For the maintenance fee, u really need go to check with management office. how much the outstanding balance not pay by previous owner? If no outstanding....no need to pay lol...jz pay monthly Maintenance fee will do.....currently 0.13/psf

But, from October 2012, the management started collect Sinking Fund which 0.05/psf, so mean you need to pay more every month.

Another thing is you need to pay the repainting cost where is RM500.

I think that all, but oso simpan some money for Strata title application.

But anywhere, for auction unit.....she/he can get back the maintenance fee from the bank....of course not full amount....minus Sinking fund and water bill charges...i think easily can get back 20k....

Saw some forumer said that the Malton will launch the Service apartment 900psf at Jalil city...so 300psf consider sap sap si in this area...

I oso heard Rainz & Seedz will launch at 600psf and above......so 300psf sap sap sui lar........

Aiyo bro, from guard house to Multipurpose hall need 5 min meh....so near....30 second oni lar....

To school (go through hohup shoplot), i think should be around 5 mins time....

do know what is the function of the hall....but a lot of expensive car in-in-out-out....dun know do waht . Maybe u know better than me.....

Last time i do it...less than 3k. now i dun know oledi....maybe extra 500 gua....

Replacement of parquet to tile ...lah....

For kitchen cabinet, it depend to your taste, if cheap-2 one i think you still can get it around 4 ~ 5k gua....

I dun think the liq allow anymore caveat to master title, since the process of apply strata title in progress. Try talk to liq, c how to continue....otherwise wait for strata title come out first and then continue again.

But that time maybe the price will different a bit....

I am 100% sure cannot resolve the traffic lah, no need think too much....better way move out from here . Why i said so?

Due to a few reasons lol :

1) By 2015, i think this area the condo/apart will increase to 5000++, let said each unit got one car oni....so total got 5000++ cars. In early of morning, let said 10% car going to work, so pls imagine that 500 cars in the same road what will happen.

2) The 1st station is Park and ride station and will be equipped around 2k parking, please imagine that during early morning there will have > 2k++ car from anywhere toward to this area to park their car and oso can foresee that, the road will fully load by illegal parking.

3) The ppl (puchong/Kinrara) who was using Mex Highway to KL will using this road as a shortcut. Please look at TPM flyover every morning, sure jam one....now u can imagine 3 year later what will happen at bukit oug area.

Luckily, Bukit OUG Condo location is better if compare with ZR and Rainz, because our main entrance jz right in front of main road, we still can skip the traffic if use the old road. (Go through tan yew lai).
