next year dividen ASB based on 214k...

Don't get me wrong, the reason i compare is based on the condition that one has the cash to fill up the ASB limit instead of taking loan. When the interest rate is low, and ASB return is high it make sense to borrow to invest.

When the surplus gap in between the loan and ASB return is narrowed down, those who already have loan may consider to undo the loan, and invest somewhere else.

thats if they take out the dividend every year and let it auto pilot then yes, otherwise its still good comparing to monthly savings

Anyone know how to get asb loan from maybank? Rhb bnyak tipu.before talking 308 everymonth suddently jump to 313. Is there any better bank? Thinking getting another 50k loan

The scenerios have excluded the opportunity costs.
Once you take the ASB loan, it will be listed in the Ccris, and affect your future borrowing capacity, as when you want to apply car loan and housing loan.
The scenarios are too simple but it's good for basic understanding of how to use OPM in maximising ROI.

no. i mean the rm5 diff in ur ASB loan repayment comes from the insurance cost.

calculation is like this

total loan + interest + insurance = total u have to pay.

pls check w ur agent. cus i refer maybank islamic last time this is how they calculate for me smile.gif

boleh bagi pendapatan dividen from LASB.. untuk support future housing/car loan

some banker accept ASB dividen as income..

RHB punya promo.. 1st 5yrs year payment murah.. tahun ke 6 jadi mahal..

better CIMB.. 30yrs & optional insurance.. if got offer letter from previous bank dapat 5.0 interest.. or 5.2 kalau tak pernah buat LASB..

i see. BLR concept just new setahun jagung anyway.. maybe diff la smile.gif

now maybank islamic rate is BLR + 2% effectively 5.2%

i think gonna give it a pass la

Yes dividend can support loan applications provided the ASB certificate is Unencumbered.
Did that. My dividend from my ASW/ASD do support my loan application

This is why I've not taken the loan yet, thinking of another strategy besides asb loan

Yaa i also think it is insurance. But i already got prudential so dont think i can get double insurance if something happen.so might just can cel that rm 5 insurance.but donno can or not.
For cimb loan all branch have or certain branch only provide asb loan?

Refer back your LO. If indicates insurance is optional and not a condition precedent then u can cancel it.

Hi friend,

Let me enlighten you on how people use asb loan to maximize their roi.

For example, take a 50k loan with no (or minimal) insurance at 5.2% and 30 years - monthly payment of $275.

Assuming after 1 year you get 7.25% divident (ignore bonus),

You have paid = $275*12 = $3300
Your divident = 7.25% * 50k = $3625
Your profit at this time is already = $325

Now assuming you terminate the loan after getting the divident, you will get back the principal paid over that 12 months amounting to $710.

So you total profit = 325 + 710 = $1035
Your capital = your 12 months payment = $3300
Your ROI in 1 year = $1035/$3300 = 31.4%

So now you know why some asb loan investors are completely OK with this divident.
