QUOTE(Pai @ Sep 22 2010, 08:44 PM) TBH, never would I have thought this place would've gone up so much. Then again I believe we are at the mid of an unprecedented boom so naturally everything will be more expensive. Was under the impression that is a lousy buy in 2006 until 2008 given the plethora of cheaper, better options elsewhere. However in 2009 noticed that price of studios and 1 bedders in KV are growing at a tremendous pace, and start looking back at Tropics as the entry price and package given by the Dijaya was fairly attractive, comparatively. Then I thought this was a worthy gamble, plus with the mall ready its a relatively small gamble hence took the plunge. So I went in n bought a cemetary facing unit for 226k with low down after negotiating with Dijaya.......... n this was my 1st REAL flip play...... Yesterday, signed SPA selling at 350k and got my 1st 10% from a cash buyer. Netted a small profit for 18 months work. No LAD charges received as I only bought the prop only 18 months ago.......... but Im not complaining................. Added on September 22, 2010, 8:46 pmActually, the pool facing 625sqf units are already asking 410k........... so Tazo might need to go hiding for quite some time..... wow , then mine can sell how much ? facing IKEA , 29th floor , 2 carpark & 3 air-con This post has been edited by samngcheesan: Sep 22 2010, 08:52 PM

QUOTE(samngcheesan @ Sep 22 2010, 09:20 PM) why FAST ? 499,999 resonable ? There's a possibility that current asking prices in Tropics could drop......... as there r 3 factors that could go against Tropics in the near future.........

QUOTE(samngcheesan @ Sep 23 2010, 06:28 PM) 3 reasons why I think Tropics price might drop in short term : 1. That empty plot next to it, once contruction starts the noise and dust will not be good fro Tropics. When Tropicana Mall was constructed, they worked even on weekends n caused Casa Damansara 1 prices to fall by 20%. 2. Strict tenancy restrictions that will prohibit high paying tenants from renting in Tropics. 3. Impending BNM capping news will further limit the already small investor pool as now investors needs to fork out at least 70k-80k in d/p alone. Anyhow I've been wrong before when it comes to Tropics so hopefully things wont be as bad as I anticipated. Cheers.

to those who got the unit, before 2009, congrats, on the huge gain...and bro pai and others thanks for sharing
actually anyone who bought property before 2009 gain alot, those who have few units of property are the winners
for me, i got one unit, sold mine, make some gain, but notice that, all others all increase, and end up i m not so much better off... i have to spend more to buy something which is relatively cheaper earlier on
+1 -1 =0
the test will come when LTV% decrease, hopefully there is some correction, then I can buy some good value props
another 10% of cash to plow down is no joke...

Yoki, once decision is made no point looking back. One bird in hand is better than 2 birds in the bush. One can never be 100% accurate on timing the market If 70% LTV happens.........................can always go in and buy back in Tropics .............

I continue to strugle with the size of the units, especially the 625sqf ones. They are too small even for students.
