Hi Pai,

The research you mean around the area of casa idaman? Any developing for public transport? Any highways proposed?

Well, I just drive around the area, and sort of analyze surrounding area:
1. High tension cable. Yes there is but i can say i far away from casa idaman, and doesn't affects on city view.
2. Government Residential. Heard they call it PPR. And is just right opposite casa idaman. Well, for this price, i believe i cant ask for high status living style right? Haha...is good for me though.
3. KTM nearby and i think its under construction.
4. Shops and banks quite a lot.
5. Traffic is unavoidable especially in Jln Ipoh, as we living in KL, these things is totally unavoidable.
6. Security wise, i'm not sure how was it, hoping I can get some great feedbacks from you guys.
7. The developer Billion Horizon, one of the group in CP Group. I believe is reliable developer?
8. Promotional package...is interesting and attractive though...and found out mostly visitor drop by to show room are young couples...mostly.
9. Races from casa idaman buyer, information from KIM agent, 50% Chinese the rest 50% is among malays and indians...not sure is it reliable as well.

So pai, is there anything i left to reserch?

IMO, you need to know at least the following :

1. Whats the average rental for a similar condo unit within the vicinity? What are the general tenants profile?

2. What is the total upcoming similar supply for units within 2km radius?

3. What is the selling price psf for similar unit? Is this the best deal u can get in Jln Ipoh?

4. Developer profile - Any completed/abandoned projects? Any complaints towards the developer? Try Google.

5. Lastly, why are you buying this development? Is it because you like it or is this the only development that allows

Bare in mind, if the project is good, developers would have no pproblems to sell without the need of introducing "rebates",discounts and what not.

Well, since this is under developing, so i guess the general tenant profile is unknown right? Since i'm looking for a place to call home, renting out is not my first preference. Maybe pai might enlighten me what you mean and reason by "average rental for a similar condo unit within the vicinity"

RM 225.18/sqr ft and I'm not sure around Jln Ipoh. Viva Residency, and some nice condo along to Jln Ipoh from KL (on right side..white condo...)

Yes, meet up with Mr. Google and search through some info. As mention this project developer is Billion Horizon Sdn Bhd, one of CP Group. There is no info on Billion Horizon as far as i searched, but CP Group got some info. Buit Eastin Hotel, CP Tower, Queensbay Mall....so far quite strong as i can understand here.

5. Lastly, why are you buying this development? Is it because you like it or is this the only development that allows
I would consider this development because first, looking a middle range class condo (where the residents would be medium range class as well), security purpose, closer to working places (Ideal as petrol is incresing drastically) and also short distance to KL (not in peak hour)
I would say, most of the development is around Puchong, Shah Alam, USJ, Sg Long, the location is rather too far. Been looking to development in Damansara area, such as Kota Damansara, Damansara Damai, Ara Damansara...Can't find any under development project. With my current status, I can afford on under developing project rather than 2nd hand house value or just completed project (which almost sold out mostly)

What do you think? hmm.gif

The price for properties in Mont Kiara is rather expensive I believe. Or perhaps is only 800++ sqr ft. Did some survey asking how is the security around Jalan Ipoh on some residences there. Nice food everywhere, not much crimes around and peaceful too. icon_rolleyes.gif

The place is not too bad for staying but I don't think there will be major development there except Sentul area since YTL bought many land there. As far as I understand, most of the condo price in the area doesn't appreciate much and some even lost its original value.

Jln Ipoh is famous for the Bak Kut Teh and Dim Sum. Sungai MAS is nearby to Casa Idaman and you should get plenty of food there. I dun find it special and so I go elsewhere for my meal smile.gif

Yeah, heard people saying there has a nice bak kut teh. So thats the sungai that newspaper have been talking about the river that affects some feng shui in Jln Ipoh, saw an article in The Star newspaper, Metro. It says that along the Ipoh Road towards KL, shops on the left side of the road seems to be more prosperous than the shops on the right side of the road. And there is another article comments on Ipoh Road's river, which I think is Sungai Mas.

correction. The Benetton project and nearby Lowyat project did go up Mr.Pai a lot too. Think only this two nearby projects. NOT ALL

Im not saying Jln Ipoh properties will never go up but historically speaking the capital gains have been poor. If one has the option I'd suggest them to look elsewhere for investment to minimize risk.

Btw, Rivercity and Viva's price went up meh? They are still under construction today, although RIvercity is nearing completion. Any recent transation to back up your statement above? hmm.gif

The Benetton project and Lowyat project.... hmm.gif I try to google up these two project first. Well, we never know how is the price gonna be in Casa Idaman, and there is always a risk there...Lets look for about 10 years perhaps brows.gif

Yeah, saw some shops that kinda old compare to some new development area like Kota Damansara, Ara Damansara. Development in Jln Ipoh, guess consider to be already developed area..... sweat.gif

There are always people living in Rivercity. Just went for Tim Sum at jalan ipoh last week. Curtains and lights already up!

i think what Pai means is survey of the surrounding area in terms of rental, selling price and the people who are staying there (medium class, high class, etc)...

even if you plan to buy for own stay, these are basic research as this won't be the one and only property in your life, right?

what if you plan to upgrade to a landed prop in future, you wouldn't want your first prop to be a burden right? what if you can't sell or rent it out?

The way I see it is Jln Ipoh properties will not appreciate much in the next few years. There are plans to turns Rivercity into a commercial hub but I doubt it will be that fast to implement. It will remains as it is for the next few years. Since now the area under opposition control, I shall wait and see what is going to happen next
