I was at Setia Alam (SP Setia, Shah Alam) over the weekend and my oh my, the shop lots are averaging RM2m per block unit!

How many stories and fully constructed?

I know Damansara Sunway in Kota Damansara's shop lots price is RM1.7m for 3 floors. This is the one at the later phases i.e. more situated towards the back. Ground floor rental is RM5.6k per month for intermediate lot.

Shop lot is too risky, you can see some shoplot is vacant for the whole year, can you tahan like this after you bought the expensive shop lot? House at least got more ppl want to rent, and easily sold off also when you need money later.

I had a quick look at the shoplots whilst friends were looking at the residential properties. The shoplots at Setia Alam is situated next to Tesco - and it ranges from 4 to 6 floors (or was it 3-5) per block. Though each floor unit's price was stated, I don't think the developer would allow one to just buy the Ground Floor Unit.

It's not ready and it's expected to be completed in 2010.

Between RM1.7m @ Damansara Sunway and 1.9m at Setia Alam, I think the returns at Damansara Sunway would come faster except at the location where u mentioned, there are just too many shop lots. Plus u mentioned, it's situated at the back, not choiced lots.

Am sure u'll find the $ to get one if u really wanted one. But looking is free smile.gif

The only comfort the buyers there have is that either Tesco or Giant (should be Giant as Tesco is already at Ikea's side) is going to open at the back and hopefully would boost the shoplots situated at the back.

Nay, not that comfortable with investing in property yet. I don't have that risk appetite yet. wink.gif

i would rather go for residential property for capital gain. focusing 1.7m for one location or 1.7m for 2-3 houses in different location?

i'd put my bet in 3 houses. and also it is easier to sell..

i've read few property investment books, they've recommended to rent your own house and buy new property. how true that applies in msia, yet to be justified smile.gif but you can do the calculation if you want. but property is normally moderate return.. if you want aggressive return, property might not be the idea one.

I'm not planning to get a shop lot and I don't have 1.7m for a shop lot - just like ur advice, i would rather dump it into residential properties; for commercial lots, area and location is v vital and if ur foresight is bad, that investment becomes a v v v bad one *grins*

And, unless i have lots of cash reserves, I wouldn't use my cash reserves to pay off a big sum; the loan may work out to be a 'better deal'. Unlike most forumers here, i'm quite happy with my current standing and don't expect aggressive return - i guess i've learnt to be contented smile.gif

For me invest in shop lot is like gambling,i have bought 3 shop lot but 1 shop lot burn,bought around 4 year but no 1 rent my shop n monthly gotta pay bank rm1k but other 2 shop success n rental 1 month can collect rm6k++ so depand on ur luck...

@sfl,
It's more like location of the shop.. You'll haf problems if it's just 1 bare row with nothing else or if it's located in an area where there's no traffic.

At the v least Ur getting some returns from the other shop lot. Perhaps U may need to wait it out before traffic comes? *shrugs*
