Anneh notice recently the past 1 year… pooperty lelong machem no more bullish…

price keep dropping lower and lower but no investor biting the bullet 🤔🤔

Example my old apartment, got a unit started lelong from rm300k reserve price until now no takers, drop into below rm180k price woredi still no taker.

Some more rental not bad can get rm1.4k. If u willing rent out to bangla/nepal construction/guard workers, the bos even willing pay rent up to rm1.7-1.8k…

So most poorpertyy investor that untung flip many poorperty cash have run out woredi ka? 🤔🤔

now bad market value, some property that lelong might look cheap and great deal, but once you in put in market sentiment, you know the price now will just go cheaper. hence people not entering the market. hell even gold is better bet

I just bought 1 unit in setapak last oct thru NCM auction. 350k sole bidder. Previous owner bought new few years back 560k. Pity that guy even that become my gain. Life is hard for some.

Me loan 100% Bank Rakyat for RM158k for 20y. (minus initial deposit to join the auction 5%)
Rate is 3.7%.

So monthly around RM1015~

Rent hopefully will pay for it (with extra RM100+)... biggrin.gif
Rental rate for apartment around my area is RM1200-RM1300.

walking distance to shops.

...so me slow2 pay it off... biggrin.gif

since last year the property agent keep pumping up the rental price.

My contract for rental property expire late last year they keep telling me market rate 30% extra bantai only. Already 7k per month, they keep tell me new TA all 9k.

In the end i settle for 7.5k for another 2 years. Reason? i go drive around the area, see the car/foot traffic condition. And how many shops with rental/sale banner. What i see is, rental 9k is wishful thinking for those agent. Of course they want UUU, they lose nothing and gain a lot. My shop empty 3 months i rugi 21k just like that. New tenant i need pay another month commission, and on top of that need take risk cos dunno what extreme imbecile i might get. No thank you lor. Now the rental collected is enough to offset my monthly installment and tenant paying on time never miss no sob story kasi chan type i happy enough. Dont be too greedy.

Luckily i go with my instinct. Cos right after new TA signed, the shop beside empty until now almost 6 months already. roughly rugi 45k just like that, because u want the "extra" 2k per month. totally not worth.

Tq bro. For own stay. But now everyday headache 65k cash already / will be spend even before move in. Depo 10%, S&P, lawyer, stamp duty, evaluator, outstanding maintenance, transfer name fee... Some of it I dont want to add in to the home loan. Sure need another minimum 25-30k to make it liveable to move in.

When it comes to property the mantra is always location, location, location

So if a lelong unit becomes available but location sucks...no surprise if no takers

On the other hand, if location is great...you'll find the price jack up easily

Most of the lelong units nowadays the owner still staying in it, less and less lelong units are empty units. You just don’t take risks with units where the previous owner still staying. Too madam to get them out.

Go to any auctioneers website, contact them for proclamation of sale, then go do all your land office checking and other checks then prepare 10% backdraft to auctioneer

my neighbor is bangla, i've never seen them clean their toilet/kitchen before, never heard them flush before
their kitchen can view from outside, the whole thing top to bottom is black...before they takeover, it's dirty but not the bad yet

and people wonder why bangla is so rich, there's a lot of thing that we need to pay that they don't, a lot of thing that we need to buy that they don't

Is it true got many bank inside ppl pretending to be buyers trying to jack up prices or the unit on sale? Like ppl pretending to bid higher when u raised ur bid just now

US home costs a lot to maintain yearly.. the number of taxes, types of required insurance will kill if not taken account for...
locally you notice monthly maintenance pun bolih tak bayar.. flats become mansions!.. parking space can chup..

This one you pay in advance then submit to the auctioning bank to claim back la. 99% of auction properties are like this, read the clauses in the POS. Rarely got those that you have to bear the previous maintenance fees. You just pay upfront then claim back from the bank fully.

The inside people are not from the banks but from the property sector itself. They don’t want too low price spoil the market.

apartment gonna be 30% down before buy.
sometimes 4th or 5th auction before bidder arrive.

landed house 10-20%. typically unless shit neighbourhood 2nd or 3rd auction will have bidder already.

Supply and Demand.
We aren't building much more new landed houses in Klang Valley, but the whole point of apartments is to build more units

Quite easy, I claimed twice before from both auction houses I bought. Just get the payment receipt from management and then pass to your lawyer. Within 1 month the auctioning bank will send a cheque to your lawyer for the refund.
