yeah , honestly i got cheated by this fellas , out of sudden eat up my deposits and i asked him why , he said he need to cover his loss while i moved out and in case nobody rent his room..but i already stayed there for one year d , fulfilled my promised but he insists dowan to give me back my deposit till now , i also lazy to layan him d..really be more careful , he drive CR-V and yes he is weatherford coordinator...BLOK B 1511 ( Ridzuan APARTMENT SUNWAY)

hmmm.. excuse me.. i actually dont know where else to complain.
do we have a council where we can lodge a complaint or something in Malaysia. my previous owner refuses to pay me the deposit. so i have been calling him and he doesn't want to pick up the phone.
so i cannot find any other solutions already.

can someone please help me!!

Just would like to share what I see today at Angkasa Condominium.
Can find a proper place to voice it.

At around 9:30 am (10/04/2008), an old chinese guy (assumed to be from Angkasa Condominium Management staff) beat up a young chinese boy tenant (probably UCSI student) and asked security guard to call police. According to the old guy, the kid being rude to him (verbally) and try to slap him (physically) when inside the office but he managed to evade the slap.

During the period of our eye witnesses, we only saw the old guy scolding and throwing punches to the young boy. Starting from when the kid come out from the office, the old guy gave a direct punch to the face of the young boy. There are also punches to his arm but most of time to his face. The young boy's spectacle also fall on the ground. The young boy did not return any punches to the old guy throughout the period of our present.

Of course, I not sure what the conflict between them but based on my justification, it is wrong for the old management guy to act barbaric in public. Since, he evaded the slap from the young boy then just call it off. In another word, the young boy did not cause any injuries to the old guy but he suffered more injuries due to punches from the old guy. I wonder whether the young boy can actually sue the Angkasa Condominium management for causing physical injuries. Any lawyer interested? LOL

I have no relationship to any of them, but just commented as an eye witnesses.
As tenant in Angkasa Condominium Taman Connaught, it does puzzled me whether Angkasa Condominium Taman Connaught is managed by professional or gangster? As a professional management staff, violent is definitely not the solution.

We hope that Angkasa Condominium Developer/Management will look into this matter. Even media or NGO can look into this matter.

Opinion:
Luckily I am just renting in angkasa condominium and not an owner.
First, I felt like staying in Nigeria because too many nigerian.
Then, I felt like staying in Middle-East because too many middle-east tenant.
After that, I felt like staying in public university's hostel because there are so many rules and restrictions.
Now, I feel like staying in a jail because you will get beaten up by management staff if they feel offended.
Pity the condominium owners.

Problem encountered:

Becarefull with this owner, she likes to charge u if u rent her place. RM300 for unfurnished room inclusive of water and elec bills. But if exceed or you use heavy electrical have to add extra pay. Use her washing machine extra RM20 every month, same to gas RM20(for the tenant i found). That time when i move in i paid all the deposits and rent, and i moved out because my previous room i rent got some contract problem so i have to move out. That time was 26th of May, so i paid RM900 for 2 +1 and RM50 cos i moved in earlier 5 days. When i move out she give me back the deposit RM600, and for RM300 she keep it and said that it for June rental cos i move out earlier and she said she had rejected all potential tenant before me. So she said if i found someone to replace thn she will return. And i already found so many tenants but she rejected all, and she said she alr found one only move in July. And more ridiculous is she ask me to move all my stuff n me myself out on the last day of May cos other tenant want to see the room. Since i had paid she ask me move out still. And now dont want to return my RM300 June rental although i had found tenant to replace. And i even just ask her to return a bit also she refuse to. So becarefull with this owner, very calculating and will open your room without your permission. Cos one of my toilet connected to another room and the lock had spoiled, so i tied with my laptop adapter, and 1 day whn i'm back i saw the adapter had came off n my plug bit crack, definitely the owner open it before by force...doesn't respect others privacy...carefull with that..and she even want to report police said i'm harassing their "GOod Name" and threatening their life. Keep use the word "Police" to scare me mayb becos i'm student..so everyone, good luck

Seems like not only me having this problem.

Actually I read somewhere in this section someone recommending lodging a report to HASIL (tax authority) cause if this people doesnt play by the rules, they will have this habit in whatever they do. Likely wont declare those income, let the interest compounded tax kill them .

Lodging police report ? or do we have any tribunal (maybe consumer association?).

Anyone with a successful story please share it here.

Hey! I'm living here. But I'm moving out end of december coz i cant bear the condition of the house. Its too dirty. Anyways, I told my housemates I was planning to move out n they ALL said they same thing :Its very very difficult to get your deposit back!!!
One guy whose sister was renting a room there said he actually threaten to report to the police if he didnt give back his sister's deposit. Finally,his sister got it back after 2 weeks.
I'm worried that will happen to me...I can't move in into another house unless I get the deposit back. So I've told that Richie "Butt"hole I won't move out till he gives my deposit back. I dont know what will happen. Ill probably go lodge a police report if he doesnt give me back my money. Seriously. vmad.gif

Problem Encountered : i don't understand the mentality of malaysians. i don't mean to offend the nice chinese friends that i have, but finding a room here has been hell for me! i first moved out of pv3 because i had a crazy housemate there who used to abuse his girlfriend (not that we didn't do anythin, but the girl refused to admit, so there wasn't much we could do).
it was so hard to find another room because i am NOT chinese. after only a month staying at pv6, i was informed that i had freaking 2 WEEKS to move out of the condo since the house owner had sold the house. as far as i know, the contract is two ways, since when did the houseowner reserve the right to revoke the contract as and when he liked? it is really unfair towards us.

now the problem starts again, it's not like there aren't any rooms available at all at pv6, but the people whom i've called up always deny after finding out i am indian. since when did being indian become a crime?

i don't blame them if they've had a bad experience after living with an indian housemate, but some people are just racist to the max! they won't even give others a chance. at least look at the person and then judge there on after. i daresay that not all indians are as bad as you think and not all chinese are as nice as u think. heck, the guy who beat up his gf at my former house was CHINESE. and people think that wife-beating is an indian culture.

if i had somewhere ELSE to report all these, i'd definitely do it, along with all the names of the racist people whom i've come across. you may say that i'm worked up over a very small matter, but put yourself in my shoes. what if you were in a community filled with indians, such as that in aimst, and all the indians told u that they didn't want a chinese housemate?

i hope that someone will reply to my post and give me a solution, or at least explain to me what this whole hype about NOT living with an indian is about.

Problem Encountered : I moved in last Dec, and paid a deposit of 2 months rental plus 150 for utilities. On January 10th, the chief tenant told me that I HAD to move out before CNY because the owner sold the house. Hence, the complain above. HOwever, I finally managed to get a room and I had also paid one month's rental to secure that room. I asked the chief tenant when I could get back my deposit and he told me that he'd refund me the day I move out. However, a week after that, he told me that I could stay till end of FEB but I DID NOT HAVE TO PAY RENT. He did not mention that he will deduct the rental from my deposit. I acknowledged it thinking that it would not affect me since I'm movin out.

After CNY, he went missing. I did my part of the agreement by moving out, hoping that he'd refund me my deposit so I can pay the rest of the deposit for my new room. the chief tenant not only refused to refund me, he also accused me of blaming him when I was merely speaking nicely to him. Not only that, he was also being very rude to me.

Since he did not understand my message, i decided to call up the owner who apprently didn't understand english as well. When I told him that I was moving out, he clearly didn't understand because he told me "don't worry, u can stay till feb". Alex oso told me that he was coming back on the 4th of feb and that he'd settle everything. three other housemates and I have been waiting for him but he has yet to show. We suspect that he also has a share in this profit.

There are a lot of clauses in the tenancy agreement that both the owner and the chief tenant have broken that involves rental. They have obviously gone missing with our money. We will lodge a police report. Does anyone know where else we can report to?

pls don deal with these people as they are clearly wiling to do anything to cheat other people's money despite the fact that the profits from the sale of the house would bring in a much higher income.

Unfortunately, I have forgotten the apartment name, unit number, hp number. However, this man's hp number is painted in red outside the guardhouse of the apartment. His name is Ah Beng, 012-xxxx xxx.

We called him and he took us to a unit. The unit landlady showed us the room. We kind of liked it. We paid the first month's deposit. Then Ah Beng had the gall to ask for RM200 for introducing the unit to us, which my partner paid. The landlady then asked for a copy of IC, which my partner did not like, due to his own privacy needs. Following that, we decided not to rent that unit. We tried to get back our money, but Ah Beng was drunk and he tried to strangle my partner!

Big nut, and the lady is in cohorts with him. I had taken a video of them both. Unfortunately, our camera got lost some time after the incident, so I can't show it. What luck!

Problem Encountered : Not really major actually. Just wanna vent out off my chest. I'm renting a small room right now at her place and it seems she doesn't like people to put "empty boxes" out side in the living room. I just don't get it...I stack it up nicely and didn't obstruct the passageway. Every now and then I'll do some cleaning, sweeping floors, mopping as well, etc (living room, toilet, kitchen...).

The middle room is rented by a college boy. He RARELY cleans the house even though he has a fair share of using the space in the house as well. Sometimes his gf would come over and stay a few days. She also didnt offer to do some house cleaning chores. Anyway, he and his gf are not much of my concern.

I don't have a problem with Malaysian Indian renting the same house as me. What's the problem? I have some Malaysian Indian (male & female) friends also and they are DAMN COOL! Anyway, I might have some probs in the future (if I wanna look for a new room to rent) since every now and then the notices for rental is written "female" & "chinese preferred". Saddens me whenever I see it. What's wrong with a guy renting the same place as the girls? Not like I'm a "pimp" or a "mob looking" guy or a "pervert". (But I do admit I posses some pornographic materials)... anyways,

Aaahhh...the "unwritten rules" added by your "house leader"...Hahaha.

1. After complaining in the beginning of the rental term that the aircons in the house were faulty and one of the water heater was faulty, she never bothered to get someone to repair it despite promising us in the begining that she would do so. She only did the repairs after repeated calls from us throughout the first 6 months as well as when we decided to withhold rental. Btw, she said even if she doesn't do the repairs, we have no right to withhold rental. She used a separate padlock to lock up the unit when we were away. thus coming back we discovered with had to cut the padlock and still live with spoilt facilities.

2. Harasses us in the middle of the day (when she find out that my housemate doesn't leave for work so early) and in the middle of the night (2am - 4am).

3. House electrical wiring is wired strangely. Seldom use A/C (cos 2 aircons don't work at all, 1 leaks like a faucet (don't ask me how that happens) can fill a big pail quarter full when turn on for 30 minutes, and 1 aircon turns on and off at will, even when we manually turn off.) Fans usually turn on and 3 computers on only in the evening. Bill on average is about RM500 a month. Tried turning off everything except 2 flourescent lights (1 in each room) to test, meter runs extremely quickly (little red indicator flies)

3. Informing her that we want to move out 2 months in advance throught mail, email and sms was useless as she denied receiving any of it (despite the fact that she replied to the sms messages to acknowledge).

4. We have moved out more than a month ago and still haven't gotten our deposit yet. We cleaned & repainted the condo unit and never nailed or stuck anything into the walls before. She doesn't pick up our calls till today, or just sms to tell us she isn't in town if we spam her phone. Basically evading us. She promised to return us the deposit 2 weeks after vacating the premises.


I would advise everyoen to avoid this unit. Rental here is advertised very cheaply compared to other units in the same condo blocks. Saving on rental doesn't mean you'll save money on other vital stuff such as utilities and personal space.

Hi there,

I almost rented at Perdana Exclusive. But found a way better deal at Bandar Utama.

My advise to such problems would be

1) the standard rule when vacating a premise is - the landlord comes to check the condition of the house together with you, if everything is in good order, he/she should return your deposit to you AT THE SAME TIME as you return the keys & passcards to him. If he doesn't do that, then you have the right to hold on to the keys until he does. Nvr compromise on this. The only deposit he can withhold at that time is your utility deposit which he will wait until the final elec / water bill to be cleared. Example - if you move out on 15th, then you have to wait till the final week of the mth to get your bills, and prove to the owner you paid your share till 15th (prorate), then you'll get your utility deposit back. As for the 2 mths deposit, you MUST get it the moment you return your keys to the landlord.

(No such thing as return your deposit 2 weeks after vacating the premise if you've served your contractual rental time - means if your tenancy agreement is from 1st apr 08 - 31st Mar 09 and you paid your rental till 31st Mar 09 - the owner MUST return your deposit. If you didn't serve your tenancy obligations, ie you left earlier than 31st Mar 09 then the owner has the right to keep your deposit as you didn't fufill the terms)


2) As to the hefty utitlity bills every month - what I usually do before renting a house is to ask the landlord for his most recent utility bill (just tell him I want an estimate of how much the utility is) - then you'll know the normal rate you have to fork out. My current house in BU has 4 ACs, total 5.5hp. I had no idea how much the utility will cost so I asked the previous tenant how much they paid on full capacity month. That's how I found out. I also found out the water (plumbing) in the house has some problems - water bill quite high compared to normal usage. But the amount is negligable hence I decided to take the house anyway. Also - I checked every single AC, water heater, fan, lights, autogate etc in the house before renting. The moment the tenancy agreement is signed - you don't have the power to negotiate with owner anymore. (if he's nice, he'll repair for you, if not then you're on your own)

3) Lastly - a normal Tenancy for a house is minimum 1 year - so it's good to pay attention to these details. Be fussy! you're the one living and paying the rent. Not the owner.

* If you haven't got back your deposit till now, I suggest you sms the owner - tell her you'll get your friends to lock up her unit if she doesn't return your money. This will cause inconvenience to her current tenant which will give her problem - if you meet her current tenant, even better - tell them the whole story. PS - you don't have to carry this out (sounds like gangster move anyway) - but hopefully this shows her that you're not someone she can bully her way out. You can even threaten to send letters addressed to the unit - tell whoever the current tenant there your story. This will tarnish her reputation, not something she would want. In short, you want to send her a message that you can make her life very difficult if she keeps your money.

hey guys, i have something special to share here. i do not have problematic house/room, but im having a very problematic FUTURE TENANT PLS beware of a forumer called SYRIAN, She is a SENIOR MEMBER in this forum while i am just a NEWBIE here, BUT I AM REALLY REALLY PISSED RIGHT NOW. nowhere but here to complain.Here is the Story:

this gal came to see my rooms in Sunway with her bf called Tommy last week. after viewing the room, they went back, saying wanna consider on the room, ok, fine.

the next day,on the 16th of May,at that night, Tommy called me again. saying they are around Sunway area, wanna view the room again, wanna see if the room is hot at night. i told him i was out at that time, it was my birthday tat night,i was celebrating, i told him if it is ok for him to come and view on Monday. he said ok and hung up.

few minutes later, he told me he is already in front of my house shocking.gif shocking.gif , saying there are housemates in the house, asked whether if i can called the housemates to open the door for him. i felt bad to reject him since he is already OUTSIDE the house, i asked my housemate to open the door for him. thats all for 16th of May

the next monday, 18th of May. He came again with SYRIAN and her SHIH TZU. WU LONG CHA. they came to test the WATER PRESSURE shakehead.gif . and etc. they told me they will bank in the 1 month deposit for me and will move their things in this coming tuesday. and i waited for his deposit for 2 days before i can edit my post in Properties. i sms him to confirm if he still want the room, if not i can let other ppl to view the room. he said he is STILL CONSIDERING as the room is QUITE HUMID and told me he will call me again on Friday (22nd of May). OK fine. but he didnt call me on Friday, so i tot he might get a BETTER place to stay.

Today, Sunday, 24th of May. Tommy called me saying that he still cant find any place to stay and confirm that he wants my room, so i asked him to transfer me 1 month deposit to confirm. 2 hour later, he called, saying that he already transferred the deposit to my account. so i edited my post in Lowyat net stated that the room already rented out. 1.5 hours later, Syrian called me again using Tommy phone(maybe Tommy don dare to call me as he thinks that this is really TOO MUCH for me vmad.gif ), saying she wants to cancel the deal as her frens found a room in USJ for her.and saying that she wants her deposit back[but from what i can see is she is still lookin for rooms around rclxub.gif ]. i told her, she cannot be so irresponsible, once the room is confirmed, it is a deal. it is not up to her to pull out the deal. i did not say that i do not want to refund her, but at least, jus throw me with SORRYsssss.....then i will be very very fine. brows.gif

how many hours of OT has to claim to earn back the rm600. In this economy situation, every cent is important. cry.gif

don't waste any chance to get back the hard earn $$, you might see it small, but it takes a lot of effort to earn it back.

hey guys. pumpkin, ure rite..deposit doesnt mean to be refundable. its yours.

I wanna ask..what the owner can do if the tenant doesnt want to move out and extend for 1 more week?

I have paid my half deposit early MAY to this owner @ Ampang damai condominium, and he said the tenant will move out latest by 1st June but if they move out early, he'll inform me..and he also said MAYBE i can move in by 29th or 30th. So by now i need to prepare the transportation, lorry, packing my things, take leave and all. but last 2 days, i wanted to confirmed with the owner, when actually i can move in the house...and he replied, he just call the tenant and they said they will move out by 5th May..im a bit pissed off to hear that but still maintaining my voice..I said i need to move out from my current house by 1st June coz thats what he promised me..1st June..he said he will call the tenant back and push them out. And i waited..

Yesterday nite i tried to call him to ask his confirmation.. but 1st ring no anwers..2nd ring no answer..pause for half an hour i tried to call him again and he off his handphone!! and for today, i call him at lunch but still no answer..and that's why im here..im starting to worried if the owner lies. but if he dont, what he can do to make the tenant go away? I have a lot of things to do for this 'move-in" date..i need to organize my things such as lorry, packing n all..but why he doesnt give any responds.

And what the owner can do if the tenant doesnt want to move out till next2 week?

And what can i do if the ownner lies??





P/s Ive receive the receipt on the day i paid for the owner.
The security knows the owner.

but for ur case, i think ur owner got some problems. cuz there are a lot of things he or she can do if the tenants do not want to move out. if i were the owner, the current tenant is allowed to extend their stay only if nobody is going to take the room. but now u have paid the deposit. so obviously, this is the owner problem, he doesnt do as he promised.

maybe u can try to make a police report if u still couldnt reach him.if the owner is one of the lowyat net members, u can post his big name up here as well (like wat SYRIAN has done to me tongue.gif)

but as far as i know, receipt does not work as i have consulted a lawyer before (when my tenant refused to pay the electricity bill as he promised). but still, you can have a try.

If you didn't serve your tenancy obligations, ie you left earlier than 31st Mar 09 then the owner has the right to keep your deposit as you didn't fufill the terms)
2) As to the hefty utitlity bills every month - what I usually do before renting a house is to ask the landlord for his most recent utility bill (just tell him I want an estimate of how much the utility is) - then you'll know the normal rate you have to fork out. My current house in BU has 4 ACs, total 5.5hp. I had no idea how much the utility will cost so I asked the previous tenant how much they paid on full capacity month. That's how I found out. I also found out the water (plumbing) in the house has some problems - water bill quite high compared to normal usage. But the amount is negligable hence I decided to take the house anyway. Also - I checked every single AC, water heater, fan, lights, autogate etc in the house before renting. The moment the tenancy agreement is signed - you don't have the power to negotiate with owner anymore. (if he's nice, he'll repair for you, if not then you're on your own)

3) Lastly - a normal Tenancy for a house is minimum 1 year - so it's good to pay attention to these details. Be fussy! you're the one living and paying the rent. Not the owner.

* If you haven't got back your deposit till now, I suggest you sms the owner - tell her you'll get your friends to lock up her unit if she doesn't return your money. This will cause inconvenience to her current tenant which will give her problem - if you meet her current tenant, even better - tell them the whole story. PS - you don't have to carry this out (sounds like gangster move anyway) - but hopefully this shows her that you're not someone she can bully her way out.  You can even threaten to send letters addressed to the unit - tell whoever the current tenant there your story. This will tarnish her reputation, not something she would want. In short, you want to send her a message that you can make her life very difficult if she keeps your money.

Well, til today, the Mary has not given back the deposit. I've already lived in my current place for 5 months already. She doesn't pick up the phone when we call. Replies to SMS's to set a date to meet up to return the deposits but never turn up and never answer the phone when called at the point of time. I told her that she should just admit that she doesn't have the money or intention to return the deposit. She called me crazy. Well, she's proving it now.

After inspecting the apartment (which she was happy about since we whitewashed the unit and didn't damage anything), she found no problem after inspecting and said she will give us back the deposit. When we wanted to keep the keys until she gave back the deposit (we told her to deduct all final month utilities and give us the remaining), she told us that as long as we kept the keys, she'll charge us rent and report to police if we don't do what she says. I've called the police as well as they have told me to settle this ourselves. We've been staying at the condo for almost 2 years. Second year, she said she may want to sell the unit so we have to inform her 2 months in advance when we wanted to move. Basically, whoever lives there now will regret. That's probably how some landlords become rich. Give all kinds of excuses and don't return deposits.

well i might not so clear about my friend and her friend sign about the contract,but as far as i know the landlady is kinda cruel.The contain of the contract i do not know but no matter what thing happened,for example cant find housemate,the landlady just does not care.(from my friend said:"she does not care about you can find people or not,she just want to receive money on time.")How can she be like this???Do we(who stay there currently are going to share the cost???For me I am just a person who helps her stay there?Is it fare for me to share the cost?But tose her friend who at first sign the contract,they do not care?what should I do?forfeit the contract,but not going to get back any deposit right?or find a replacement within this year?can I do so?

Location of House/Room Rent : bukit jalil vista komanwel block b 19th floor, no.5. (condominium, near sri petaling LRT station and IMU college.)

Problem Encountered : this guy robin kon is an agent and cannot be trusted! he will never pay back tenants' deposit after tenants left. even though he gave you the deposit resit and promise you by words and in either both form, contract or non-contract, he still will not return back your deposit! he likes to change by time however he want the contract to be, and the house is problematic! super dirty, pipe leakage, termites, and so on, but he is not responsible for it. every time tell him to fix the problem for a better living for tenants, he did not done it and postpone till problems getting serious. how can tenants stay in such a problematic house?? how come he is suppose be the one who responsible for the unit but did not?? how come the unit is already full of problem but still wanna rent it out and did not inform tenants before paying him such a huge amount of deposit and rental fees?? how come such people just wanna earn money with such a 'evil' action?? when i ask for my deposit from him, i cannot even win over him from talking, he always will give many excuse for his benefits (non returnable without any suitable reason since i did not spoil the contract or break his words promise. he is the one who change the promise time by time just to take my deposit!) ! also when i almost wanna move out from there, i heard that the host wanna void their contract of becoming his agent because of some problem, i guess is because the host notice the behavior of this guy. then he plan to rent another unit to earn his money again at another place, i did not know where he wanna rent a new unit to cheat people again. so if you do not believe this real story and wanna try your luck with your amount of money, go ahead to contact this guy and rent room from him. well, you will regret unless you are too rich and no where to waste your money! please do not trust this Robin Kon ! people rather rent room from other tenants/landlord that are royal to rules. find a better unit, find a better agent/landlord for your safe deposit! do not waste your money, earning money is not easy. pass it out to your friend as an advise, do not deal with this robin kon!

i once rented a room of a house that has "tenants"....in the middle of the night you'd usually hear sounds of people walking outside the house doing things like sweeping floor, grass sounds, etc. No, i am not telling a joke here.

My father went out to investigate the sound and he came back shocked. He said he saw a a man with a half body floating about in the gardens...

We moved out of the house few days later.

Landlord/Landlady Involved :- Desaminium Jaya SDN BHD
Location of House/Room Rent :-Taman Desaminium, Seri Kembangan

Problem Encountered :- My landloard is Desaminium Jaya. They were supposed to pay the maintenance fee to the management. However, they owed the management ~RM500K and did not pay up. Now the tenants who rented from Desaminium will not have access to the apartment premises due to being blocked by the management security guard. Tenants do not know if they have got to 'absorb' the management fees.

I personally feel these both parties are irresponsible as tenants are purely innocent in this picture. I would like to elaborate, but I prefer if the readers of lowyat read it from my blog, which is more well elaborated.

Sorry for not following the complains format but I do not want to give out names just yet....

I am an international student at The One Academy and I am renting a room right across the college in PJS 10.
The room is on the upper floor of what is called a 'Terrace house' in Malaysia. I moved in here in quite a rush as college had already started.
Up until yesterday my main problem was only lizards but all that changed last night/this morning at 4:25am.

Little introduction to my Landlady(chinese)
I would like to mention that my landlady is a total nutcase. She is always yelling and screaming if a light is on or if the trash is not tied up properly or if i go out too late to get food and if anyone comes over to see me (i usually sneak my friend inside). This might be a huge problem for some, although it wasn't for me for all this time. I am a patient person and up until now she has never said anything completely irrational and even though she yells for something or the other EVERYDAY I smile and ignore it and don't repeat the same mistake again. Generally she is a very very moody person however she is an elder and as long as she doesnt say anything out of principle I do not care. She is pretty much yelling at her daughter 24/7 aswel and also seeing she is a single mother I feel a little sorry for her and I just treat her like a nuttcase parent in my head.
My commitment to my education also keeps me very very busy and most of the time im just too tired to give a damn about anything else.

The incident:
Last night at about 4:25 I woke up with a thud sound on the window of my room. At this time i had only slept about 30 mins because I was up late doing assignments. I tried to ignore the sound and go back to sleep. But moments later i heard someone running accross right on top of my room in the attic. Then the running continued as if someone is running back and forth on top of my room. This happened about 7 or 8 times until i heard a 'thud' sound outside my room following which someone banged on my room door. I immedietly messaged my housemate and asked him if it was him. But he said it wasnt and he woke up too assuming there are robbers in the house.
I waited a few minuites and eventually decided I need to go out and check. Stupid as this may sound to some.. I was a bit concerned about my landlady and her daughters downstairs aswel. I messaged my house mate and told him im coming out. I grabbed my umbrella and stepped out and saw no one there. My other two housemates one boy and one girl had also come out now. When I looked up outside my room i felt the door to the attic was a little misplaced. The three of us eventually decided to let my landlady know about this. We went down and woke her up and she came to check. Since there was nothing there - she threw a massive fit! Yelling and screaming at us and asking me to leave. Asking me in particular since I took the initiative to do the talking and explain things to her( the other two are too scared to talk to her).
She made it very clear that there is nothing in the attic except rats and we should just mind our own business and stay out of the attic!
I am very curious to go up there but I do not have anything like a ladder and I am also quite scared of that scene from Grudge happening to me and the next day im walking about with no jaw....
There is also a high chance that some robber sneaked in through the attic as we also saw some finger marks on the walls. Which is equally scary!

If things do get worse (and I survive) I promise to give all details of the house/owner and myself.

Very scared to sleep tonight...

I am sorry if this post is out of place but I am new in Malaysia and I am perhaps hoping that someone can maybe shed some light on what could really have happened...

I was wondering, if the landlord place wasn't in a good condition before, and now we are leaving the premises (without damages to the walls). What to do if the landlord insist we must repaint the house if not they won't return our deposit? Also, despite reminding the landlord to clear the previous tenant's electricity bills (RM6oo++) and they refused to do so even after we signed the agreement with many times reminder for them to clear their part, now I suspect they want us to pay for that bill as well (we have TNB proof that we cleared our parts). We found out that the previous tenant's deposit was actually deducted to cover the remaining electricity costs. Where to report this kind of problem? I don't know why malaysian landlords are greedy and unethical pigs.

Problem Encountered :- Pretty much the same story of refusal to return deposits. Told me to find potential tenants to replace and then refund, but she started giving conditions e.g. she needs to see these tenants and she never showed up despite having informed. Managed to arrange for a tenant to move in with a month's security, and texted her with necessary details. Afterwards, started receiving threatening text messages detailing her 'timely' arrival. Made two police reports after that, one for threatening me and the other for refusal to return deposit. I was then evicted from the unit despite having paid for the month. Naturally, I refused to return keys.

I was told that my room had been occupied by about 6 people. This is enough tell-tale signs of a spoilt, hot-tempered, selfish, rude and diva-like personality. She is an Iranian and a MMU final year student.

She had the gall to advertise this room despite all these incidences.

Advice: You should always have a contractual agreement when it comes to money. I suppose this thread is to highlight greedy, ruthless and self-centered personalities.

Title : - Bad Quality and comment / review of CASA PUTERI CONDOMINIUM / CONDO @ Bandar Puteri Puchong

Problem Encountered :- Sorry i did not include the name of management of Casa Puteri Condominium, but anyhow, it does not make any difference because the management might again change in approximately 1-2 years. Any how, i have already seen 2 managements of CASA PUTERI CONDOMINIUM and their services in maintenance and management is simply horrible and unacceptable. Let me list it down here where it is more easier for potential buyer who thinks "Bandar Puteri is a good investment spot and since every other property has been taken, i might as well cincai pick this 1 lar"

About the property first of all
- Crack and instability of structure. Cracks appearing at Block A of Condominium in top floors and collapse of wall at far rear of condominium which is near a cliff.
- Road inside parking compartment and near to guard house always sink inside and need frequent repatches. Repatching jobs takes 2-3 months to repatch small holes all over the places of parking compartments and roads. One time up to 20 - 30 holes over a 100m X 100m area
- Road not leveled properly, wavy surfaces
- Moss growing all over the wall and totally no repainting even though residents are forced to pay RM 250 for maintenance every month
- Swimming pool no longer functioning for more than 3 months until now and no repair work commencing until now.
- Lights are poorly lit at car park, trip residents at night if you are lucky, and robbed if for more serious cases. You can totally not see people hiding in cars at parking lot at night. You can only detect them when you walk near their car with the engine sound running. And believe me, there are plenty of night hobbyists who like to sit in dark cars at night just for fun!
- Tennis Court was never maintained and strings and surfaces damaged with holes and moss, and dirt!


Security - HARDCORE HORRIBLE AND POSSESS MORE HARM THAN SECURITY!!
- Access card to condo always malfunction and guards irregularly allow all sorts of personels into the property.
- Any tom, d*** and harry can drive your car out of condo and guards will open door to anyone.
- Guards irregularly station at lobby of lift and being suspicious with sloppy look and playing with toys found from dump site. Never greet residents.
- Residents irregularly denied access into the condo because guards in guardpost too lazy to walk out into the gate to have a look at resident condo sticker at car's dash board and ordered resident to present the car sticker to guard which faded IOI cop on top of the card. I don't even know how can he verify me as a resident or not by looking at my access card 5 meters away with no indication of my card. He just yelled "tak da! tak da! tunjuk card, tak da! tak da!" (Bald in 50's Indian Guard)!
- At night time, guard will stray around condo and wondering without patern around condo area playing with grasses
- All sorts of collectibles from the junk yard are gathered at guard house as if this structure has became their sanctuary.
- Guards not permanent and changes every other month. You will not recognize them!

I was looking for properties and found this. This is my first time renting out on my own and my bf. I rented thru an agent. She seems very nice and it's from a reliable property agency. The landlord and family seems nice as well. They are very kind. This area I knew that it will not be cheap and I am afraid if I get somewhat cheaper and dunno how the landlord would be.

So far so good I'm already here for 14 months. I actually signed the agreement and paid like 2+1, utility fees and everything else is on my own. Before moving in, the landlord asks ppl to come and repair all the aircon, check the electricity, check all the wall plugs and changed all the bulbs. After that it is all on my own.

I decided to get a hse on my own. We [me and bf] are planning to buy a house of our own. I hope that nothing bad will happen when I move out.

I was wondering, those who rented thru agent, did you guys sign agreement too? Anyone with bad feedbacks or bad experience thru agents?

Problem Encountered :
1. He using modified electric meter, Tenaga Nasional caught what he did on the meter.
He force us to stop using aircon without each of every agree he goes into people room without concern
& cut off the aircon current. He directly throw us RM50, my room he said Rm30 each.

1-2.(No aircon 2 shared room = RM300~350 per month include electric. Before I move in,
he said 1 person room cost RM500 for aircon & include everything. Since you 2 person
I charge extra RM60 for the another person.)
(He should return me the RM120 not RM60.)x2 He keeps excuses for not returning my money.

2. He goes in people room without concern each & every time. He using same excuse, electric is expensive
I thought you not in room no turn off the aircon. My friend a girl, She get her changing clothes & he comes in. (woot!)
He still blame my friend for not response knocking the door. She said dont even heard a knock.
Fking humsup, lame excuse. Since he using modified meter, he still bother?
W got 1 coin case right almost every one have one to put coin on table.
My friend said that day you are not in you room he come change the current.
I goes in my room, 1/2 of my coins were gone. I dont have proof so ignore it.)

3. He lock us all inside house when Bandar Raya wanna check on the illegal partition of the room.
(there is someone partnership with him working in bandar raya.)
(He lock us 6 hrs before the checking, accurately 100% no single failed.)
(If the house caught on fire, we dead.)

4.Super expensive rent, we have no choice to find a room on that PJS area.
He a fking leech on students. He collect 1 sems 4 month rents. If you move out before the month.
He is not going to return your rental.

5.The house was haunted if you believed in ghost. Me, my roommate & house mate (4 person) were moving together
because there was a wondering ghost from room to room every night.
(Maybe that ghost is searching for something. I saw with my own eyes.)
(When I removed the talisman from my door (my parent ask me to attach before i move in),
i feel pressure from the top of the ceiling.)

6. Bad service. Aircon break down, fan light if anything happen.
He took around 1~2month to fix it or either ignore.

Complain:
Moved in alone for 2 months, and then my friend wanted to stay with me after 2 months. So extra deposit has to be paid for the additional person in my room. My mistake was I did not request of an updated contract. So the extra amount was not accounted in the previous contract. When I wanted to move out, he say my deposit is only the lesser amount (trying not to pay the additional deposit). He knows I am just a student and cant do anything. I am still trying to follow up with his secretary who gives so many reason to postpone the repayment of my deposit. If he refuses to pay, I am going to lodge a police report.

p/s: It's better that we state the name and information about the landlord we are dealing with, so that we can warn others better and not just whine about your problems.

I rented a house and my my landlord asking(forcing) me to pay Indah Water bill because she claim that it is using by us. I argued that the house is not belongs to me and I had experienced in renting house before and the landlord is settled the Indah Water bill.
Headache don't know what to do >.<!!!

same goes to us. Forced to pay indah water during our 2 years renting contract when we wanted to moved out. But we still paid coz the indian 'professional' lady and hubby started harrasing us.

I just want to tell that i have been robbed yesterday night right outside my condo (KELANA MAHKOTA). Reason being i parked my car outside the condo due to no parking given to the tenant (Although i rented the master bedroom). Me and my boyfriend would need to rent a seperate parking for RM 200 per parking per month in the condo and we decided not to take it as it is too expensive and this had caused us LOTS of problems.

DO TAKE NOTE IF YOU WANT TO RENT KELANA MAHKOTA CONDO

1. I had encountered once- car window being broken (there is nothing in my car, the thief just took the syillings)

2. My bf's car tyre being stolen once.

3. my car being broken into. Luckily the thief didnt have good skill and end up he cut too many wires in the car and the car couldnt be started. And the best part is i parked the car in front of the guard house. End up the car couldnt be drive and i have to call the toll man

4. There are plenty of visitors parking inside the condo. However, u cant park inside for overninght.

5. you will get car summon in the morning after 8 am EVERYDAY by the police if you park outside. (THis means u haven to move your car before 8am everyday)BUT the police wouldnt do anything if u report robbery or theft cases to them.(KELANA JAYA POLICE STATION) Not even wan to understand wat had happened.

6. being robbed on the way walking from the car to condo.

so, if you want to rent the condo. do take note on the parking matter.

Just wondering, do you guys get receipts for paying each month's rent? Or any form of proof that you've paid your rent?

My issue now here is, my lease will be over in mid april, and i texted our landlord if it is possible to take the last month's rent (mid mar - mid apr) out from our deposite - we paid 2.5. No reply.

So next day (14 Feb), i banked in the rent, and SMSed him to inform him, and also asked if he got my SMS the day before? No reply.

Now I am worried he might not want to return our deposit (paranoid). Initially, we were skeptical to sign the contract cos it was full of shit (you get what I mean), so we gave him 2 months notice that our lease is ending (it was stated in contract to give notice). We also paid electricity on time every month, water and sewerage. No outstanding bills as of now.

Just that his furniture and electrical items are all OLD, such as the TV is the huge bulky one with no brand, chapalang DVD player, aircond needed to be fixed THREE times (it was broken when we moved in), heater was broken TWICE (no hot water...), etc. Basically things aren't brand new and shiny.

Problem Encountered : Landlady refused to return back room deposit despite being given a period of 2 months after leaving the place. Never
have I been late with my payment of rent every single month. Stayed in that place for more than 10 months. Upon
leaving the place when asked to return back my deposit, she could not do so. Thus asking for a period of 2 months
to allow her to repay me as she was facing financial difficulties at the moment and also to allow someone else to fill
up the tenancy of the room that I was staying in. I allowed it as she gave me her word to pay me back then, seeing
that she was quite old. Now, it has already been 2 months and 2 weeks to be exact since I moved out and she has
yet to pay me back. I even sent her smses and even tried calling her but she ignored all of them. Hence taking
action to file a police report against her. Anyway, just here to vent out my frustrations with this lady and to also
warned others about her. I decided to let go that deposit money as this has proved to be a futile effort and too long
a process which isn't worth it.

I do agreed alot of agents are not ethical as i had a real bad experience while dealing with agent, at first she told me the price for the property confirmed sell if i am agreed to it,but after i agreed to the price she told me sorry actually this is not the price the owner want her to sell, some i heard about this agent is even worse after the buyer gave cheque, she told the another agent which co broke that sorry the owner "suddenly dont want to accept the offer..really speechless towards this kind of agent..BEWARE of her although she will be real "friendly". I asked my friend to check her details before and found out whatever details in iproperty and propwall is not true, my friend which is a lawyer told me he heard about this agent too, is about after paid deposit only the buyer realised the reason of why he cant get the unit is because the price that he going to buy is not what owner want..totally lost when i got to know it.

from her iproperty website stated is from reapfield but now is in robinson realty

she is active around pj , damansara perdana and kota damansara

I'm kinda opposite to you guys, I'm a landlady having this prob, I don't know how to deal with my tenant. Need advise...
My dad rented out his house cheaply 14+ years ago to this malay couple with RM380 per month for double storey house because pity them being poor. The rent is 500++ at that area till now is still 500-600 but we rented out at 380 still.

My dad passed away 3 years ago and I have to take over this thing. Since my dad never chase them for late rent, they sometimes pay late, and worst, during 2 year++ before my dad passed away, they never pay rent, added up a 6k ++ of debts, saying that they have lost my dad's phone number.

So after my dad passed away I took over and saw the house is in very bad state... termites, ceilings rusty those stuff, they never take care of the house. And I spend a few thousands to get rid of the termites, and it comes back again. Thus, I was advised by the termites exterminator guy not do any new house improvement until the termites is gone from the neighbouring houses as well else it will come back again.

Now the tenant is pressuring me to change the old doors, etc while they're still debting... they paid Rm20-70 extra for the rent per month to cover the old debts. It had been 3 years already. Now they're complaining about the wrecked door. I did make repair on it
but they said need to replace a new one for them and I don't want to replace, they will claim by deducting from the rent. They are still debting but wants more from me? They threatened me saying old house no ppl wanna rent.

I don't think I can stand it any longer. How should I kick them out? Don't need 1-2 months of notice anymore right? I scared they will break my old house more if I say to kick them out. rclxub.gif How to chase them to pay debts? Already too good to them. Need some advice.

Thus, I was advised by the termites exterminator guy not do any new house improvement until the termites is gone from the neighbouring houses as well else it will come back again.

Now the tenant is pressuring me to change the old doors, etc while they're still debting... they paid Rm20-70 extra for the rent per month to cover the old debts. It had been 3 years already. Now they're complaining about the wrecked door. I did make repair on it
but they said need to replace a new one for them and I don't want to replace, they will claim by deducting from the rent. They are still debting but wants more from me? They threatened me saying old house no ppl wanna rent. 

I don't think I can stand it any longer. How should I kick them out? Don't need 1-2 months of notice anymore right? I scared they will break my old house more if I say to kick them out.  rclxub.gif  How to chase them to pay debts? Already too good to them. Need some advice.

3. He lock us all inside house when Bandar Raya wanna check on the illegal partition of the room.
(there is someone partnership with him working in bandar raya.)
(He lock us 6 hrs before the checking, accurately 100% no single failed.)
(If the house caught on fire, we dead.)

4.Super expensive rent, we have no choice to find a room on that PJS area.
He a fking leech on students. He collect 1 sems 4 month rents. If you move out before the month.
He is not going to return your rental.

5.The house was haunted if you believed in ghost. Me, my roommate & house mate (4 person) were moving together
because there was a wondering ghost from room to room every night.
(Maybe that ghost is searching for something. I saw with my own eyes.)
(When I removed the talisman from my door (my parent ask me to attach before i move in),
i feel pressure from the top of the ceiling.)
9They said they saw, I said don't joke around.)
(I not believe in ghost now I believe because i Saw it.)

6. Bad service. Aircon break down, fan light if anything happen.
He took around 1~2month to fix it or either ignore.

7. When I return the key & ask him for deposit. He using bad tone & attitude & scam said that I
stolen a bed mattress from this room. He said was in blue.

I said this it the blue color I don't even use it.
Dirty & super smelly (got dog pee smell.)
He ask me for the key, I said here. He snatch like theif from my hand with fking rude attitude.
He fk back, you scare i not return your deposit is it.
My friend stun.

Why I need a mattress as my new landlady provide us a new & great bed.
I don't even do stealing. I not as cheap as that Mr. fker.

He say he want to check my new room before he return my rent.
He goes to my new house.
I ask my new landlady to comes in because
she has the right let or not let him going into the room.

He fking my landlady with blame If he not stole the mattress why he scared not let me in.

Problem Encountered :

I had engage an Electrical Consultant to check on my purchased 4 Million property and a report had been produce after an inspection was carried out. A written 15 points complaint on the Electrical works had been installed are not-compliance to Electrical Regulation 1994 and it put the property into fire risk.

This developer are are irresponsible and nothing had been done to the complain and reaction of the developer are act deft ears to your complaint letter. This developer representative (Mr. Henry) twist here and there with no proven fact at all & he is not competant person that able to do the justment of it the complaint. Complaint letter was deliver on 3rd October 2011 and they did the electrical earthing silently without informing us and it is not done according as well. An letter had been reply from the developer date 24th November 2011 qoute that all the defect works had been complete and the fact it nothing had done (Nothing had been done but letter say everything is done). An complaint letter with 15 points but with the reply of everything had been complete but no prove at all. The Electrical Contractor is Seni Lekrik and M&E consultant is Eagle Consult.

An common sense design that everyone also cant accept it for purchasing 4 million property or even 300K property - Kitchen 13A socket are connected to 8 nos 13A socket outlet at kitchen area for high power consumption equipments and not able to withstand the current. If you purchase a 300K property, they also wont gave you such a product installation like that. Cables install are under size and there are changes of fire risk and almost more than 50 percent of the fire are cause by electrical failure but there are no proven due to everything had been distroy after that. I never meet such an unprofessional and unresponsible developer.

An CC letter had been given to the Managing Director Tan Eng Piow but no action.


Remenber the unresponsible Developer Name : Mitrajaya Homes S/B or Mitrajaya Holding S/B or Kina Bijak S/B (Subsidary) Visit the Developer Website

Unlike the others in this thread, my ranting here is the other way around, i'm the one renting out rooms. So i'm Renting out rooms in PV3 in Taman Melati Right now, a lady by the name of "Anne" called up to ask about the rooms for her kids or something like that. Called us like 20 times to make arrangements and she was supposed to come around at 8.30pm earlier. So we waited all the way until 9pm. Gave her a call on my main number, and she did not pick up. Got a 2nd number and called her, she picked up and told us she will be reaching at 9.15pm. So waited again until 9.45pm. Called again, this time a man picked up the phone. He was defensive and rude; This was his exact word. "So we don't want the room already now. What you want to do? What you going to do? How much you want me to pay you? So now i don't want so now what you can do to me? Ask me to pay?"

If they do not want the rooms in the first place, they could have just told us. And be done with it. I do not know what they have in their puny shit of a brain they they behaved that way. Set the time and date to see the room. On that day itself, I msged him early in the morning, kinda like to remind him. No reply from him. Since I am going there as well to meet my new employee, so, i went to taman bukit serdang's police station then try to called him. 1. High Frequent of Quarrel
- They like to quarrel oftens especially after back from work at 8.30pm to 10pm, then continue at midnight till 1-2am
- Very loud till ground floor can listen, security guard ever come knock door
- Close the room door very loud during quarrel and open-close door frequently

2. Furnished House but Not Allowed to use the facilities as said
- House is fully furnished as mentioned on the notice, when came to view the room, the renter also said all furnitures can be used
- After rented, only fridge and washing mechine allowed to use, others need pay to use
- Washing mechine can be used not more than 2 time per week, day is setted no matter raining or not
- Water heater is there but not functioning
- Pipe or basin in the kitchen broken, had to pay for the replacement even not using
- Water filter never clean

3. 3 Rooms 4 persons in the house but bills divide by 3 rooms

4. Ridiculousness
- Received warning from the lady for "thrown" hair on floor
- She warning me don't throw rubbish on the floor, she said she found my hair on the floor, don't I deny that's not my hair

Hi,

Hope i can contribute a bit on room rental issue. This is what i do, list out the rule and ask if the possible tenant agrees with the rule. I attached the rule that i set for the room taht i rented in my house.

House Rules


General Rule

1. Upon checking in to the room, deposit of 1 month + 1st month rent must be paid accordingly.
2. Tenants must inform the house owner 1 month in advance should he/she decide to move out and the 1 month deposit given earlier when checking in will be utilized at the last month of tenancy.
3. Each room is reserved for 1 tenant only. There cannot be 2 tenants in 1 room.
4. All tenants must try their best not to sleep at the living room as you might cause discomfort to other tenant sitting at the living room.
5. There is no car park allocation inside the condo. Tenants have to park their car outside.
6. Monthly rent must be paid latest by 1st of each month.

Living Room

1. Every electrical equipment at the living room must be turned off when not in use.
2. The sliding door must be closed when nobody is at the living room.
3. No smoking is allowed in living room. Tenant can smoke at the balcony and at the wet kitchen area.
4. No plates, glass, trash are to be left at the living room table.
5. All shoes, slippers are to be arranged properly at the shoe rack.
6. The front door must be kept locked at all times, even when there are people in the house.

Kitchen & Wet Kitchen

1. Any plates, glass, kitchen utensil are to be washed immediately. Nothing is to be left at the kitchen sink.
2. Kitchen stove are to be wiped after use.
3. No pork is allowed to be cooked in the kitchen and also be kept in the fridge.
4. Every tenant is to use their own laundry detergent when washing clothes.
5. After using the washing machine, the clothes are to be unloaded as soon as possible so as not to burden the next user.

Stayed there before, previously we dealt with the master tenant and all is good.
Until the owner came and took over and put up the partitions.

At first owner tried to "friend-friend" with us and quietly telling us that the rent she collected from the master tenant is very cheap and mislead us that we've been cheated by master tenant; while at another side our master tenant tried hard to defend for the unreasonable rental increment until cannot tahan the "daily kacao" and moved out.

Next i was the person being bugged everyday to "convey message" to all housemates and end up i also moved out. On the day of moving out i couldn't get back my full refund of deposits, total of RM60. Reason given by owner is that the master tenant took it all away. We called master tenant and they told us that's not the case! Because when they first rented the house they already paid the deposit on behalf of other rooms, then when they sub-rented the rooms out it is understandable that they collect the deposits from the new tenants. And when they move out they also did not received deposit refund so ofcourse they are not giving me my refund. I would agree with owner if owner mentioned that the deposit collected from master tenant were lower in view of so many years ago, but nope, owner mentioned that they DID NOT accept any deposit at first. We are not first time renting house and this is not the owner's only house they renting out, so it's very illogical that they did not collect deposit at first.

Anyway i treat the loss as a kind donation for pathetic pensioner.

well.. reason me.. i actually don't know where else to grumble.
do we have a authorities where we can villa a issue or something in Malaysia. my past proprietor will not pay me the down payment. so i have been contacting him and he doesn't want to choose up the mobile cellphone.
so i cannot discover any other alternatives already.

I had this malay family housemate. No contract signed. Owner wants back the unit anf i told her to move by end of the month. She said i broke my promise and i gave her a notice to move out. Mana tau, she go make report and now refuse to move.

I am the master tenant and unit is sublet by myself (acknowledged by owner). My contract has expired but owner say nvm, stay on if i can pay. Now this malay lady dowan to move when owner wants back the unit. Problematic torture kid in the room, took a knife and pointed at my dog and pay late rent.

A guy named Aidel@Vicky(012-7429302+010-2798940 Drives a greenish Hyundai Sonata old model WKB9233)) and his partner Bruce (They operate ASP travel & tours Reg#NS01024 11-D). Vicky is renting the room for his worker/gf (Mourineanna Anak Ata from Sibu 0169708161 IC:840209-13-5048+work at KLIA the ZOne). Moved in on OCT19. Agreed to the deposit however wait for cheque to issue. Issued on the 25thOCT. I bank in on 1Nov, the cheque bounced saying the account had been closed. 2 bottle liquor missing from the house the day they moved in. They denied taking it. Chase the deposit for 1month. Agreed to transfer/cash on 1DEC, fail. then agreed on 5Dec, fail. Finally I went to the worker/gf straight. She paid on 6Dec and say wanna move out. Paid the OCT,NOV and DEC rent. Moved out today. Finally.

My friend dealt with the house owner (who said she's now in UK) thru email and conversation and transaction were all made via email. iProperty.com and western union were used as a medium for this transaction. She already paid RM3,600 on last friday and the house owner said that we will receive a notification saying the payment is successful and keys will be arrived today. Yet today we haven't receive both notification n the keys. We don't feel okay right now and this is new to us. We really need help how to handle this situation and where to complain or get counselling.

I really hope any of you could give some advise.

I am writing this post to warn all the property owner.
This tenant's name is Mr Johnny Chong Yin Fung, origin from penampang and currently staying in Setapak, Kuala Lumpur.
He promised to rent my unit but at the end he turned up as a intruder who refused to leave. He also had criminal records before. Worse still, i only found out that he let other unknown people stay in my property when i authorize the eviction notice on him. Please do not contact or have any relationship with this guy! His friend are all gangster. I had learnt my painful lesson and hope other people will aware of this.

Mr Thiah Toh Meng is property agent from City Focus that claimed to be uncle to Johnny Chong. He will never keep his promises although he like to make lots of promises always.
If i were you, i will keep as far as possible from him.

Problem Encountered :

Rented out master room in property.

1st class pariah Punjabi. Having problem paying rentals and yet keep saying me rude whenever i call him and his gf to pay up rental (WTF?). All type of excuses given whenever reach payment date, but always use "give me 1 more month, please" to avoid payment. Never pick up my calls unless I SMS him "hey punjabi no need to pay rental ar?". His gf, keep saying they are having trouble paying money, ask me to give them few more months to raise money to pay me, and i must let them stay few months more in order for them to pay, so I ask them to leave. On the day of leaving, his GF still ask me for deposit refund, I told her, "u sure or not? u owe me RM2500, i took you RM500 as 1 month compensation, u not happy ur issue, go report police, i have all records of conversation here".

If u guys are looking for a room/house to rent around setapak/genting kelang area, pls do not deal with this guy. If u look at mudah, i-bilik, his name will come up a lot. It has only been less than a year, but i already had enough of his bullshit.

1. He is rude. Probably he didnt realize that he is an agent and we are his customers. And also bcoz hes just 21-22 years of age and doesnt know how to respect ppl. But he treats us like he did us a favor by giving us a place to stay? Wtf. We didnt stay there for free, we even have to pay more compare to other units. Besides, we are the customer, treat us with respect.

2. When ever theres a problem with the house, lets say the airconditioning doesnt work, normally we would call the agent n ask him to call the aircond service right? Well thats what we do. Then he said, do it urself, he is only there to help the owner collect rents. The owner is the one paying him, not us.. So everything we need to settle ourself. When there was an issue with the internet(which was under his name), we ask him to check with the provider. Yet again, he scold us and said to do it ourselves.. If not, just let the internet die and we should just die together with the internet.. Seriously?

This is another agent for jyms properties.. Ive read somewhere before, a complaint about an agent from jyms.. Now this guy probably is the student of that fella.. Im just gonna wait until the tenureship contract expires n move out as soon as possible.. Dont deal with this guy.. U will regret it..

Problem Encountered :- Deposit not refundable. No agreement don't rent.
The house actually look ok, but every part or thing spoil, they will charge you.

They will use property damage to minus all your deposit, no matter who spoil it.

I move in one month, router spoil, have to pay RM60, the house total 9 people.
The rental is included Wifi, only electric bill is excluded. Electric bill they won't show to you, upon request also don't show.

Other charge will be gas,light bub (cheap only), water heater repair, toilet bow (since we move in already spoil) , house water leaking or everything will get charge.

Before i move out, they want charge money for the door, they complaint i close door too loudly, when i fight back, the guy also close it loudly, then how? He answer: that is my business. Fxxx him !!!! It mean he make thing spoil is his business, if thing spoil all count on tenants !! FXXX

First they only want pay back RM 100 for me. After i request to check all electric bill, the ******* and b**** don't want to pay back any deposit.

Of course, I not sure what the conflict between them but based on my justification, it is wrong for the old management guy to act barbaric in public.  Since, he evaded the slap from the young boy then just call it off.  In another word, the young boy did not cause any injuries to the old guy but he suffered more injuries due to punches from the old guy.  I wonder whether the young boy can actually sue the Angkasa Condominium management for causing physical injuries.  Any lawyer interested? LOL

I have no relationship to any of them, but just commented as an eye witnesses.
As tenant in Angkasa Condominium Taman Connaught, it does puzzled me whether Angkasa Condominium Taman Connaught is managed by professional or gangster?  As a professional management staff, violent is definitely not the solution.

We hope that Angkasa Condominium Developer/Management will look into this matter.  Even media or NGO can look into this matter.

Opinion:
Luckily I am just renting in angkasa condominium and not an owner.
First, I felt like staying in Nigeria because too many nigerian.
Then, I felt like staying in Middle-East because too many middle-east tenant.
After that, I felt like staying in public university's hostel because there are so many rules and restrictions.
Now, I feel like staying in a jail because you will get beaten up by management staff if they feel offended.
Pity the condominium owners.

Problem Encountered :- throwing tenants things, scolding tenants in group due to small matters.. there have been few housemates being argued with him (owner forget to pay wifi many times, ask tenants to stop cooking, but he himself is the one who still cooking, bathroom can’t put your shampoo above the basin rack, kitchen don’t allow any plastic bag with rubbish inside yet dont have rubbish bin to throw, u must throw inside your own room’ bin or walk down to throw outside)

By the way, the owner is staying inside, and if he working in the house, u have no quiet place to do your own work or rest at home.. because room is not good in soundproof,u may hear it very loud n clear... n since he likes to scold people... u can imagine the volume...

Be aware of the price he offered.. he can charged me 400, after i moved out, he charge my housemate 450 for my previous room that i stayed.. then now u can see the post up there in ibilik... 400 again... funny right... due to more than 4 months still no ppl want to take the room...

Worse ever landlord... if u planning to staying in, be sure that you have patience, u ok to let ppl scold once a month..

GFG is a company that sublet houses into small partition rooms. GFG is the owner of ibilik.my. So in this unit masterbedroom in Damansara I'm renting, they make partition from 4 rooms into 10 rooms.

Firstly we don't know that they are charging like 3x price of the electricity bill company to TnB charges. For a masterbedroom, I had to pay like RM200-250 per month. Damn suck blood.

Then their maintenance service is so fucked up. The washing machine has been broken and I has been keeping reporting the issue. It took 4 bloody months to get it fixed.

Then firstly the unit is good. All local Chinese. Suddenly when it enters year 2 when the quality dropped, they got no tenants and been forcing to bring in foreign labourers. Not that I am racist, but the condition of the house becomes so dirty and unsafe.

The parcel that we ordered got missing. My bag of fishing rod which I put at car garage for over a year got missing, 2 of my branded shoes over RM300 missing. And my freaking air fryer got missing as well. I haven't mention about those cooking utensils. They should have buy their own but they used ours stuff, either dirty or missing.

And yeah, it's been 1 year 9 months (3more months before I move away). The backyard of the house is full of plants, never cleaned. Whenever I go there to use the washing machine, damn a house of mosquitos.


Seriously, if that room rental belongs to GFG, never fucking ever rent from them.
