Yup. Every meeting I sure attend except last month only. The topic more focused on yesterday was the Strata Title issue. This makes the meeting session the longest one in the history of the resident meeting, it was 2 and a half hours...(11am - 1.30pm) rclxub.gif Once of the owner (legal men) request the management to ask the liquidator come to the next resident meeting. The purpose is speak face to face to every owner about the title. We also request that "legal men" owner to represent us fight with the liquidator since he know a lot the strata title legal thing. The CCTV system almost done, estimate end of this month will start on working. Meanwhile, I also requested about the new lift wall panel is it able to be done before Chinese New Year. So that when our relatives or friends come to our CNY open house can feel the nice look of our lift. Then Adrian (president) face with smile to told me he also hope that it able to be done before CNY, because he also is a owner at there. He said that should be no problem if everything is going smooth. About the repaint, the management still not enough of fund yet. Others, all was a small issue of complaint...meeting end. thumbup.gif

oh.....Cover parking can rent ....how much the rental?

It is great to hear that the management start to look in to Strata title....actually wat i understanding from my friend (legal man oso wink.gif ), the liquidator come in is took over the developer role to collect the bad debt, settle outstanding of creditor and apply the strata title for the building. They cannot run away from their role when high court appointed them. They cannot forever to stuck in this case to collect the money, they needed to do wherever their role which is appointed and finish it as soon as possible.

Hopefully, this issue can be settled in line with the Bukit oug station completed and operation, there is will a big big bonus for us as a resident here thumbup.gif

Repaint not enough fund??? So wat is the next step the management will going to .....increase the maintenance fee or add in the sinking fund?

My friend inform me that they are received a circular said that management propose to add sinking fund 0.03psf....is it true. rclxub.gif I told my friend that if the fee increase i will increase their rental.....they vmad.gif to me....wkwkwkwk.

oh........so expensive.....but for those have more than 2 cars force to sewa......LRT is coming....no more outside parking..... thumbup.gif

Maybe they are not enough fund to sustain to maintenance the building. Just go through their income statement as per august 2010, the balance of the account not enough 200k, there is difficult for them to carry out repaint the building.

Maybe it is main reason to increase the fund.

Yes, there is a good idea to put owner name and unit No on notice board, but one again is it against the law? We are disclosed ppl privacy.

Item 5, Unless the arrears and the collection charges are paid within seven days of the attachment of the property, the property attached shall be sold by public auction.

haha, if the management really want to collect 1 off fund to repaint the building, how to justify the collection? By psf or total cost incur/total units?

If only 50% agreed on it, how the management going to force them to pay this cost, one again this is not under the law, they have the right to reject on this suggestion. Susah lah, friend.

LRT LINE EXTENSION: 17km extension to be completed in stages and expected to be operational by 2014

PETALING JAYA: Work on the first phase of the extension to the Kelana Jaya Light Rail Transit (LRT) line will start next month.

This was confirmed by Syarikat Prasarana Negara Bhd (Prasarana) group managing director Shahril Mokhtar in an exclusive interview with The Malay Mail.

“The rail extension project will begin next month from Kelana Jaya to Lembah Subang to Glomac Business Centre. It’s a 4km stretch for a start.”

The proposed extension project, also known as the LEP, will then be extended further through Subang, USJ and ending at the LRT hub in Putra Heights.

Shahril said the 17km extension will be constructed in stages. “It will be built gradually, over time, after the public feedback is wrapped up on certain alignments and also once clearances are obtained from local authorities as well as the State government,” he said, adding that the extension line will have 13 new stations.

All stations will have the necessary facilities which include lifts, escalators, surau and toilets. They will also be equipped with facilities for the disabled such as ramps, lifts, tactiles, low ticket counters and toilets.

The Malay Mail understands the proposed stations are the only transit ones in the Klang Valley with accessibility for handicapped users.

“LEP will be commissioned by end of 2013 and from our planning drafts, the LRT extension line will be operational by 2014,” said Shahril.

Haha, may I know which bank u go to do the valuation, last year Dec 2010....i just do one unit 14++....the valuation around 180k. The 160k is price for 2009.

Bear in mind, the bank valuation always far behind for the actual market price. There is almost 99% property bank valuation <> current market price. If u really basic on bank valuation to find a sub sale property, better u save some time to look for new development. The developer already calculate all the factor for you, u only go to book and pay 10% down payment that all.

There is a case happen on my friend, recently he's just sale off 1 house at my hometown. Before he's sell the house he go to one of bank to do valuation, they told him that the value only around 150k, loan amount max 120k due to leasehold house.

he's find an agent and ask the agent sell at 220k, finally he's manage to sell at 200k. he's wondering how this guy go to top up 80k for the down payment, the guy does not look like a rich guy. So one day after signed S&P, he's just ask that guy how the guy going to pay him the balance. He told him that already get a letter offer from a bank with 200k full loan, because the bank valuation is 250k. rclxub.gif

U can't imagine that the different bank valuation the gap is so big, of course some ppl using "special way". thumbup.gif

BTW, there is few transaction for 14++ units at year 2010. The price arrange around 195k to 220k. One of the unit is mine tongue.gif
