Hi LYN'ians out there. I believe you all had seen this advertisement in The Star. I've been to the show unit and I personally think this is a good condo for young people to start a family, with affordable price and convenience location.

Here is some information for you all LYN'ians, and perhaps we can share some information on this condo, environments, peoples, is it safe in this area...Lets share some opinion in this topic and hopefully useful for people looking for a condo.

Casa Idaman Condominium

Located at Off Jln Ipoh.

The developer is Billion Horizon Sdn Bhd (CP Group)

Features:
Strategically located off Jalan Ipoh
Approximately 6 km to KLCC, easy access via Jalan Ipoh, Jalan Kuching, Jalan Duta, Jalan Tun Razak, Penchala Link and NKVE

Spacious layouts between 1,007 sq ft to 1,181sq ft. Choice of 3 bedroom or 4 bedroom units.

Comprehensive condominium facilities:

viper, whats the dev price for the units?

if anything above 200k or RM200psf, think there's many other better buys out there smile.gif

Hi pai,

The 1007 sq ft is around RM220k ++ while 1062 sq ft is around RM239k ++

Well, I can say the Block A is sold out and now left Block B. The 1200 sq ft i think sold out as well too.... hmm.gif

Yes leasehold. How do you think, pai? Is it over price? is it worth it for staying? Is it a good place? I've just ask some friends and they said this condo offers a good deal, as for pricing, to stay in KL area, with this price...hardly can get it. Well is true as i've been looking for few properties already.

hi viper & pai,

i've heard of tis property too & heard dat they're giving out 5% discounts plus rm8k rebate for early birds + 2 free car parks. so although in ur snp the original price is rm239k, the actual price u're paying is only rm2.1k & down payment is only about rm3k+. sounds vry attractive to me.

Yeah the agent said the same to me too. Well, my main concern is that how is the enviroment in Jalan Ipoh? And also the risk too. Some feedbacks on Jalan Ipoh so far so good, not to compare with Changkat View in Sri Hartamas.

Heard that YTL also bought up lands around Casa Idaman, but I'm not sure where the news came from. Or maybe some speculations perhaps. hmm.gif

think this Casa Idaman is abit overpriced for a leasehold property. If you really MUST buy a property in Jln Ipoh, I reckon Viva Residency would be a better buy given the fact that its freehold, and some units are overlooking the Sentul Park.

Jln Ipoh properties historically speaking has been poor investments, both in rental and capital gains. I personally would not go for Jln Ipoh, and at 200k choices are plenty if you look at Kota Damansara or Sentul.

not really. Lowyat project River City last time price rm240k onwards now rm320K already. rm80 capital gain. Hard to say sometimes

Hmm...yes, the Viva Residency that you were mentioning, indeed my friend just been through there. The price I'm not sure bout it, but there is commercial lot at the ground floor. So the security wise, I doubt that... Cuz, I'm looking for a place to have better security, affordable, and is strategically to KL and my working place, as this will be my first house.

The kota damansara and Sentul you were mentioning, perhaps you have some suggestion on which is under developing project?

For investment wise, I would not think that, if I bought this property. At least I'm thinking to sell it out in 10 years times perhaps....Maybe that time the price will hike up icon_rolleyes.gif

Hi airline, how do you think jalan ipoh environment? Though i know that around Jln Ipoh are rather old as compare to kota damansara or sri hartamas (Changkat View Condo), but just wan get some feed back around these area....thanks icon_rolleyes.gif

I went to the site and I do not like the area. It is near to an army camp and high tension cable is visible. The area is surrounded by kampung and low cost flats. You just have to move around the area to check out the surrounding.

just my 2 cents.

Personally, I think only waterfish buyer would pay in excess of 300k for Rivercity to stay in Jln Ipoh. Also, I doubt ppl can sell RiverCity at anything above 300k, considering there are over 1000 units in that development alone sweat.gif For Rivercity's 1000 over buyer's sake, I hope Im dead wrong rolleyes.gif


At 300k, one might as well whack subsale units at YTL's Tamarind @ Sentul East. Facade is much nicer, lower density, good rental, much better access and its walking distance to LRT.

Yeah. I agreed that it is better off to get Tamarind than Rivercity. I been to Rivercity and it seems that there is only 1 entry and exit point to the condo via the main jln ipoh road.

Saw the advertisement on YTL Tamarind @ Sentul East, but not yet been to the sales office yet. Hows the selling price there? Population? What are the populations overall? Malay, Chinese, Indian, Foreigners? Near to public transport indeed a good place for property investment...but I'm looking more towards safety issues, values of ppl around the area, location wise on working place, and most of all budget too.

I notice too the high tension cable, is unavoidable on this issue i guess, as you might not know that someday that next to ur house will be a highway. Well, i think for this price, is more pro and cons as how we evaluate on importants weight we set on. Cheerz....

Have u guys check out One Sentul location even more crap in my opinion. And selling price rm390K for 1,390 square feet. Location on the border of sentul and gombak

Casa Idaman Condominium update...

Bet you guys check on The Star newspaper on yesterday 16 Feb? Block A was sold out and left Block B....Facing the city view is selling fast and lots of unit left in facing the hill view. The funny thing is, before the show room was constructed, the block A was almost sold out already sweat.gif

Anyway, kinda agreed with you that the pricing for One Sentul is blardy expensive ;p

Haha, Pai, I sounded positive cause I wanna convince myself that I'm not dumping my money to salt water sea...(Jeopardizing my investment). Actually kinda worry as well if I move the wrong chess, as this is my first time buying property. Guess my head band left a "noobie alert" laugh.gif
