil to PNB. So if the interest is higher than the dividend, they will surelylose customers when they terminate or can't sell a sure profit product without risk of NPL.

QUOTE(PPZ @ Jan 24 2021, 07:21 PM) Thanks for all the replies. By the way, can I know how much dividend percentage given for year 2020 asb 1? Bro... I hate to say this... But this info you are asking is readily available on the Web. Don't be the guy that live off spoon feeding. This is an advice. Not critism.

QUOTE(bara bara api @ Jan 24 2021, 10:18 PM) Is this ASB general thread? I'd like to ask question that always bothers me. I already max out my ASB loan to RM200k. Started in 2014 if I remember correctly. Due to financial strain nowadays and jobless (long story but I digress), I'm struggling to pay the monthly loan. I've been taking the dividend money out to pay it monthly. But I don't want the dividend to deplete over time because I'm also using of the dividend to pay for other expenses. Though I do have other income sources, but not that much to cover it all. Do you guys have any advice on what other options I have? Whether to refinance it or just liquidate and do something else with the dividend balance? If refinance, is there any other sub-option in there, like longer tenure, or create another ASB account but lower loan? Just terminate your loan. Re-order your finances. Take care of your immediate needs first. As mentioned many times in this thread this is a NO risk investment scheme. One of the main features is that when life throws you a curve ball, just terminate and get back your principal and use it to put yourself back together or to weather the storm. Re-visit when you're back on your feet.

QUOTE(jimbet1337 @ Jan 28 2021, 10:46 AM) After maxing out ASB1, do you guys fill up ASB2 & ASB3? Or put your money somewhere else? If you've maxed out ASB1 with your own money, take a loan to replace it and dump the 200k in ASB2 ASB2 serves as your emergency fund All other extra money you don't really need now, goes into higher risk / higher returns assets/investments

QUOTE(Joshua_0718 @ Apr 11 2021, 11:19 PM) I have one silly question. Let's say I max out the quota of asb/asb2, 200k. Then gotten interest dividend of 10k (example). So my account will have 210k then. My question would be, if I withdraw 10k, the withdrawal is based on interest or my quota? Can I still put in another 10k in future? Yes you can. When your balance surpass the 200k mark, essentially you are expanding your limit which would be your last highest balance. We call this the soft cap. You can now even take out all 210k and put it all back later I know this for a fact, else I wouldn't have been able to take a 400k loan on asb This post has been edited by buggie: Apr 12 2021, 01:36 AM

QUOTE(Joshua_0718 @ Apr 12 2021, 10:00 AM) Ah! Didn't know got such thing, no wonder my asb quota is 300k after I refinance my asb for lower rate. Redo 200k asbf and saw quota increased. Immediately put money back in. Nice about this soft cap thingy! Is there any limit on the soft cap? No limit on soft cap as far as I know.

QUOTE(tradingGo @ Feb 9 2022, 07:09 PM) Is this normal? So ppl usually terminate their loan and sign up with another for a lower interest rate? How long does the approval take? Need to be physically present at the bank? It's normal. Not just for the lower interest rate. Meaning even if the new loan is the same interest rate you should still do it. Otherwise you're not using this strategy to full potential. You do it to get back all the principal you've paid. To be invested elsewhere And always take back the maximum tenure for the lowest repayment

Hi Guys, long time no see
just wanna ask with the increase in the limit of ASB & ASB2 to 300k, those that already past 300k due to dividends received can top up another 100k?
for example asbf 200k + dividend 200k, so ady 400k inside. can still add another 100k own money or even thru asbf?

QUOTE(BaseMod @ Sep 21 2023, 09:53 AM) Does anyone take ASB Bond here? A banker is suggesting me to take 200k loan over 40 years and can only take out money after ten or twenty years which sounds like a very long time lol I don't think there's such thing as ASB bond.
