If got money, shoplot or own house first?, Oppinion for getting a property.

1 Shamelin Shopping Mall is not what I consider a shoplot but a retail lot inside a mall. If its Management makes 1 Shamelin successful then ur returns will be high [even then the one that's affordable to u might not even be located in a prime area!]. Also, it takes a while to build traffic into a mall. Such investment is quite risky - u better think twice about it. Of course if u do know the anchor tenants and where it's situated, that probably will help in your decision making process. When you come across a proper shoplot let me know cause i'm interested too

@coltrine, It's sista, friend CyberJaya is still building up - insufficient population so might not be too worth investing in that area - for LT probably oklah. Shoplot don't want to have to wait too long term

And I am only familiar with places nearer to where I hang out or live *grins* You probably think I know it all because I am vocal on this thread - no point giving POVs in areas i'm unfamiliar with; check out the other threads and u'll probably notice my lack of absence

@coltrine, As I don't need a roof over my head presently, I would probably opt for a shoplot instead of a residential unit but it's tough to find a shoplot that's within my price range.

@b00n, You're absolutely right. I'm particular when it comes to property investments. I was looking at either using my current funds to get a house or a shoplot but it didn't seem as if i had sufficient funds for the few shoplot units I 'thought' might be a good buy - and since funds were insufficient and I stumbled upon a house instead, I'd used the funds to purchase the house. And am now on the look-see-wait-till-money's-replenished before I can make my next purchase *Sigh* In the LT it's good to have a house - that way whatever happens, u know u'll have a roof over ur head and wouldn't need to worry about being kicked out. Of course, there are some people I know who would rather rent because they don't like commitments and renting helps !

I was at Setia Alam (SP Setia, Shah Alam) over the weekend and my oh my, the shop lots are averaging RM2m per block unit!

@b00n, I had a quick look at the shoplots whilst friends were looking at the residential properties. The shoplots at Setia Alam is situated next to Tesco - and it ranges from 4 to 6 floors (or was it 3-5) per block. Though each floor unit's price was stated, I don't think the developer would allow one to just buy the Ground Floor Unit. It's not ready and it's expected to be completed in 2010. Between RM1.7m @ Damansara Sunway and 1.9m at Setia Alam, I think the returns at Damansara Sunway would come faster except at the location where u mentioned, there are just too many shop lots. Plus u mentioned, it's situated at the back, not choiced lots. Am sure u'll find the $ to get one if u really wanted one. But looking is free

@wheimeng, I'm not planning to get a shop lot and I don't have 1.7m for a shop lot - just like ur advice, i would rather dump it into residential properties; for commercial lots, area and location is v vital and if ur foresight is bad, that investment becomes a v v v bad one *grins* And, unless i have lots of cash reserves, I wouldn't use my cash reserves to pay off a big sum; the loan may work out to be a 'better deal'. Unlike most forumers here, i'm quite happy with my current standing and don't expect aggressive return - i guess i've learnt to be contented

@sfl, It's more like location of the shop.. You'll haf problems if it's just 1 bare row with nothing else or if it's located in an area where there's no traffic.
At the v least Ur getting some returns from the other shop lot. Perhaps U may need to wait it out before traffic comes? *shrugs*
