The verification of document toward to apply strata title extend to 29/02/2012, after this date i think is the time to start applying the title.....who is not verify yet, please done is quickly, otherwise after this date the liquidator will charge back 2 %.

This dragon year will be another good year for B.OUG .... Cheer.

my friend got 1 unit 775sf rent out RM850/month semi furnish. I think should be enough to cover the month installment + maintenance fee.

You can check with owner... if not verified yet....owner must pay it to verify...otherwise the transaction cannot be done.

If you want more accurate information, you can direct call liquidator ....jz said you are owner of B.OUG and need to check your unit verified or not...jz give them your unit number.

My friend one is semi-furnish...got i unit air-cod ( big bedroom), water heater....TV (dun know got remove or not)....no sofa.....kitchen cabinet (bottom...no top).

Few month back he's still rent out with RM650k....after the tenant left...new tenant come in...he's rent at RM850....bulat-bulat untung.....he's one cash purchase...at 76k 5 year back.... rclxms.gif

OK I got more details from the JMB. They said since this is subsale, when the lawyers of the sale handle this, the Liquidator will also require verification when their confirmation of the sale is obtained.

Haha....since you are so love B.OUG, no choice lol u need to bear the cost.....u need to pay 1% of your purchase price and this is oni valid until 29/02/2012. After that is 2%, please take note on it.

I suggested u pass this deal to bessie Loo maybe u can done it b4 the deadline.

Dun always trust on agent....sometime will bring you to holland........find a lawyer with experience handling B.OUG b4....it will cut short of your processing time...that's y i recommended u go to Bessie Loo.

A lots agent will bring you to their own know lawyer (got commission mah), but a lot of them not really know how to handle B.OUG document...that's y will delay a long long time. I go through it b4....hope you dun repeat my step. tongue.gif


do the price will shoot up like rocket??? this one i dun know....but a small profit margin should ada lah...50k i think is sap sap sui lah..... biggrin.gif

The Lawyer not Prof at all, dun know liquidator request what document...keep delay delaying......finally i needed to apply 1 week leave go to both side to settle the issue.

I can't recall what documents is it....

If Awan Besar along kesas highway, i think is the area beside OG height. If really happen....there is will be one more road direct connect to awan besar. It is a good news for the surrounding condos. thumbup.gif
