Lets say if i wanna get the plaster ceiling contractor, at what stage should they come in? Am also doin some wiring works, lopping and adding some downlight for the ground floor?

My contractor quoted these for plaster ceiling

Living Hall with L-Box design 396 sqf
Dining Hall with normal plastering 208 sqf
Guest room with normal plastering 143 sqf

Of course the above include making the necessary hole for the downlights & T5 (for L Box). Which also means 1sqf=RM6.82!!!

Price is RM5100!!!

But the L box is normally by the side of the square area only, as for the rest is normal plastering, is this how it is calculated. My living hall area is 396 based on the plan layout.

Also i forgot to mentioned that the dining plaster ceiling came with 2 half circle forming to look like a 'S'.

You better check where the L-Box are from and how it could up with 396 sqf.
Also, what the price for L-Box@feet and plain board cost.

U r right, my living room is 396 sqf in total, but the L box only prob run abt 70 feet long (20' (L) x 15' (W))

L Box is 70F x $10.50 = RM735
Plain plaster is 300 (20'x15') x $2.30 = RM690
Dining Hall with normal plastering 208 sqf = 208 * RM 2.30 = 478
Guest room with normal plastering 143 sqf = 143 * RM2.30 = 329

So the total shall be RM2232.00.......?

What is Plant Plaster Board?

The kitchen will extended (13' L x 24' W) and plaster ceiling is incl by the contractor. If you guy looked at the plan, the dining area will be slightly bigger.

Dining hall is not the kitchen, and yes u r right, i will have a simple design of 'S" shape type (sorry can't seem to find a pic to show it) for the dining area.

So the plaster ceiling cost for the living and dining area quoted by the cons can be consider very HIGH then??

No, not yet, but this is what i'll be getting, the contractor do not want to want to let me know the price of this design alone, only quote RM5100 for the ground floor plastering.

Actually contractor also recommended i use LED strip on the L Box area, says its cheaper and brighter wor. One roll arounf $15-$25 i think, ada benar ka?? hmm.gif

The price of RM5100 incl

Plaster ceiling L box for hall, S design (as shown), the no of lighting points mentioned above, 1 point for fan at dining area. That's all

RM5100 is for the 3 areas for ground floor, 1st floor aka upstairs no need plastering cos ady provided by developer, just need to add wiring for extra lights.

Btw, the market price of RM2.30 for normal plaster incl painting??

I dun think so, or maybe i dont realised it yet cos i've not shifted in and ate at the dining area. Anyway, the design on 1st pic is for decor purposes, will use the downlight most of the time unless got PARTY thumbup.gif

These days there's the 3d wallpaper fro Korean which is able to give that type of effect and texture plus should be cheaper, do explore it too
