QUOTE(Eye Property @ Dec 27 2013, 10:03 PM) Jesselton Villas @ Penang Turf Club is LAUNCHING NOW!!!Please visit>>> http://eyeonproperties.blogspot.com/2013/1...f-club-new.html for more details. 3.6 million ringgit for a bungalow? I wanna see how many genuine buyers can afford 18,000 ringgit monthly payment for 30 years.

Cheapest maintenance fees in the island i think. Love the fact that they pick up rubbish every morning from your door step. Overall is nicest among the bunch in that area but also appreciate the most. Own stay is great, investment... maybe not so much.

You think they would be interested in Vincent Tan's shitty bungalows? 1.) If you live in Penang, you will know that this area is one of the worst places to live. Every workday jam, every weekend jam. Right next to cemetery so when it's cheng beng it's even more jam. 2.) For 3.6 million, you can get better landed property elsewhere. 3.) Berjaya is famous for lousy quality. Last I checked around Oct, was around RM490-500psf... nice deal I think, but above my pay grade

So i can see most of you here are not from penang and yet giving such a funny comment. Please do some google search and you will see that along this Waterfall road or so called Taman Jesselton Garden, the residents here are all multi-millionaire or so called Dato's even our famous Karpal Singh has one bungalow along this road. Huh...

Huh... You are the one that's not from Penang. This project may be called Jesselton Villas but it is NOT IN JESSELTON. It's behind the Turf Club i.e. Batu Gantung area. The back side (where the golf course is now) borders against the main Jesselton area but they are not connected by road. Road access is totally different from the "real" Jesselton. Perhaps u dont even know the price, along this road it is consider a prime are but it will be abit off due to the Batu Gantong cemetery. Then again looking at the sizes and sqft it is definitely justifiable. Even the reclaimation land at Seri Tanjung Pinang are already selling at RM1000 per sqft so what makes you think that at 6000 sqft X RM 600 per sqft which comes at about RM3,600,000 at this prime location is not worth it. Furthermore, it is just sitting next to Penang Turf Club and the high status next door neighbourhood.

Jalan Lemba Kuda and Batu Gantung is always jammed, same with Scotland Road. The real Taman Jesselton is prime because you have much better access from Jalan Utama or Solok Brook > Jalan Macalister, without needing to go through Scotland Road. FYI, you can pick up landed property in Taman Jesselton, or Taman Berjaya, or Codrington Avenue for less than rm600 per square foot, and from better developers than Berjaya. All these would be better locations than Batu Gantung. This post has been edited by lowyatter: Jan 2 2014, 02:39 PM

Yeah, you maybe right but then again this is a new development which has been awarded to Berjaya few years back if i am to consider the construction cost as it is today, i still think that it is justifiable to be selling at RM600 persqft for a high end bungalow and with this kinda of concept. Just my two cents opinion.
